About this house rental
Very large, bright, and open floor plan with gorgeous wood floors and beams. Comfortable and private. Relax in a beautiful natural setting just minutes to restaurants, grocery stores, shops, farmer's markets, cinema, etc. Close to Sugarbush and Mad River Glen ski areas (~7 miles). In summer, limitless options in the area: hiking, biking, swimming, kayaking, fishing, etc. In winter: skating, XC and downhill skiing, sledding, snowshoeing, etc. 32 acre property with pond, gardens and great outdoor areas to enjoy. Private yet very close to town.
*If you need more space or others are traveling to your event, we have a second property just 1 mile down the road. It sleeps 8 in 4BR and 2 baths (property name is Acorn Hill and the VRBO property number is 9128572).
*The post & beam home and property work beautifully for Family Reunions, guys/ladies getaways, a shared weekend away with 5 couples or 2-3 families. Come to ski, enjoy local food, attend local events (weddings, races, concerts) or just get away! Winter offers all outdoor sports and holiday events. Summer brings the Valley Festival of the Arts in August, various road races and many other cultural events from concerts to beer tastings. Fall color here is amazing and the area here is a destination for leaf peepers.
*5 total bedrooms - 3 in main house with 2.5 baths and 2 in the garage/barn with full bath. Many comfortable seating areas, great views, gas fireplace, radiant floor heating, and fully-equipped granite and slate kitchen redone in 2017.

*4 Bedrooms can be configured to suit your group. King MBR with tumbled marble double shower. The master bedroom overlooks the Mad River Valley. The other two bedrooms in the main house can be set up as a king or as twins to suit your preference; they share a wood and tile bathroom with deep tub and shower. One room has a reading loft accessible by ladder; the other a small writing desk.
*Sunroom area with gas fireplace and comfortable couches is connected to the library with cozy chairs and ottomans, a drop front desk, and TV area with sectional couch and large flat screen TV with cable and DVD/VCR player. Loaded with books, games, puzzles, DVDs.
*Relax on the patio overlooking the pond or on the sunny wrap-around porch and patio overlooking the property and the next mountain ridge. Covered porch has comfortable couches, live-edge wood tables, bistro table and chairs, large gas grill and live edged bar height table with 5 adjustable bar stools.
*Separate garage is a few steps from main house. It has 2 living/sleeping areas. On the main floor, there is a queen sleeper sofa (with air mattress topper), several comfortable reading chairs and a flat screen TV and kitchenette with sink, microwave, under counter refrigerator and coffeepot. There is a large full bath on this floor with shower and pedestal sink. Upstairs there are 4 bunks as well as a queen sleeper sofa, large flat screen TV/game area, huge bean bag chair and desk.
*Enjoy the wrap-around porch with raised propane firepit/table, patio, pergola, and large lawn areas. Incredible grounds, with huge pond (~1 acre) for kayaking and swimming and 32 acres of trails and streams to explore. Endless options for kids.
*Watch for turtles, crayfish, trout, frogs and salamanders in the pond. Birds of all kinds visit and/or nest here -- Great blue herons, Kingfishers, Osprey, owls, hawks, swallows, bluebirds, hummingbirds, ducks, etc. Spot tracks In the winter -- deer, bobcat, fox, fisher, porcupine, squirrel, birds -- and keep an eye out for the resident mink diving for crayfish in the pond!

Real enjoyed our week in the mad river valley. Andy was always quick to respond when needed. House was nice and clean and well stocked with lots of amenities.

My friends/family and I had a wonderful stay at this fantastic house in the Mad River Valley of Vermont. The house was just as good as it is shown in photos. We greatly enjoyed swimming and kayaking in the pond, hanging out in the grass, playing foosball, and barbecuing on the patio. The host was very communicative and accommodating. I would highly recommend this property to anyone looking for a rural stay with a big group in beautiful Vermont.

