Owner Fraudulent
We stayed at this property for the 4th of July holiday with 4 young children. Owner has LOTS of broken items, including vacuum, washer and dryer, patio furniture, smoke detectors, no hot water, poor water pressure, etc. We could NOT wash our clothing or towels!! Owner promised a credit of $1000 but then filed fraudulent insurance claim for $950 to offset the credit that was promised. Owner stated that a credit would be given if insurance claim is approved.

outerbanks at Sunnybank
this is a beautifully decorated and well appointed vacation rental The owner basicly thought of everything from the highchair for the 2 year old to the fantastic kitchen, media room with numerous movie choices, poker table complete with chips, lovely pool with lots of lounge chairs, chess set by the pool, kiddie pool, , pingpong table , both a castle and pirate ship with slides, swings, hammocks and every day we were visited by the beautiful wild horses right next to the house .thank you so much Karen Caroll for letting us enjoy your fantastic property.

A lovely slice of heaven
My parents had wanted to visit the outer banks of NC for years. Having lived in Durham, my wife and I visited the area many times, and I decided if we ever came back to visit, I wanted to stay on the beach drive area. It is other worldly there. To the east is the Atlantic and to the west is the Sound. Everywhere in between is sugar sand for as far as one can see to the north and south, and in the middle of all this is Sunnybank.
We had sunrises AND sunsets. With the ocean (surfing, kites, boogie boards, beach lounging), pool, games, hot tubs, movie room, pub, and simply taking in the views, we had no shortage of great family fun all day long for the adults and kids alike. There's really no shortage of things to do on-site, yet plenty of space if one wants to find a quiet nook to nap or read. Oh, and the horses...they made a showing every day we were there. On the first day they came right up into the driveway as we stood there, seemingly just to say "Hi."
The house and property itself were all very nice. The architecture of the house is really very impressive. Rooms were all clean, individually themed, and all provided ample space and accommodations for our party. The kitchen was well stocked and there was plenty of fridge (2 fridges between kitchen and lower level) and pantry space for grocery runs. Note that it is a bit of a trek back and forth to town to get groceries over the beach, so meal planning does help. Dorian had just come through, so there was a minor amount of weather damage, but that is to be expected and comes with the territory. No doubt that will get fixed up in due course.
Communication with the owner was always prompt, and she was very helpful with everything we asked.
Overall, our time at Sunnybank really exceeded my expectations. With so many places in the world to see, I rarely want to return to the exact same place more than once...this one may be an exception. So many great memories made there, and everyone left wanting more.

Wonderful Family Time
We had a great family time. Anything we could have thought of for any age...baby through grandparents...was available. We have stayed in many different homes in many different areas and have never had a kitchen so well supplied. This owner has definitely thoughtfully supplied for their guests needs. We saw the horses every day, in fact, they sheltered from the rain right in the carport of the house. This was truly an experience we have never had before. My greatest fear was getting stuck in the sand, but it was never a problem. We lowered the tire pressure as advised, and actually only had to shift into 4 wheel drive a few times. I would highly recommend this property to beach lovers and anyone wanting a relaxing vacation.

Wow, what can I say? Sunny Banks was a perfect setting for us and our event. It was fully equipped, decorated beautifully and immaculate. Although I’ve stayed in many beautiful houses in the Outer Banks.. this is a home with character.
Karen has paid very close attention to detail making sure the kitchen was equipped with everything. All types of pots, several coffee makers, electric tea kettle, waffle maker, baking pans, and all types of containers to store leftovers…who does that..!! it even has a professional steamer for fresh seafood.
There was no skimping on dishes or utensils and all the drawers and cabinets are labeled..no guessing where things were. Our event was held at poolside which also has a game room with a full bar. the caterers were able to set up bar and appetizers while the chefs were in the main house cooking.
I say the main house because above the game room is a very large king suite with a full-size bed and two separate decks.
Every bedroom although different has a full bathroom.
Don’t be fooled even the full suite was huge ..it had a large screened porch and a sitting room.
The living room was perfect for watching TV or just looking out towards the beach.
Beyond the enclosed pool area, there are chairs, a table, charcoal grill, and a children’s playground.
This is where we saw most of the horse sitings.
Just beyond that is the beautiful beach.
Dealing with Karen was very easy and straight forward.
Her packet is very informative READ IT!
She also gives you numbers in the event you have a problem like getting stuck in the sand…
This is my favorite part of OBX but you must have the proper vehicle.
I would definitely stay here again….so comfortable
Thank you Karen..

