The listed pictures of this property do NOT reflect the actual current state. It is Dirty with an Overwhelming musty smell. Hot tub is unsanitary with dirt and floating hair. Host was very difficult to get ahold of. Furniture inside and outside is dirty, worn and unkept. The appliances were filthy. The curtains were stained. Limited lake access. Limited parking.

We enjoyed staying in this house for our hot springs visit. The location was near the park and other local attractions. There was plenty of space for my family (parents plus 3 kids). The views were beautiful. The kids enjoyed the kayaks and the hot tub!

This spacious home is conveniently located near downtown and all of Hot Springs' attractions but with the serenity of being on the water. The outdoor deck is perfect for enjoying the beautiful views of the lake. There were kayaks in the garage although it was too chilly to use them when we were there. Communication and check in were very easy and we thoroughly enjoyed our stay. We will definitely keep this home in mind when we return to Hot Springs.

We loved our stay here. The house was spotless and the location was perfect. The views from the upstairs balcony were awesome- actually views were great from every window on the back of the house! We could watch all the fun on the lake and see hills in the distance. We rented a boat for our stay and the boat dock was great to park it in overnight. We also enjoyed the little fishing pier and had fun swimming and floating just off shore. We enjoyed the use of the kayaks as well! We highly recommend this home!

Super location with lake access. We enjoyed the kayaks and waking up to the beautiful lake views. The exterior has some deferred maintenance. But that wouldn’t stop me from wanting to rent again. Next time I would just bring a blower to knock down the spiderwebs and critters. You are directly on the water and that comes with the territory! I’d stay here again.

Great place to day. I took my staff there for a work weekend vacation. The house is well kept, clean, and tastefully decorated. The Beds are extremely comfortable. Location is great, right on the water and quick drive to down town Hot Springs and Hiking. The only negatives we had is that there was not a hair dryer and the coffee pot was really small. But those are tiny. We all would definitely stay there again!

My girlfriend and I had the best time. It’s was very clean and nice! The hot tub was great and we got to do some fishing right from the doc! Wonderful time, wonderful place.

We had a wonderful time staying here. The location is peaceful, beautiful surroundings, safe location. We enjoyed the deck, the dock, watching wildlife. They kayaks were wonderful to have available, as was the hot tub. It was the perfect spot for our family with two preteen boys. Easy check in and out, great communication with host. We will definitely stay here again if we’re ever back in the area.

Rented the property for me and my 3 staff for a girl weekend. We had a fabulous time. Great proximity to down town Hot Springs, roughly 20 mins pending traffic. Right on the water, quite and great views. Driveway is narrow but well kept and I had no problems navigating it in my highlander. Home has been well kept and tastefully decorated. Beds are exceptionally comfortable. My only suggestion: 1) place a hair dryer in the bathrooms 2) Give at-least 2 dishwasher pods 3) bigger coffee maker. It has a 4 cup maker and single K-cup. A house for 6 needs minimum of a 10 cup maker :-) Those things are so minor, I would definitely rent again.

We loved our stay at this home. The hot tub was used every day which made the cool temps enjoyable. The lake views are beautiful and the neighborhood was very nice. Would absolutely stay there again.

Good location, had everything we needed. Kayaks were fun. Driveway is a little steep but we never had any trouble getting up and down it. Property manager was nice and very responsive.

Great Location
Loved the location on the lake. Nice views, boat ramp, quiet neighborhood. Convenient to stores, restaurants, downtown Hot Springs. Appears the owners are making improvements to the inside of the house as it just needs a few updates. The kids loved the provided kayaks and being able to swim right out the back door.

The kitchen was very well appointed with a different assortment of pots, pans, and utensils…even blenders! The beds were comfortable and there were plenty of blankets and pillows. The hot tub was nice to sit in and the tv is large. Good distance to things so you aren’t having to drive longer than 20 minutes to get places around you. Kayaks were available but it was pretty cold so we didn’t go onto the lake.

The only thing keeping us from rating this property a full 5 stars is the driveway/parking situation. The driveway is steep and narrow. No problem for smaller vehicles, but we took two large pickup trucks-one to pull our boat and one to pull our ATV trailer. It was extremely difficult to get those trailers down the driveway, and there was nowhere to park them. A little better description of the driveway and parking situation would have been much appreciated.