What a wonderful house and property. We stayed for our son's UVM graduation weekend. This house is incredible as is the property. So tranquil, private and quiet. It was such a nice place to come back to after the hustle and bustle of Burlington. They have everything you could possibly need for a comfortable stay and more! We had pizza from American Flatbread and our graduation dinner at Madbush Falls. We enjoyed the fire pit every night as well as the pond and horseshoes. Definitely hope to return.

We stayed here for a long weekend with family and friends to watch the solar eclipse pass through Vermont. Andy was great at communicating ahead of time, sending information about the house and the area, and also let us stay late on our final day so we could view the eclipse from the yard. There were plenty of toys and games for our kids and the adults especially enjoyed the well appointed kitchen and the firepit. Before we left our group was already talking about planning another visit to this property.

We stayed as a family and the property worked out wonderful. Communication with the owner was excellent. I do think it should be recommended that whoever rents the property should make sure they have a 4 wheel drive since the road to the house was dirt and had some challenging muddy days to get to the house.

I have been renting this house for several years in the winter now. It is so well equipped for families and friends which is a tremendous load off of a week or weekend. The owners work hard to keep the property in great shape. If you are looking for a great house in the valley go for it.

We had a wonderful time at Andy and Kim's place - plenty of amenities and space to spread out. We were family and friends getting together for an annual ski outing and location was perfect. We were easily able to all sit around the dining room table, complete with an extra dining table so no having to spread out in separate spaces or eat in shifts. Having two dishwashers and a fully stocked/functional kitchen meant cooking and clean up were easy. The extra space in the garage/barn was great for those wanting a space away from the larger group in the house. And we were able to take advantage of getting some short snowshoe walks around the house and property too!

The property is beautiful and perfect for a relaxing getaway with the family. We loved the house, the serenity of the outdoor spaces, and how it was pretty much 'turn-key' with all of the amenities/provisions given. Andy is a wonderful host who goes above and beyond to make sure you have what you need and that everything is as good as can be with your stay. Communication was absolutely top notch and the small towns nearby are charming with plenty of great things to do for everyone. We will definitely return!

The property was absolutely gorgeous, high up on a mountain with incredibly views. The house itself was spotless and very, very well stocked with kitchen supplies, first aid supplies, all kinds of books, board games and jigsaw puzzles. There were enough (very comfortable) beds for a nation. I myself have trouble negotiating stairs, so I slept on a sofa downstairs which was as comfortable as my own bed at home. We kayaked in the pond, hiked in the woods and watched hummingbirds. Shops and restaurants in Waitsfield were a very short drive away. When the weather was sunny, we hiked the property. Owners Andy and Kim were very responsive to questions. Vermont itself is already beautiful in the summer and this house made it the perfect vacation spot.

We stayed at this property for our daughter’s graduation from UVM. What a place!…..We had several family members stay with us, and everyone was very impressed with the property. We all talked about booking it for next years graduation….and other future visits to the area. It was perfect….had everything you could ever need….super clean…spacious….really special property. The pictures that represent this property are spot on.

My family had a great long weekend stay! The owners are great with communication. The house is very clean and well organized with everything you could want for a stay in Vermont. We went skiing (quick drive to Sugarbush), and used the sauna, and played family games. Great nearby restaurant options.

12 of us rented the house for a long ski weekend. Great property in good proximity to Sugarbush and MRGV as well as the town of Waitsfield. The interior of the house is beautiful with plenty of space for large groups. Beds are firm and comfortable and the kitchen is well-appointed for all of your cooking needs. The gas firepit outside throws off a decent amount of heat so apres was quite enjoyable on the deck overlooking the mountains surrounding the valley.
Andy was incredibly communicative as we had some typical VT weather (sun, snow, sleet, rain over the course of 4 hours then it all froze overnight) ensuring that the salt/plow would come in the morning and then again the next morning.
Heed his warnings and the warnings of other reviewers if you are looking to stay in the winter. The driveway has a couple of short punchy sections that YOU WILL get stuck attempting to go up if there is any ice or snow on the driveway. VT weather changes at a moment's notice and is often unpredictable so keep this in mind. We were fine with our AWD vehicle as were others. However, 2 people in our group tried FWD cars and failed on getting to the house.
If you are looking for accommodation in the MRV, this home is a great option!

