About this apartment rental
Hello! I have a beautiful turn-of-the-century Victorian with a gorgeous huge walk-through garden, back patio and balcony. This is a fully legal registered short term rental (RE.03430-STR).
The second floor would be effectively all yours, and is quite large for a two bedroom*. The living room and dining room are separate, and there are even pocket-doors to close them off, in case you and your group are up to different things at the same time. It has a large eat-in kitchen and off-street parking too.
This place has tons of charm and character. It has great dark-stained wood trim throughout, with crown molding and other detail you just don't see anymore in houses built less than a hundred years ago. It has a huge old-school walk-in pantry full of classic built-ins, including a legitimate "ice-box" from before there was refrigeration! And yes, "character" is also code for "it has a few quirks" - if you're from, or have travelled in New England before, you know what this means, and it's better than most. If you'd like to know more about quirks, just ask!
Neighborhood features:
-- Two to three blocks away
• Narragansett Bay
• Swimming pier
• Beautiful park w/ magnificent sunsets
• Small beach with a little sand & rocks to climb around on - good for a quick easy dip, no lifeguard, flat water
-- 8-10 blocks
• Beautiful neighborhood w/ dozens of historic colonial-era homes
• Another pier and big water-side park with paths & nice walking bridge to Goat Island
• Newport Shipyard, home of Belle's Cafe & some magnificent ship viewing
• Beginning of Downtown Newport, harbor walk & Perrotti Park (ferry & water taxi terminal)
• Newport Gateway Center, hub for trolley network & terminal for out-of-town busses
• About an eight minute walk for most people (10-12 if you are taking in sights, have small kids, or are walking slowly for any reason)
Notes:
• EV owners: I have a 50-amp charger on-site w/ a J-connector & can lend a Tesla adapter
• Sailing: I own a 22' trimaran; I love to take guests sailing when it works out, but it's not guaranteed. I do not charge for this, see below for more details.
Special amenities (free; renter assumes all responsibility):
• Bicycles: I have several cruiser bicycles available for guest use
• Kayak: I have a two-person sit-on-top kayak w/ a dolly that you can walk over to the bay and go for a paddle/explore Newport harbor
Sailing: I am happy to take renters sailing, with a couple of caveats: This is not a part of the rental. My boat is very fast, so conduct and physical ability are a factor in safety. I have taken many guests sailing and it has always worked out well, but I am not a licensed captain. Please ask in advance for additional details if this interests you.
Discounts: For 4-5 day stays, I may be able to offer a discount. For 2-3 day stays on non-holiday weekends, I may be able to offer additional days at a discount - please inquire!
* My unit is two-story, 4-bedroom, 2-bath. According to Newport short term rental laws, I am limited to renting out 2 bedrooms to up to 4 people. During the summer I am generally able to avoid the common areas on the second floor. Please inquire if you have questions!

We had never been to Newport and wanted someplace in walking distance to the downtown but also charming. This place hit all of our needs. We enjoyed the garden area for our morning coffee. It was a beautiful little oasis. Avram was very easy to communicate with and checked in on us to make sure everything was going well. He even changed out the charging station so that my friend could easily charge her hybrid car.
I highly recommend this place and would stay here again if I come back to Newport!

We had a lovely stay with Avram in his Victorian house. The garden was a delight to sit in both in the morning for coffee and in the evening for dinner. The neighbourhood is quiet, but a comfortable walk to downtown and the wharves. Avram was very easy to communicate with as our host. Highly recommended.

This is definitely an old house and it shows but that is exactly what is advertised. Kitchen and bathroom have been updated and look great. Floors in living room/dining room refinished. Great location. Great driveway parking. If you don’t mind the quirks of an old house this place is great. And the host was very pleasant and helpful.

Some friends and I rented Avram’s place for the 4th of July long weekend. His house and garden look just as described, and is located in a beautiful neighborhood which is very walkable. Avram was a very attentive host and was available when needed. As a plus, he took our group sailing around the bay on the 4th, which was a wonderful treat for the holiday. I would definitely stay again.

The second-floor apartment was very well equipped with everything we needed. The kitchen and bathroom were updated nicely. The air conditioners kept us cool. We were maybe a 10 minute walk to the center of town, and a 5 minute walk to the water. The mansions were a very quick drive, as was the beach. Avram was a gracious and responsive host. We visited with our two kids and the dog, and we all had a wonderful time. Would definitely stay again on our next visit to Newport!

Had a great stay again. Large, fully equipped and stocked apartment, in a charming house, in a beautiful, quiet historic neighborhood. The house has an incredible garden (it's actually part of the annual secret garden tour). Short walk to waterfront and downtown Newport. Avram is a great host, quick and accurate communication, accommodating of last minute request. Will stay again next time we're in Newport.

Went to Newport for the Jazz Festival and Avram's place was perfect. In a quiet neighborhood, easy walking distance to food/shopping and the water taxi to Fort Adams. Highly recommend.

The house in an old house but well maintained. The apartment was clean, comfortable and fully stocked - and I mean stocked -- tons of kitchen stuff, spices, coffee filters. All we needed to bring was the food. The apartment was also very quiet, the neighborhood safe, off street parking. Our host was gracious, informative, and very knowledgeable about the area. He was highly responsive for any questions that came up. The neighborhood is very dog friendly, our two were very happy at the nearby park.

The apartment was in a great location with a beautiful garden and patio area; Short walk to downtown or battery park to catch the sunset. Having access to 4 beach bikes was a great alternative to walking or driving; Avram, the property owner was very attentive and accommodating, making sure we were enjoying our stay.

