If you are reading this you may already know what a wonderful place the North shore of Kauai is.
Our complex Nihilani lies just a short walk from Queen's bath, the Makai Golf Club, whale watching, Hideaways Beach, and the St. Regis at Princeville Resort. Princeville itself is just a short drive to the gorgeous beaches, great shopping and gourmet restaurants of Hanalei. Further around toward the end of the road lie Haena and the beaches of Lumahai, Tunnels and Ke'e.
GOLF: Between the perennial top five in the state of Hawaii and top 50 in the United States Prince Course and the more user friendly 27 holes of the Makai Golf Club there is a golf outing to suit anyones desire or daring. Both designed by the legendary Robert Trent Jones Jr.
TRANSPORTATION: Princeville is about 45 minutes from Lihue Airport. You'll want to rent a car as we have our own garage for parking. If not, a taxi runs about $90/$110.
KID FRIENDLY: When we visit we often come with extended family and find that our condo suits that purpose well. We have a three year old and all of my six siblings all have children so we have made the condo as kid friendly as possible. There are board games, beach toys, DVD/Blue Ray library, PaknPlay, high chair, snorkel equipment, bodyboards, beach mats, toddler and infant toys and baby gates and cabinet locks (if necessary). All of this “gear” is nicely packed away so if you don’t have kids, you would never know it’s there.
LIVING AREA and LOWER LANAI: We find our living area very comfortable with a U-shaped sofa and coffe table facing a 46" HD LCD TV. There is a Blue Ray player and good size library of movies. Giant picture windows open to the lower covered lanai where we enjoy evening outdoor drinks at the teak table that has seating for four or more. Late at night is good star watching as we face away from the rest of the complex and across the way is a large thicket of gorgeous local foliage between us and the next complex. Although we do get the benefit of hearing the calming running water sounds of their extensive entry waterfalls.
DINING AREA and KITCHEN: Leading in from the living space is an 8.5' French farmhouse table with bench seating on one side (helpful for kid seating). There are four barstools around the kitchen island for casual dining and hanging out. Across from the dining area is a buffet that is filled with kid toys, puzzles and board games. There is also a small game table next to the dining room that has checkers, chess, chinese checkers and backgammon built into it.
POOL AREA and BBQ: Nihilani has the most stunning pool area of any condo property on the Island. We love that we are just a short walk away yet just far enough so we never hear any noise from the pool area. That short walk comes in handy when you are grilling also!

The property was as described and in fact exceeded expectations. Their recommendations for shopping/restaurants were appreciated. Very nice area, close to Hanalei, and they had the basic stuff like boogie boards/towels/etc for us to use. Very enjoyable! We would rent again.

Loved everything about our stay with one exception; poor wifi connection. But we didn’t come to Kauai to be on our phones! Tim was responsive to my texting but after a few days decided it was not going to work and dealt with it! Princeville is beautiful and I highly recommend this spot. Thank you!

This property was amazing. The owner was extremely accommodating and very responsive early on. Halfway through the rental the internet went out and while the owner was initially very responsive, he told us how to reset. When that didn’t work I did not hear back from him. The mattresses really need to be replaced as they were not very comfortable especially after spending active days hiking and at the beaches boogie boarding. There were small amounts for cooking foods such as oils, spices, vinegar etc that was very helpful. There was also quite a bit of equipment…boogie boards, snorkel, beach chairs, camp chairs, sun shades, sand toys, etc. This was an amazing place to stay overall. I would highly recommend. We would definitely stay again given mattresses were upgraded.

Location and space was great; about a 20-30 min walk to the grocery store and the amazing Nourish coffee bar. Pool was super convenient to unit.
Would definitely recommend, it was perfect for what we wanted for our vacation!

We loved our stay in this apartment. There was plenty of room for the 8 of us. It is also a 15 minutes ride from the most beautiful beach of the island (Hanalei). The swimming pool was really near the apartment, which was very practical with the kids.

Home was very comfortable and had all the amenities we needed. We were in Princeville for our son's wedding and had other family staying in a couple different condo's and it was great to meet up at the common pool area in the late afternoon.
We did find the lockbox to be a little tricky one day and it was a little jammed (probably from humidity). Luckily my husband found some WD40 and it helped tremendously.
We did use beach towels that we found in the laundry room and they were awesome and was so handy to wash them afterwards with the washer and dryer.
We would love to stay here again!