Unbelievably well prepared home to enjoy a week or longer. 2 dishwashers, 6 burner Viking gas range, multiple refrigerators, countless kitchen utensils, appliances, etc. I would pay these folks to decorate and maintain my home. Just amazing the forethought put into predicting every need. Even on our last day we were discovering warm rain jackets left hanging in the closet in case we needed them. Hose bibs everywhere outside for washing off sand, and even long hose by the carport to wash the saltwater off the vehicles for those worried about rust. Binoculars for viewing horses, kayaks and canoes, oppulent tin ceiling tiles in the gameroom, belted ceiling fans only seen in nice pubs. Wow, absolutely breathtaking the level of thought taken into decorating. Even the dried flower arrangements over the fridge with a swan/bird hidden within was art-worthy in its presentation. The art itself or hangings which had detailed sea maps of ship wrecks and news articles providing local-color of the dunes and the small town history could keep you reading for hours. There were nice leather-bound books, huge supply of movies, chairs and couches everywhere, the largest chaise lounge I've ever seen. Steam shower, multiple easy to use hottubs, simple coded doors for entry and lockup, and on and on. Clearly the owner has spent as much if not more on creature comforts as on location and facility. The elevator was simple to use and saved us a lot of work in unpacking and packing. We waited three years for availability and finally were able to spend Spring break here with kids and their friends. It was worth the wait. We've looked at and rented homes throughout Virginia, Maryland, and West Virginia and none were close to the level of detail and value for the money as this home. Hopefully we won't have to wait another 3 years before returning. 5 stars isn't enough.

We loved the property!!!!
Sunnybank is simply beautiful. It is a great house with every amenity one could possibly want. There were 9 women and so much room for us to be together or go off separately for some quiet time. We cooked in the awesome kitchen and ate together in the very spacious dining area or in the breakfast nook. There is a really nice movie room and awesome game room. Most of the bedrooms come with their own bathroom suite. There is a walkway right down to the beach with direct access. We were lucky enough to have wild horses show up on the day we left to say goodbye. Overall, we had a wonderful stay and great experience. The owner, Karen was very accommodating and helpful with suggestions for things to do and see. I would highly recommend this beautiful estate.

We arrived after dark, very tricky. Would recommend getting there during daylight, if you never visited the area before.

Family vacation
We come down to the OBX every year trying different locations and homes. Not all homes are equal. This home provided everything you could need or want right down to beach toys, chairs and umbrellas. Yhe house has quality amenities, the pool area is spacious and the kids loved the game room. We had a wonderful week there.

This was our first time renting this property and I have to say we were not disappointed. The house was huge!! There were 12 of us and we had a lot of room to spread out. The house was clean and had everything we could possibly need. The theatre room was awesome as it rained one day and we watched a couple of movies. There were games and movies. The ice machine was a fantastic thing to have. You can literally just pack your clothes and food and go!! There were a lot of pool toys and floats available also. I would definitely stay here again!!! Also Karen was a dream to work with. Very responsive.

Unbelievable
Karen and Mike were wonderful hosts. And the house was unbelievable. I would recommend this house to anyone wanting to visit the outer banks. The horses walked by the house everyday and were up close and personal. Unbelievable week and we thoroughly enjoyed our stay. Thank you so much. Definitely on our bucket list for the next time.

BEST SPRING BREAK VACATION EVER!!!
Sunnybank is absolutely amazing! There were 12 of us, 4 adults and 8 high school seniors and we had so much room and had such a wonderful time!!!! We played board games, shot pool, swam, sun bathed and even saw some wild horses. We didn't want to leave! Thank you Karen and Mike!

Perfect home in the perfect local
My family (teens and preteens) stayed in August 2016 and loved it! The house is as advertised. Big, beautiful and in an awesome location. Sunrise and sunset from the same deck off the third floor. Wild horses roaming the yard. So convient to have all the chairs, coolers, boogie boards, surf boards, skim boards right here at the house. Load the truck up and drive onto the beach to find your perfect spot for the day. Easiest beach vacation ever!! I had one minor problem with the wifi password (user error) and Karen was so quick to respond. Great house to come together when you want and to hide in one of the many hang out spots when you don't!

