Villa & Charme id 1702 dominates a huge landed property offers magnificent views of the surrounding countryside, and is situated on the gentle rolling hills of the Tuscan/Umbrian border between Montepulciano ( 28 km ), Cortona ( 28 km ) and Lake Trasimeno ( 6 km).
This is a central location of southern Tuscany; Siena is only 50 minutes by car.
The villa offers ample living areas both outside and inside and makes an ideal location for large family occasions, a wedding or special events.
Villa & Charme id 1702 consists of a main villa with 10 bedrooms and a smaller villa with 4 suites, each with a double bedroom and living room with sofa bed.

The fenced pool (7x12 and 1,60 to 2,50 depth)in front of the villas is surrounded by a very large safe garden for children. There is a solar heating system for the pool ( water temperature depends on outside temperature and sun). Full staff available.
Valdichiana and its villages: The villa lies in the hearth of Tuscany a few km from Cortona Montepulciano and Chiusi , a very important station that connect in one hour to both rome and Florence, and Pienza or Montepulciano . The villa is hidden in a beautiful landscape of rolling hills and vineyeards. Orvieto is also easly reachable in 20 minutes driving. From here the possibility to visit all major Tuscan cities such as Siena, Arezzo, about 1,30 minutes driving. Florence is about 1,30 driving.Continue to meander north and you will arrive in Cortona, a gorgeous hilltop town that never fails to amaze. Interesting shops and restaurants line its narrow cobbled streets which lead to a pretty piazza. In the opposite direction is Montepulciano, famous for its red wine whilst to the east lies Lake Trasimeno in Umbria where you will find a wide range of water sport activities.

It was perfect to be able to have so many family and friends stay together then have a wedding. The pre stay coordination was sometimes confusing, but everything worked out perfect. The onsite manager and staff were excellent and made our week long stay with 26 (+2 littles) perfect. A Bit out of the way, but meant less congestion and traffic and tourist. Breakfast and meals they prepared and served were outstanding. The on site staff coordinated with all the wedding vendors, so everything was perfect. The wedding reception and meal were excellent.My daughter and new son in law could not be happier. Lots of areas to hang out together and use of the kitchen/grill to prepare our own food we bought at the supermarkets was awesome. The local wine they had available for purchase was very good. Lots of space and plenty of bathrooms. Italian beds are not the same as in the US, so just be prepared. Same with the washing machines ( was easier and quicker to go to laundry mat near by as we had a full house). We have some stunning photos and I would be more than happy to share info with quests considering a stay. We appreciate the hospitality and kindness of the staff.

What an amazing place - the villa itself is beautiful and spacious, the guest rooms and bathrooms are lovely and very clean, and the entire property and views are simply breathtaking! Photos could never truly do it justice. The villa is surrounded by beautiful manicured lawns and rolling hills and the location was perfectly peaceful. The garden was perfect even if we were in winter time . We also felt the location was wonderful for exploring the surrounding region - a short drive to Castiglione made it easy to get whatever we needed for the house, and many other charming hill towns were within an easy drive for short day trips. Angela was full of recommendations for the surrounding cities and not only gave us information and maps, but told us the important highlights and must sees of each town we planned to visit. Sabrina was extremely,polite, pacient and helpful during the booking process. We had a short week end stay and booked a dinner to taste menus for our wedding party . The food was delicious! I highly recommend the villa and we chose it to celebrate our wedding next summer!

We were 12 adults and 11 children, 7 of them younger than 3years. Safety: E.g. There were a lot of big rat traps with dangerous poison both outside and inside of the houses. We were not informed about this at our arrival even though we had a lot of young children in our group. The traps had holes for the rats that were big enough for our children to put their hands inside. The housekeeper removed some of the traps at our request but there were many more traps on the premise, even inside of the house e.g. in the living room Cleanliness: - We have cooked a pasta dinner for the whole group on our first evening after the housekeeping has cleaned the entire kitchen. For the pasta, we have used the pasta cooker in the kitchen. When cleaning the pasta cooker thoroughly after dinner, we found cigarette remains in the bottom of the pasta cooker. So our whole group ate pasta that was cooked in contaminated water due to a lack of cleaning from the houses cleaning staff. - When the pool cleaner left the premise on Tuesday, he left all dirt from the water filters on the walkways next to the pool. He even left a dead frog lying on the ground. - Loose toilet seats and doorknobs - Cold Water Energy: 300 kWh of electricity are included in the rental price. Housekeeper recommended to not use the AC which we did not. Still, in the end of our stay, we had to pay 600 EUR in additional cost for electricity. One could assume that the basic cost for electricity would be covered.

It was a wonderful holiday, a great house to celebrate and enjoy with friends and family. One minus point is that there is not enough electricity included in the rental price, so we had to pay a lot more at the end of the week. Otherwise just beautiful...

Well disposed house with plenty of bedrooms, nearly all with separate bathrooms. Well equipped kitchen, spacious social areas and a very nice garden and outdoor dinner setting. We thoroughly enjoyed our time in the Villa!

We had a wonderful stay at this villa! Easy to get to and clean. Angela was very accommodating. Location is beautiful. Kitchen was great for preparing meals for 25.

GREAT BIRTHDAY CELEBRATION!
GREAT BIRTHDAY CELEBRATION!
We spent a week at the magical Villa Charme in Tuscany. It was to celebrate my husband's 50th birthday and we were joined by family members who came from all over. The house ultimately housed all 24 of us very comfortably, including two rather elderly grandmothers! Our stay at the Villa was everything we had hoped for. The Villa was everything it promised to be. It is quite magnificent and worked extremely well for so many of us. At the same time, we all had our own private suites and so were able to relax in some privacy too. The host Angela made a few dinners for all of us on our first evening there and for the rest we enjoyed making our purchases at the little local supermarket and cooking for ourselves. The Villa is also very conveniently situated so that we could make some day visits to Florence and Sienna as well as some other smaller towns and cities. Our teenagers went out one evening to a local establishment and they really enjoyed their evening. The house is at the same modern and rural and very well equipped. The children enjoyed the beautiful swimming pool even though it was not terribly warm yet. It was a very memorable holiday and I have to thank Sabrina for the Villa choice which was everything that you said it would be. We also had a very authentic experience on Sunday when we attended the local church for Sunday mass - this was definitely one of the highlights!