The location is great for exploring the area and the property could be amazing if it was cared for. The smoke detectors were missing in two bedrooms and the battery was hanging out of the one in the hall. The owner was notified, but the issue was not resolved during the three days we were there. There was mold in the shared bathroom and the powder room. There were numerous burned out lightbulbs. The sliding patio door locks were broken in two bedrooms. The owner's guide book for the property has not been updated to reflect current times, including the process for turning on the television (which we never did figure out and gave up). The property owner really needs to put some effort into it, very disappointing experience.

We had a wonderful time at Tim’s Princeville unit! It was perfect for our family of 6. Super well equipped with beach toys (snorkel gear, boogie boards, coolers, beach towels, tote bags, pop up tent, cart for carrying stuff) - we didn’t use all of it but it was so nice to know it was available! Tons of games, dvds, and reading material. The kitchen has salt and pepper and several spices and all the gear you could hope for to cook a good meal at home. We enjoyed the outdoor spaces, including the beautiful pool! The washer and dryer were a huge bonus, along with the AC! The location is perfect- just a short walk to the Queens Bath trail head and central to both Hanalei and Anini. We made some wonderful memories here and would love to come back one day! Thank you, Tim, for giving us the opportunity to stay at your place!

Would definitely stay again. This is the 3rd unit (4th time) we've stayed in Nihilani. Great location. Nice complex. This unit is nicely arranged and comfortable and I would stay again without question. Things that could improve: This is the only Hawaii vacation rental I have stayed in that did not provide beach towels--I didn't even think to ask as it is so commonplace. There are no grill tools either (only place I've stayed in Nihilani that didn't have those). No beach accessories (chairs, umbrellas, boogie boards, snorkel gear, coolers, etc...) are promised, however there a bunch of items in the garage, but they are mostly broken and unusable--so clutter. The clutter needs to be thrown out, we had to move a bunch of broken things to fit our car in the garage (depth not width). Master bed has a divot in the memory foam one one side from a large person(s). You can work around it, but be aware. I would stay again, but there are some pretty simple things that could be done to make stays more enjoyable.

Overall it was a great trip. Only thing that was rough was our flight got in at 11:30 and we couldn’t check in till 5pm and when we got there the cleaners were still cleaner so we didn’t get in till around 6pm. Also we were never told upon booking or anywhere on the VRBO site that we would be charged for using the air conditioner… so I used it at night then one evening we were all watching tv and I looked thought the book from the owners and it hats how I found out we would be charged $15 for air conditioner a day… just wish they would have been up front with that info cause we honestly had no idea .. other then that the home was very well kept and beautiful. We had a great experience.

Very nice home that can
accommodate a family of all ages. Can use a few updates but lovely none the less. The most scenic location on Kauai. Convenient to beaches, dining, workout, golf, playground, shopping. etc. Excellent host, easy check in and communcation.

All that you need to know is that we booked for next year before we finished this year’s visit. This unit is truly as advertised “ a home away from home “.
Our group included four “ older adults”. The open living space and well designed kitchen were highlights. Unit includes a great stove and refrigerator and spacious island helped with meal preparation.
The master bedroom and bedroom was one of the better set ups we have experienced. The other bedrooms felt separate. Of course, the full size washer and dryer was also a plus.
This is a lovely complex with beautiful landscaping. Two grills were always available and easy to use. Pool area was large and well mentained. Unit is just steps from pool and grill area, so very convenient.
We rent a lot of vacation homes, this is a deal!

Lots of room for 6 adults and 5year old and 2 year old. Master bedroom bed super comfy other 2 beds very hard. Wonderful to have the use of pool and beach items. Kids loved the pool. Some issues with hot water tank but owner quick to respond.

The property is beautiful, the landscaping around it is breathtaking, and its proximity to everything on the north shore is perfect. We highly enjoyed our stay on the island and the property itself. It was full of amenities that fit our family of seven

Overall we really enjoyed our stay. A couple suggestions for improvement: Beds in the smaller bedrooms are very hard and the headboards are not attached to be frame so they move and make noise. TV in the master bedroom is very small and did not work. Great location and close to the pool & hot tub!!

