Classic building, central location, perfect spacious air conditioned apartment, and the most hospitable hosts we have ever enjoyed. Cynthia & Gianfranco (and family) went way out of their way, starting long before we arrived, to make us feel at Home! We could not have chosen wiser! Look no further if you want a true Florentine experience.

Wonderful apartment, wonderful location
everything was perfect. Gianfranco and his wife were so welcoming and caring. Apt location was nearby all major sites within a short walking distance. One block from the Arno River. All rooms were very comfortable and lovely furnishings. Highly recommend this apartment for a wonderful stay in Florence.

Spacious apartment, well located, excellent host!
We traveled as a family, 4 adults and a 4 year old. We were very comfortable in the apartment and we could easily walk everywhere. Gianfranco was a marvelous host. He was there to welcome us and provided excellent communication with us. Thanks to our location in Oltrarno, we experienced so much in Florence. Gianfranco even recommended a driver, Silvia, for a day outing to Tuscany’s wine country and Siena. Altogether, I highly recommend this apartment for visitors to Florence.

A Gem in Firenze
Thank you so much, Gianfranco, for your hospitality and for sharing your home with us! We thoroughly enjoyed every moment of our five night stay. The apartment is wonderful: spacious, clean, well-equipped with a fantastic location and lots of Italian charm. Highly recommend. Can't wait to return!

A Fabulous Florence Gem
This spacious, well-equipped apartment was the ideal accommodation for 6 of us who recently spend 5 nights in Florence.
The location was ideal. Being across the river meant we were not directly in the heart of the hustle and bustle of touristy downtown Florence, yet we were minutes away from everything we wanted to see.
The large beautifully appointed rooms meant we had ample space to spread out . The kitchen had everything we needed to enjoy several meals there and the accessibility of a nearby grocery store made food shopping relatively easy.
The detailed information provided by owner Gianfranco was exemplary. Everything that a visitor might need info on was provided either through his visitors' book, emails or personal drop in visits. When a small problem arose, he came immediately to address it. His family supported our visit as well through courteous arrival and departure assistance.
Florence has much to offer the visitor. This apartment and the owner added to the overall highly favourable opinion we have of our stay . A true gem in a wonderful city.
We highly recommend this place to anyone considering a visit to Florence and area.

So to begin with you will NEVER find better value in an apartment in Florence than what is offered by your host. They have thought of everything to make your stay comfortable with a beautifully arranged apartment with all the trappings. That’s not even the best part , they will bend backwards to help you in anyway possible. As an example my niece rented a van and had no where to park it Friday night. The owner and his wife bent over backwards to insure we had a place to park the monaster van on a busy Friday night and his wife vent with my niece to park the van and then “walked” back with her and her husband. I ask you, where would you ever find that kind of hospitality in the states. Not to mention the fact that they were checking in with us at all times to make sure we were comfortable and had everything we needed. When we return to Florence we will always stay with the Rosatis. Seriously I can’t even begin to thank them enough for their service and the use of the beautiful apartment than very nicely accommodated eight adults.

Spacious and Perfectly Appointed and Located. Superbly Helpful Owners On-Site.
Gianfranco, Cinzia, and their two sons were perfect hosts. They welcomed us on arrival as they live in the building, helped us with luggage, and showed us around the apartment explaining the various appliances and procedures. They had previously helped us with securing a local tour guide and suggesting things to do. They had a full binder about restaurants, stores, and attractions with maps you could follow. Multilingual, they helped us to retrieve two suitcases misplaced by the airlines. And they reserved our taxis for multiple scheduled trips members of our party had scheduled by train and
air. The apartment has excellent air conditioning and a well-maintained elevator. We were all in training for climbing the Duomo steps (463 steps) so avoided the elevator initially but appreciated it later in our vacation after a long day exploring the city.
The apartment itself is gorgeous! Decorated with antiques and with comfortable beds and modern bathrooms with plenty of hot water. We didn’t do too much cooking (too many nearby restaurants to try) but the kitchen is fully equipped with a full-size refrigerator. The apartment on Via die Bardi is also really well-located for what we wanted to do. Close enough to all the major art museums and the Duomo but on a more-secluded, quiet street south of the Arno about 2 blocks from the Ponte Alle Grazzie and about 5 blocks from the Ponte Vecchio. Our once-in-lifetime (probably) trip to Florence was made even more perfect by staying here hosted by Gianfranco and Cinzia. Gracie Mille!

