Tutto ottimo la posizione, l'accoglienza ottima grazie mille a Donatella che mi ha aspettato per il checkin e a Anna al check-out entrambe molte brave ,cordiali, gentilissime ,premurose e simpatiche tutto il merito a loro ❤. La pulizia pure ottimale .
La colazione in camera molto buona per iniziare una giornata 🥐☕🥤
L'unica cosa negativa è il rumore non esterno ma piuttosto interno alla struttura molto forte per il traffico di prima mattina mi ha svegliato molto presto peccato ma risolvibile con i tappi per le orecchie.
Del resto tutto ok .
Consiglio questa struttura è molto vicina alla stazione di Tirbutina per chi arriva con i bus a Roma o in treno poi c'è la metro/mezzi pubblici/taxi per raggiungere tutte le parti di Roma .
Grazie mille alla prossima a Roma.

The location.
- The breakfast was just croissants and coffee.
- The rooms are not soundproof, we could not sleep until very late in the night because of the loud TV noise of the neighboring room.

Clean, friendly and calm, very close to Tiburtina station which is a big Rome station with direct access to lots of place of interest like Colosseum!

The location of the hotel is ideal for travelers who have a morning or late evening train. There are both stores, supermarkets and restaurants nearby. The hotel room was neat, clean and all the necessary supplies were present. The air conditioning worked, which is important in such a hot summer. Also on the floor there is a refrigerator where you can leave food. And in the morning served a very tasty breakfast with coffee. Quiet, calm, not noisy.
The check-in process at the hotel was difficult. On arrival the door was closed, there was no additional information on the hotel accommodation in the booking. The entrance is not from the street and very complicated, through the house and several passageways, no signage, had to look for people on other floors to ask. Further the hotel manager did not answer the phone right away, it was very difficult to open the door, get the keys and check into the room remotely. Would like to simplify this process.

The room had all the amenities necessary, and it was comfortable and big. Miss Anna was very welcoming. The location is convenient, only few minutes walk from the metro station conviniently connected to the city attractions.
It was a bit hard to locate the place, as the building it's in is large and has many sections.

Friendly host and a good, clean basic room very close to Tiburtina train and bus station. Lovely coffee with Italian style breakfast brought in in the morning, and I was able to leave my case there after I had checked out. Would recommend.

Location was perfect
i was waiting over half an hour to get to room, the location is in normal building with a lot of flats, the room was strange with 3 beds and semi clean bathroom, the breakfast was pre packed sweets no hot beverage

The hotel was comfortable and clean. It was easily accessible by bus and metro. The room had all the basic amenities. The breakfast served in the room was nice. Complimentary coffee and tea were available anytime. Overall, It was a good value for money. Many thanks to the hotel manager and the host lady for their excellent hospitality! Would definitely recommend this place to everybody who wants to stay at a budget-friendly hotel.

Everything was good the host was very nice and they provide each facility even my flight was in early morning so they packed my breakfast in the night. The only thing I didn't like "the size of my room" the room is not spacious as in the picture" there were two single beds and room was small" except this Everything was good and very convenient to the metro and halal Pakistani resturant so for me the location was perfect. 👌
The room was quite small and they cam improve the lights. Due to low light the room looked more dull.

Close to bus, train and metro plus supermarket literally opposite of building. Really good staff !
Unfortunatelly apartment no.1 has problem with noise from aircondition so we had trouble to sleep even when they prepared airfan for us. They planning to fix that problem, however walking thru Rome without propee sleep is not the best option. Missing proper hotel fridge where you can cool water, that small box is not a good option.

The staff was very kind to wait for me to check in, almost all my transportation going to Rome the previous day got rescheduled. They also clean the room daily :)
I think the road going to this b&b was under repair and it was quite difficult to walk towards the location. In addition, there was no sign outside the building that the b&b was located there. It would be quite helpful to have a sign because even the tenants did not know about it.

We flew into Rome Andy was catching a bus to Naples the following day so we needed somewhere near the train and bus station so was perfect situation being next door to the train station.

It's in close proximity to the train and bus station. The owner stayed in good contact with us before we arrive. We are leaving quite early the next morning and they offered a packed breakfast for us.
Communication with the staff on site was a little bit difficult in English and they only accepted payment in cash.

The place is well located. Quite convenient to reach Tiburtina station in less than 5 minutes.
Somehow this hotel is overrated (in the light of the comments in which I based my decision of booking it). It is true that it is clean and cheap, but no more than that. For instance, I stayed in the narrowest bed I have ever been. The "breakfast" is served as early as 8:30, which one cannot take if one goes to Rome to work.