Loved this property for the money! We had a few issues, once we put the address in it took us to the center of the complex and we had no idea which unit was ours. Called Tim but he never called us back the entire stay. The garage door opener did not work, someone stopped by to replace batteries (messaged host) but it still did not work. It made getting in the house difficult as someone would have to run around to the side - through the house - and open the garage door from inside. Two upstairs sliding door locks were broken and a few other minor repairs needed, but overall this was a beautiful house in a picturesque location for a great price. We will stay here again if back in Kauai.

The house was so beautiful and had a lovely welcoming energy. The pool is just steps away and the location is 10 minutes from Hanalei. The hosts were very communicative and friendly. I look forward to staying there again in the future.

We were two families with teens and this home was perfect. Lovely, spacious and welcoming. Easy access to nearby sights, helpful notes, and everything we needed for our visit. We really enjoyed our stay.

Nice house. Good location. House has plenty of space. Tim is responsive to any questions. My only suggestions would be to update some of the amenities listed like beach toys and towels etc as they are nearing the end of their useful life. Make sure to check on AC, it was very hot when we were there and even with windows open at times the temperature was uncomfortable. Overall though this is a nice place for families to stay.

Princeville getaway
What a beautiful property! We could have stayed another 4-5 days. It has everything you need plus some. There are all sorts of beach supplies/snorkel equipment/coolers to use in the garage. My kids loved having their own rooms. The washer/dryer were so nice to have. If you are planning on cooking, you will find just about anything you need (kitchen is well equipped). The extra beach towels were great too so you don't have to pack bulky towels to take with you. The pool/bbq area is beautiful and we spent each evening there winding down before bed. Hope to come back sometime in the future. Loved our stay. A home away from home. Princeville is a lovely area to stay in.

What a beautiful house with all the toys
The pictures do not do this house justice. They have all the beach toys you could want from chairs, bogey boards and even surf boards. The property manager Tim was great and worked hard to correct a mechanical problem. You are within walking distance to queens bath and turtle cove.

Fabulous place to stay with family
Great location, beautiful setting, very quiet other than occasional road traffic behind the condo and of course Kauai's lovely roosters! The price was great, we were all very comfortable. Great seating area in living room and dining room, clean and extremely well stocked in kitchen, outdoor fun equipment, linens, towels, blankets, and pillows. Size was just right for our 8!! Would definitely come back again.
*AC didn't work for us - owner was contacted about this, so just check with owner to see if that has been repaired. There is an additional fee for use of AC, but well worth it if you don't tolerate the heat and humidity very well.
Overall, we completely loved the place and would stay there again next time. It was awesome!!

Nice Property
My family and I very much enjoyed our stay here. All was very clean, pool and jacuzzi were great, 2 car garage helpful, and we appreciated that there were even a couple of surfboards to utilize at the nearby beach. Walking distance to Queen's Bath, where there's limited parking.
Accommodation wise, excellent 7 person unit! We had 8 and trundle wasn't set up functional and mattress for it was not really usable except for a child. In lieu of this, 8th person utilized downstairs couch.
Neighbors were very neighborly which was welcoming. BBQ set up near pool worked out great and I saw many people utilizing included patio tables under lights, which made it great for having outside dinners.

Amazing location in Princeville. Lots of room for everyone. We’re we’re a party of 5. Very comfortable and a Great veranda to hang out on in the mornings if evenings with a glass of wine. Would definitely stay here again

The condo was located in a very beautiful area. I just wish the bed sheets, blankets, and towels were newer. We had to buy our own towels because of the stain and strong odor. I was also disappointed I didn’t find a rice cooker in the condo as promised. Otherwise, I enjoyed my stay.

Upscale community - Gorgeous location
We would select this rental again for our next stay in Kauai. The home was spacious and laid out perfectly. It was beautiful! We enjoyed our morning coffee on the three lanai’s this property offered. The beach toys, chairs, coolers, paddle boards all were a bonus. We had a stress free stay here at this beautiful home.

Great for families
Well appointed condo with beach gear and toys. The children toys like Lincoln logs, doll house and books were also great for my kids ages 3 and 7. There are 3 bedrooms and a den/office with a twin size bed. I found the beds in the two guest rooms were very uncomfortable. The master bed was nice and the twin bed in the office was much more comfortable than the other two beds. We ended up not sleeping on the other two beds for this reason and opted to use the twin bed in the office. The water pressure in the second bathroom is also very weak so everyone will need to use the master shower.