Wonderful Apartment!!
Perfect apartment for Florence! Gianfranco and his wife are very charming and gracious! The location is within walking distance of all major sites and may restaurants. The apartment was clean and spacious and perfect for 5 people. The elevator (hard to find in Florence) and air conditioning was perfect after a long day. The apartment is beautifully furnished with antiques and the veranda is lovely to sit in. The apartment and bathroom is updated with all modern conveniences including plenty of electrical plugs. WiFi was very reliable even for 5 heavy users! We appreciated the little things like the washer and dryer, plenty of towels, nice bed linens, basic food upon on arrival from our hosts (coffee, bread, water and a very nice wine!). Overall, the apartment was very welcoming and perfect for our 5 days in Florence. I would definitely recommend and would stay here again. Thank you to Gianfranco and Cinzia for making our visit so wonderful!

Beautiful accomodations and Very convenient location
We absolutely enjoyed our stay at these accommodations. The location was very convenient and within an easy walking distance to all the sites in Florence. Our hosts were most accommodating during our stay. The place was clean, spacious and beautiful, and we had plenty of room to spread out, relax and enjoy. My only regret is that we didn't get to spend more time at this property. We will definitely need to come back sometime and stay longer.

Wonderful apartment. Great choice to stay in Florence.
This was my first experience with a VRBO and it did not disappoint. The owner and family were generous, helpful and kind. Beautifully maintained apartment and a in good area. Easily walk to shops, restaurants and the supermarket without being in the congested areas of Florence. We all highly recommend this place and would go back anytime.

Perfect Florence home
Great apartment. Plenty of room, very clean, well outfitted for cooking, eating and lounging. Enclosed terrace with morning sun and big opening windows for the morning coffee and reading. Also great for evening wine and socializing with friends. A small eat in kitchen was great for breakfast and snacks and a full dining area for dinner meals was bright and spacious. And the washer and dryer was a definite plus so we were able to travel with less baggage. Location is incredible, close enough to walk to every venue in Florence, very close access to bus routes, 20 minute walk to SMN Train station, and a nearby grocery store. Millions of small eateries, gelaterias and retail shops every street you walk down. The apartment is about a block off the Arno river. You immediately see the Ufizzi gallery, the famous Ponte Vecchio bridge, the dome of the Duomo, among other museums and incrediblre landmarks only a minutes walk from your front door. But you are not right in the middle of the tourist crowd and noise. Owners were charming folks who live in the building and responded immediately to any need or question. Owner prepared a “bible” of information on every need and tourist activity with copies for you to take on you days walk or trip. This is a great place for those wanting to really experience living in Florence, and not just a flash thru tourist stop. I would recommend the apartment to any couple, family or friends without any hesitation. We were there a month, and would go back again.

Wonderful Florence Apartment, Perfect Location and Great Hosts - Highly Recommended
The Rosati family were special hosts right from the moment of booking through the full stay. Gianfranco accommodated some extra requests related to our stay in Florence for our daughter’s wedding. He also provided guidance on the getting to the apartment with our rental vehicle according to the rules of the restricted traffic times (ZTL).
When we arrived, we had a full van and a lot of wedding related luggage which was whisked in and up the elevator with the help of the entire family. In no time we were settled in and were provided all the information we would need for the apartment facilities, touring ideas, dining, groceries etc.
The apartment is beautiful, spacious, spotlessly clean and well equipped with modern amenities amongst historical touches. More than enough room for all the guests. The morning light in the sun room was a perfect coffee spot for the early risers. We had an enjoyable stay and the location was great for seeing Florence, for access to the train station for day trips and convenient to the grocery store for daily supplies.
Gianfranco’s exception attention to our needs included arranging taxi service on the morning of departure for several guests when a local marathon running race restricted traffic in the zone. He was up early on a Sunday morning to get the folks into the cab and on their way to the airport before the roads closed. His efforts were much appreciated.
Everyone in our travelling party highly recommends staying here during your Florence visit.

