About this house rental
This beach house is a ten minute walk from Philbin Beach, the town beach on the surf side of Aquinnah.
It is an “upside down” house with the kitchen living room, and deck situated upstairs to take advantage of the ocean view. A large yard surrounded by woods affords family plenty of space to play or relax in privacy.
Numerous windows and glass doors allow much sunlight in for a bright and airy beach house feel. All appliances and furniture are from 2008 or later. The upstairs has vaulted ceilings with ceiling fans. With both an upstairs living room and downstairs family room, families or large groups can spread out. A screened in porch with a large table and chairs offers an ideal spot to dine. Outdoor shower separated from house.
Ferry tickets are available for July and August.

We had an incredible trip with this beautiful home as our home base. The property was in a breathtaking part of the island very close to the Aquinnah cliffs. The beach passes included with the rental enabled us to park at local beaches where we spent a lot our time swimming, relaxing, and watching the sunset. The home itself has a fantastic layout with a big open space upstairs including a large deck and bedrooms downstairs. It was amazing for our family of four but would also be very comfortable for additional guests. It was very clean, bright, and organized with extra supplies. We loved it. I would highly recommend this home and we hope to come back soon! Thank you!

Visiting MV for the first time with my 2 daughters, son-in-law and 2 granddaughters who were attending a wedding. Loved every minute of our time here. We don't want to let the secret out but staying in Aquinnah at the quiet end of the island was beautiul. Jeff was the perfect host. He answered all of our questions quickly and the house suited our family perfectly. One of the best furnished and equipped homes we have ever rented. Would most definitely return again.

Idyllic location + lovely home = great vacation
We've been staying up-island near the cliffs/Philbin beach/lighthouse for 20 years, so this place appealed to us as soon as we saw the listing. We especially loved the deck and the openness of the second floor. The house was clean and comfortable, we had a stack of good books, and the kitchen was well-equipped for cooking, so we had only to venture out for a fresh catch from the fish market and fresh produce from the local farmers markets. Daily beach walks and hiking on the miles of trails on the Vineyard's protected lands - plus a few stops at other favorite haunts (like dinner at the Outermost Inn) ... a restful, lovely week in a place we hope to return to.

Absolutely lovely
My husband and I spent three days in this wonderful house on Aquinnah. The kitchen has everything you could possibly need, you can listen to the ocean from the deck, there's a water view over the trees, and it's incredibly private but only a short walk to the beach. Jeff was helpful and responsive. I'd be happy to stay here again.

Idyllic Aquinnah
This is a lovely house beautifully situated overlooking the south shore of Martha's Vineyard. The interior decoration is lovely and simple with plenty of space for lounging, including shaded screened in porch and upper deck with ocean view. Great kitchen with new stove and dishwasher - well supplied for those who love to cook. Wonderful outdoor shower and large yard with hammock for peaceful reading in the shade. And on top of all this the owners are really nice and highly responsive to any issues that arise. This is our happy place!

Peaceful, tranquil stay at lovely home
We very much enjoyed our memorable week in this beautiful home. The house is spacious in a wonderful setting, with a magnificent beach nearby in a part of Aquinnah our family was long familiar with. It was nice to be able to both walk and drive to it. To us, this is the peaceful side of the island and always has been and Jeff's house fits right into that aspect of the Vineyard and state of mind we have about this part of the island. The kitchen is well equipped for preparing meals and we enjoyed the dining room and living room setting. We liked having a big kitchen upstairs. The one part of the house we didn't use for meals was the screen porch on the lower level. That leads me to say, just as an advisory, if someone staying at the house can't go up stairs you would need to make some accommodations to be there. That is made easier because three of the bedrooms and a bathroom are downstairs and meals could be brought downstairs to have on the large table in the screen porch. Whoever is preparing meals would need to be able to get up stairs. We loved staying at the house which we will remember as a great highlight of our trip to the Vineyard and would be grateful for the ability to stay there again. Three of our family members, including our child, were experiencing their very first trip to the Vineyard and having a home like this to stay in during our week there enhanced the experience immessuarbly for all of us.

Great house, Great location
First of all, be aware that this house is on the very far end of the island, in Aquinnah, about a 35 minute car ride from Edgartown. If you want to be near shops and restaurants, then this is not the place for you. If, however, you want peace, unspoiled natural beauty and solitude, then this house is a great choice.
Also: be aware that the photo on the website is deceptive—there is no significant ocean view—that photo was taken with a powerful zoom lens. It is possible to walk to a perfect beach—it is about a 15 minute walk, which takes away the need for parking, which would be a hassle on summer weekends.
The house is lovely—bedrooms are ample with comfortable bedding, there is a nice screened porch for eating, and a lovely deck, with some nice Adirondack chairs, overlooking the woods in which the house is located. In fact, the home is surrounded by woods, which, to us, was a huge attraction—just beautiful and serene. Best of all, the house is very well stocked with everything you might possibly need. Another plus is the owner, Jeff Okun, who is very accessible and easy to deal with. If we return to Martha’s Vineyard, we would certainly stay here again.