Very much enjoyed our weekend. Comfortable and quiet setting within walking distance to downtown. Dog friendly property with dog friendly waterfront park 3 blocks away. Avram was a wonderful host-and was kind enough to take us out on his trimaran. A great property for a casual Newport weekend.

We had such a great time. The host was amazing and the place had everything we needed and was comfortable and in close walking distance to so many things. It was also nice to have an off street parking spot! He even found time to take us sailing!! Would definitely stay again! Thank you!!!!

Great location, good house, amazing host
Avram took his time to give us a tour of the space. He was very friendly and answered all our questions up front. He showed us where everything was (keys, toilet paper, towels, etc.) and even set up an additional AC unit for us in one of the bedrooms. The house was in a great location and had everything we needed. Avram was very kind and friendly, and he even took us sailing on his boat. We would definitely use Avram as a host again!

Awesome location and awesome hosting, we had a great stay!
Great location with only 20 minute walk to Bowen’s wharf. Also, on the way there, you pass the transportation center, where free trolley is, and would take you all the way to Rough point, we parked the car and walked everywhere. House is old, as everything in Newport, no A/C and there are stairs to climb. But condo is spacious and has everything you might need.

Beautiful and convenient location
This house offers everything you need for your stay. The host is available to answer questions and give great recommendations for restaurants and entertainment, but the icing on the cake is he took me sailing!! What an amazing experience. You can walk downtown day or night through a very safe neighborhood. Can't wait to go back.

Great Location
Abram was a wonderful host. The apartment is located two blocks from the harbor and a lovely park. The neighborhood is the largest number of colonial houses in the country. The apartment has plenty of room and a great location for our two dogs.

Great find!
The apartment was in a great location, not a far walk from town and in a very nice area. The apartment was spacious and very comfortable with a nice porch to sit outside. My family and I really enjoyed our stay and the owner was very nice and accommodating! I highly recommend this rental for couples, friends or families!!

The apartment is the 2nd floor of the house and it was spacious. It is a simple apt with everything you need. The owner is easy to work with and available when needed. The area is great to have dogs, there is a nice dog park about 4 blocks away and it has views of the bay and pretty sunsets. You can walk to town but it is about a 20 min walk. Parking was easier than expected. Overall I recommend this rental and would stay again.

We stayed at this lovely home on 81 3rd St in July 2018. The property is as described on the site: it was extremely comfortable, well equipped, spacious and tranquil and in a really great location for visiting Newport and seeing it at its best! We loved having access to the balcony, porch and garden ... these spaces added to our relaxation! The garden is stunning! Avram had the bikes and kayak ready for our use and was on hand if and when we needed assistance or guidance. As we were staying in Newport, we made use of these and did not need a car rental. Kayaking was a great way to visit the harbour! The Point is a quiet, mature, residential area, with views of the bridge, access to the water and minutes from the busy centre of town! We plan to return! We highly recommend the property and our host!

We were so blessed to find this place AND it is pet-friendly. The host is so responsive the location is great if you don't mind a short walk (which I do not). Great location, perfect for our needs - great host
We stayed at this property while in town for Newport Folk Festival. It can be difficult to secure lodging during that weekend and this rental worked out great for our group. The owner, Avram, made our stay so easy - he provided excellent dinner recommendations and made sure we had insider tips on parking and getting around town. We were able to easily park and come and go as needed. The location was perfect! Walking distance to town - we never even had to uber home at night and very accessible to the highway to come and go. This was so much more enjoyable than staying in a hotel with our friends. We were able to all easily hangout together and catch up. Thanks for everything!

Great location, great space!
House was located near town so you can walk or bike to town. Beach tag was an awesome bonus. The VIP parking was under the lockers so your car is in the shade all day and you were right next to the beach.

Great property & very close to everything!
I stayed here the week with my dog and had family and friends come up and visit me throughout the week. The house looks exactly like the pictures online and we really enjoyed our stay! The neighbors and Avram was very nice and had great suggestions for places to eat and see. I would highly recommend this location to others.

great space for our small family in an incredible location. So nice to park the car for days and just walk or ride bikes every where we wanted to go during our stay. A long overdue thank you to Avram who was a great, very responsive host to us during our stay.

Your home is lovely, inside and out. The grounds are like a secret garden and inside there are many nice touches, with a perfect mix of modern convenience and the charm of days gone by. Love it!!

Quaint Victorian
Very clean lovely apartment in historic Newport's point. The manager was lovely and helpful for information regarding restaurants and beaches. Highly recommend Fish in Jamestown and Seuchwest beach! Owner was accessible and helpful. Was disappointed about the swing set not being there for the kids but there is a lovely park not too far a walk from the apartment.

Charming Victorian, Great Location
House is in lovely, historic section of Newport off the beaten path, but only minutes walk from water and all the activities, fine restaurants of downtown Newport. Did not have car, did not need it. Spacious living area with a wonderful garden. Owner is most accommodating to any special requests or needs. Stayed for 7 days with family. Will definitely stay here again for next visit.

Great time !
We had a wonderful time in Newport. The apartment was very nice, cosy, quiet, with good neighborhood and, the air conditionning was much appreciated ! Avram is easy to deal with and his suggestions of restaurants were perfect. If you have a chance, go to Poor judgment Pub. We had a great time and the food was delicious. We went to the beach, we visited somme mansions and we did a little bit of shopping. The week was over too quickly ! It is not our last visit !!

We had a wonderful week in Newport.
We had a great time. The garden was spectacular and we enjoyed some lovely meals grilling out in the quiet and tranquility of the garden.. The house was very nice. It could use a few more furnishings (a few more bowls, and glasses in the kitchen, etc.) Avram was easy to work with and a very nice man. The location in the historic district is wonderful and convenient.