Wonderful
My extended family rented Sunnybank in late April 2016. Everybody had a great time and fully enjoyed the home and surrounding beach and dune area. The home is well appointed and comfortable. Very conducive to a family gathering. We found the home to be as advertised and nothing distracted from our enjoyment.
Karen was a very gracious and accommodating owner. I had an excellent experience dealing with her. Without question I would recommend the home.
4.8
ABSOLUTELY HORRIFYING. Owner greatly misrepresented the property. FILTHY. Scum in showers and cobwebs everywhere. Black mold in all the ice machines. 20 year old K-Mart linens. Views of the beach are greatly misrepresented, blocked entirely by neighboring home that was rented to almost 30 minors who partied all night. Offered to refund our stay and never did even when lawyers were hired. We booked home for family reunion and wish we hadn't. Terrible experience. I didn't even want to sleep in the beds, sand in the sheets and mattresses heavily stained. The AC was completely broken in part of the house and the showers were filthy and wouldn't turn on for part of the stay. Terrible property managers. Renters beware!!

Ever have one of those vacations where you truly never wanted it to end? If not, grab Sunnybank for a week. The absolute hardest part of the week is leaving. We've only been back home a week and are planning for next year already. Karen was amazing responding to any questions that came up during the stay right away. Could go on for pages of writing, but let's leave it with the word that sums it all up........perfect.

My entire family (6A and 2C) stayed in Sunnybanks for Thanksgiving. What a treat! The compound was perfect for our family! It is close enough for convenience and far enough to get away from it all! The owners are WONDERFUL! My family would recommend Sunnybanks to anyone who wants to experience perfection!
4.8
Our family has spent 4 vacations at Sunnybank over the last 5 years, and we hope it will be a summer tradition for many years to come. We have 4 grown children and 2 grandkids, so with spouses/significant others, the compound is the perfect size! The additional master suite above the game room/bar is a great getaway for my husband and I, and the house offers abundant room for everyone! Everything is graciously decorated with all of the comforts of home. Views are beautiful. We spend one day during the week on an excursion away from Sunnybank, but would be just as happy to never leave it! The dune behind the house is amazing, and we love spending an evening on it for family photos. My whole family would agree that there is no place we'd rather be than here - it just doesn't get any better. Karen makes it even more enjoyable with so many personal touches/communications. If you have time to visit the Sunnybank website, please check out the short video of our week there last month - we all know pictures are worth a thousand words:)!

Could'nt want for more from a vacation home. At every turn there was just everthing our friends family wanted or needed...Awesome home...Decor is over the top... We just returned home from one of our best ever vacations, this home was such a treat and so well taken care of.
Between the wonderful salt water pool the wild horses and the beautiful ocean our stay was full of great moments.
The kitchen in this home is so awsome and the bedrooms are all very nice, thanks to the owner for doing such a grand job.
Thankyou

We've been coming here once (if not twice) a year since 2005 and it just keeps getting better and better! I have a high stress job, and as soon as I hit the 4x4 beach, the stress melts away and I feel like I am home. We were here on "Doomsday, 5/21/2011" and I couldn't think of a better place to be if it all came to an end. But of course, it didn't and once again a great time was had by all. I couldn't recommend Sunnybank more! Until the next time....

My husband and I are extremely busy and rarely have time for a vacation. Well, we definitely picked the perfect place for absolute relaxation. The house is beautiful and the drive on the beach was a real adventure. We brought our 2 dogs and I'm pretty sure they have been trying to tell me they are ready to go back. The owners are very nice and helpful and I just can't thank them enough for our wonderful vacation. Sincerely, The Sage Family

My husband & I love staying at Sunnybank in the early spring. We are avid "birders" & the migrants are passing along the sound side marshes behind the house in great numbers as well as the shore/ocean birds on the beach side. With the ocean too cold for swimming in March, we have the beach to walk nearly to ourselves. Driving along the beach further to the VA line & walking over to the State Park is amazing! We have the park to ourselves. The house is wonderful to return to after a day playing outside, comfortable, more in the kitchen than I have in my own kitchen. This is our 5th visit & we will be back again next year!

The place is great and has everything that you need for a memorable vacation on the beach.

We had a great week in april. Weather was wonderful. Would love to go back again a week is just not long enough.

We had an incredible time spending our holiday Thanksgiving at Sunnybank. The gourmet kitchen and crab room steamer made cooking a dream =) Beautiful sunsets and the house is so tastefully decorated. We can not wait to go back!!