Great Family Get Away
A perfect vacation home for our family! The home sits in a quiet neighborhood on Lake Hamilton. Conveniently located on the outskirts of Hot Springs, close to stores, restaurant and activities. The deck atop the hill, overlooking the lake was a perfect spot where we gathered in the morning to start our days and where we ended our days in the evening. Lots of great conversations were had around that table on the deck. The home gave us ample room to spread out for some quiet time when needed yet had great spots to visit with each other. In the living room the pictures online don't show it yet but, they have added an overstuffed leather sofa, love-seat and chair. A great addition to the house. The beds are comfortable and showers are warm. The only two very small wishes that we felt are needed 1. A nicer grill that is placed closer to the home. Walking down the hill to the waters edge to grill was not convenient. 2. A kitchen that had just a few more items. Let me explain, we are a family that loves to cook family meals while we are at vacation homes. Just a few more items and it would be perfect. If you choose this home for your next get away you will be very pleased. Enjoy!

Older house with some minor things like loose boards on the deck, garage door wouldn’t close and a floating dock that rocked a lot when boats would go by and the fridge in the kitchen made sounds when it came on. The house was very clean and was spacious for our family of four. The view from the big deck was beautiful. And all the large windows from the kitchen and living room allowed for great viewing of this beautiful part of the lake. We had a really nice 4 day weekend.

It was very clean, with necessary kitchen items to prepare all meals. The location on the lake was good and time to get to downtown wasn’t more than about 15 minutes. The dock was adequate but it does not have electric to it. However, there is an outlet on the bank. Remember your extension cord. Pictures show a chiminea, but it was nonexistent when we arrived. There is a charcoal grill down by the lake. It’s the kind you find at the park. Seriously. However, Walmart is just a few minutes away and they sell real grills for $25. Problem solved. The yard is shady and it is just a few steps to the water. Perfect

When we arrived on Sunday, the AC was not working. We checked the breaker box, but that was not the problem. I called Stacey with management company who answered in the middle of her son’s high school graduation and had a maintenance person out to the house in 20 minutes. I have never been so impressed with service at a VRBO house as I have at this one. Good service makes or breaks a vacation. Thanks!!

We arrived at the location on Monday. Everything was great. The view of the lake was absolutely amazing and even better than the photos. The house was very clean and centrally located to every place we went.

Pros:Beautiful locationRoomy houseCons:One of the sliding doors did not lock. We reported this to the property manager on Saturday, letting her know that we had managed to lock other sliding doors in the house so it was not a simple issue of user error. It became clear the next day that not only did she think that putting a broom handle in the door was a sufficient alternative to the safety of locking doors, she apparently did not believe us about it not working until we sent her a video showing that the locking apparatus does not come out no matter which way you turn the knob.One of the main reasons we booked this venue over others was the hot tub. It was nice Friday night but by Saturday morning the temperature was dipping (eventually dropping to the 80s). I reached out at 12:15 about the issue, her son did not come out to inspect the hot tub until 3 hours later (after I called again to check in). They never managed to get the hot tub functioning that day so we lost almost an entire day of use. The next morning it had warmed up (although still not to the temperature we set it to) but quickly started losing heat once we were using it despite not touching the temperature settings.Despite the fact that part of you will pay a fee for cleaning and damage specifically, you will be expected to strip your own sheets, empty all trash cans and take them out, and load and unload the dishwasher. I have never stayed anywhere that required so much of the cleaning process be done by the renters, especially at this price point. Not to mention, they are incredibly stingy about amenities.Had this location been much cheaper I would have been less frustrated. But considering the costs for a Friday check in and Sunday check out I expect more. My friends and I could have stayed at a luxury hotel for the weekend at that cost with better service and amenities. It is beautiful but unless they start taking better care of the property and become more responsive to guest concerns, they need to drop the price a lot.

1. There was not enough Toliet Paper in the house for 6 people for a 2 night stay. 2. light bulbs were out in kitchen! very dark3. The hot tub was the #1 reason we booked here, and it never got HOT. completely dissatisfied! 4. Fans in the room with twin beds didn't work- it got very warm at night and uncomfortable to sleep !5. light on desk was broken- definite hazard!!6. Boat Dock is close to falling over, pieces of metal holding up the roof were completely disconnected.