Wonderful spacouse apartment and helpful owners
We were 8 adult guests and had plenty of room. The apartment is even bigger than the description. The owners live in the same building upstairs and were there to welcome us when we arrived. They also provided lots of maps, advise, recommendations, ordered our taxi to leave, and spoke English. I will try to write a longer review after our vacation. We ate breakfast every morning in the kitchen. It is so close to everything !!! Taking a shower in the upstairs bathroom is a bit tricky, but the downstairs shower worked great .

Perfect!
Excellent rental in Florence! Our Canadian family of five loved the apartment and it's location. Perfectly clean, fresh and spacious. Gianfranco and Cinzia have thought of every detail. When we arrived, we were happy to see a welcome bottle of wine, and a fridge filled with water, juice, soda. The pantry and kitchen were also fully stocked with condiments and various ingredients for cooking. Having a dishwasher plus washer and drier was an added bonus. An abundance of fresh bedding and towels, hangers in the wardrobes, and comfortable beds was appreciated. The lovely space stayed cool during the day and the air conditioning units in every room worked wonderfully. We were in Florence during a heat wave and loved returning daily to this relaxing and quiet retreat.
The location in Oltrano is outstanding! The historic building is gorgeous with every modern convince. Close to authentic restaurants but hidden away from the touristy side of Florence. Walking to see the many sights was quick and easy. Gianfranco was extremely organized, providing tons of information and maps. We are foodies and Gianfranco's restaurant recommendations lived up to our many expectations.
Highly recommended!

Lovely Home
We spent five nights with six of is in Gianfranco's lovely home. The family made our stay a highlight of our trip to Florence. We enjoyed reading the book Gianfranco put together with most everything we needed to make our visit easy. There were maps, for the attractions, as well as for the restaurants. The kitchen had everything we could ever need, bedrooms were large with beautiful furnishings, living room, dining room, sitting room all very comfortable, two updated bathrooms, and laundry room., which was so nice to have. The location was wonderful, close to all attractions, but far enough from the crowds. We were thrilled with the neighborhood restaurants and locals. We would definitely stay in their home the next time we visit Florence.
Thank you Gianfranco, Cinzia and Boys.

Spacious, comfortable, fantastic location!
Our family plus friends (a total of 7 of us) spent two weeks in July in this lovely apartment. It is in the perfect location on the Oltrarno side of the river (the more peaceful side) and was the ideal home to return to each day. It has all the comforts of home - a well-appointed kitchen, excellent air conditioning (which was key on several very hot summer days in Florence), and comfortable beds and bedding, as well as a sweet and poetic veranda overlooking a courtyard and rooftops. Just watching the light change across the yellow stucco of the buildings was gorgeous. The home is classically Italian in style and feel which adds to the beauty and enhanced our experience. We had breakfast and many dinners at home with groceries bought from the conveniently-located grocery down the street. From this location it is easy to climb the hill to the Piazzale Michelangelo to enjoy glorious vistas of Florence, walk along the river, cross the Ponte Vecchio, or just explore the neighborhood with terrific restaurants, trattorias, shops, and gelato. Gianfranco and his family could not have been more helpful - both before and during our stay - and we would definitely choose to stay here again. Thank you for your hospitality! We highly recommend this apartment to anyone looking for a home away from home in Florence!

Spacious, cool and elegant.
We benefitted from the warmest of welcomes from Gianfranco and his lovely wife, Cinzia. The apartment exceeded our expectations. Here are some of the important points that ensured a comfortable stay in the heart of Florence.
Spacious apartment, with excellent air conditioning.
Three bedrooms, additional bed settee and two great bathrooms.
A lift right to the 3rd floor apartment door.
First class equipment in super kitchen.
Extremely comfortable beds and masses of bedding and towels.
Bridges and the River Arno easily accessible and, directly opposite the door of this impressive building, is the access to the Bardini Gardens, just cross the road and rise above Florence for most spectacular views.
In conclusion. Everything about this apartment was of high quality, with superb tiling and workmanship. It is evident that the owners of this elegant property put their trust in those that decide to stay with them. It is vastly appreciated.