Beautiful home within a half mile of Phibin and Aquinnah beaches on a secluded lot. We could hear the crashing waves from the spacious deck. Very clean. No mold issues which occur in so many homes near the water.
All appliances and decor top notch. Owner is easily accessible and addresses any questions/concerns promptly.

Loved this house!
My daughter and I had a very nice week at this house. The house was everything we expected and more. It looks just like the photos on the internet only the whole is greater than the sum of the parts! We loved the open concept upper level which was great for hanging out. We have been vacationing on the Vineyard for over 20 years and this is one of the nicest homes in which we have stayed. It is updated and very clean. An extra bonus is that linens and towels (including beach towels) are provided. The owner also provides dish and bathroom soap, paper towels, laundry detergent, etc.
Although we could have had better weather it did not stop us from taking a quick run down to the beach without having to commit to a whole day. The nearby beaches (less than 5 minute drive) are some of the nicest on the Vineyard. I would definitely rent this house again and have already recommended it to friends who are thinking of vacationing on the Vineyard next year.

Relaxing and secluded
We stayed here for a week in August 2016 and loved it. Aquinnah is such a great quiet and laid back part of the island. The house itself is perfect for a large group as it has several living spaces and is very open, bright and airy, but also has central A/C. The house was meticulously cared for and a very relaxing place to spend time. It's a short walk and shorter drive to Philbin beach. After getting a renters' beach permit for the week, driving back and forth to the beach was very easy as well as the lot almost never filled up, being a resident beach. The Chilmark Store is a fantastic general store only a 12 minute drive away and we made frequent trips for groceries, coffee, ice cream, breakfast sandwiches, etc.
The owner was extremely responsive to any questions we had both before our vacation and during the week. The owner provides plenty of beach and bath towels and beach chairs and it was easy to do laundry regularly. The kitchen had all the amenities we needed to have dinner at the house every night. There is both a gas grill and a charcoal grill as well. The deck off of the living room was a great spot to enjoy breakfast and a cup of coffee in the morning and stargazing at night. There's a great big yard and hammock, which is great for kids.
We would definitely return and highly recommend to anyone looking to stay in Aquinnah!

Highly Recommend!
We have rented this house on a recurring basis for several years and we highly recommend it! There is ample space for a family, including two separate living areas - one up and one down. The house is very clean; it is in a fantastic location; it has every amenity a renter needs and more. The value is exceptional.
The main living, dining, and kitchen areas occupy most of the upper level with a spacious and open feel. The large furnished deck is on this level, for morning coffee and sunset cocktails with lovely distant ocean views. The kitchen is large and fully appointed with upscale appliances and everything a cook needs. It is open to the roomy and very comfortable family room. Natural light floods in, yet the home is cool and comfortable which can be enhanced with the central a/c and ceiling fans throughout.
The ground level contains most of the bedrooms, a smaller family room, and a very convenient laundry room and mud room right off the back entrance. This back entrance is steps from the outdoor shower – all in all the set-up is perfect for keeping that beach sand to a minimum inside the house. There is also a screened in porch on this level, furnished with a large dining table and chairs.
The lot consists of enough of a grassy area for the kids to kick a ball or toss a frisbee, yet is also wooded and private with a long driveway. Ample natural light enhances it all so you never feel closed in but you also have just the right amount of solitude – with the island’s best beach about a 15 minute walk away.
The house is supplied with everything a family needs for a fuss-free relaxing stay. The linens and towels are plentiful and clean. The kitchen is well stocked with dishes, utensils, cookware and cutlery – none of which is lacking.
The owner, who is super easy to work with, clearly maintains the house. It is kept up, clean, and offers the perfect spot to relax and enjoy Aquinnah!

Our family traveled from Northern California to go to Aquinnah, Martha's Vineyard. The house has wonderful amenities along with stunning views of the Atlantic Ocean, where you can gaze outside on the beautiful deck with comfortable Adirondack chairs sipping your coffee or wine. The house boasts a nautical beach feel, with light blue colors that make you feel relaxed as you breathe the ocean air. There is a screened in porch where my family and I found ourselves playing cards or talking about what we did on the island that day. There is also a large grass front yard where the kids played soccer or waffle ball. When we needed to do laundry there was a state of the art new Bosch washer and dryer. We also found ourselves strolling down the property road to get to the private beach. The walk is fifteen minutes at most. I would love to go back to the island and discover more adventures while staying at this lovely home.

Amazing property. Perfect family getaway.
This wonderful home surpassed expectations. It was elegantly decorated, feeling like a five star property. From the covered porch to the expansive front yard and the deck off the kitchen the home felt both exclusive and comfortable. It's tucked away in the woods but close to the beach. It had plenty of room to spread out and a nice place to gather in the great room.
So many times vrbo owners make their homes feel like youre temporarily invading their space. This is one of the first homes where I really felt like it was ours and not just on loan.
If you're looking for a perfect spot for a medium to large size family, stay here ..... But not when I'm there because I'll be back.

This house is more lovely than the pictures, nestled in a clearing populated with birds and other wildlife and with a view to the west out over the ocean. The property is pristine, and the owner is great. We would rent again.