This home was a wondeful spot for our group to have a relaxing stay during the long winter weekend. We played games, enjoyed foosball, used the fire pit to roast marshmallows, and appreciated looking at the birds and the pond.
The property is located on top of a hill with dirt road access. When you get to the top, the pond, main house, and garage house are as pictured in the listing. An ideal setting.
The kitchen and dining room can accommodate a very large group, and both were so well equipped that we loved making every meal. The living space/great room has three separate sitting areas where friends and family can gather to enjoy different activities all at once. Our group used the bedrooms in the main house and found that they have very comfortable beds and pillows, and plenty of closet and drawer space.
The owners are completely responsive and helpful. They did everything they could to make sure things were easy to find and our stay was safe and enjoyable.

Very secluded but still not too far from town, maybe 10 minutes from Lawson's, Mad Taco, etc. We had 3 families where the kids love to bunk together, and it was an ideal setup for that, as the main house had 3 king-sized bedrooms (one with an attached bunk room for younger kids), and the detached garage (50 feet away) had a fantastic bunk room where all the kids piled in.
House had everything we could've wanted plus nice-to-haves like firewood, coffee grinder, composting, and multiple fire pits. We brought ice skates to skate on the pond, but the weather was too warm and slushy. Maybe next time!

Splendid stay at mountain oasis.
My family had the ultimate week of recreation and relaxation here at Acorn Ridge. The large pond creates a beautiful natural setting tucked away in the hills of Vermont. The house is very open and spacious yet provides nooks and crannies for a respite. We loved all the unique touches and thoughtfulness and organization provided for renters. You can tell the house is loved by its owners and it is a happy place. Thanks for sharing your home with us. We hope to return one day soon.

Wonderful time!
The Phelans have created a wonderful, fun place to stay. They clearly are remarkably considerate and thoughtful, as they have made sure to provide just about anything needed for a vacation stay. 14 of our family enjoyed a wonderful time at the house. We loved the garden like atmosphere created around the house by the Phelans. The pond provided hours of entertainment to kids and adults with fish, frogs, crayfish, salamanders and other abundant wildlife testifying to the Phelan’s careful attention to creating a healthy pond. Swimming and kayaking were great fun. Inside, the house was comfortable and well stocked with all needed household items as well as equipment for entertainment. We enjoyed the interesting collection of books, relaxing on the porch and in the hammocks, playing horseshoes, barbecuing meals, exploring the woods, and sitting around several evening campfires. We were also impressed with trash, garbage and recycling arrangements to help keep a clean environment. ( Well organized approach by the owners and some thanks to Vermont laws)
We recommend this property highly, especially to outdoor lovers.

This house is a perfect fit for large groups. Well appointed and very clean. The interior is beautiful post & beam construction built for large gatherings. While the weather didn't cooperate for our skiing the house made up for it by providing our group a wonderful space to socialize.

Another great stay at Acorn Ridge
We enjoyed another great stay at this welcoming home. It’s very well equipped and comfortable for a large family vacation. This was great as the weather was only somewhat cooperative for skiing and we spent a little bit more time in the house than planned. All wheel drive and good tires are important as the owner lists. Andy (owner) was very easy to communicate with and everything was clear about our stay. We are looking forward to enjoying future visits.

Amazing house; lovely ski trip
We stayed here with our adult family for a long ski weekend. The house is very well appointed and everything in it is well labeled for us. Communication with Andy was excellent, and the place was very comfortable. The road to the house was a little bit of a challenge during a brief snow storm for one of our cars, so just be aware of that. Vehicles with 4WD/AWD can handle it no problem.

Our family met old friends for Thanksgiving weekend at this lovely Vermont property. The description and photos were spot-on! The kids hung out in the barn and the adults got the house. Our family spent a simply extraordinary long weekend at this magnificent house and property. Hard to find words to describe it - the property is beautifully maintained and cared for. There is a lovely pond (we fished and kayaked) and lots and lots of room for games and playing. (The owners have a great set of law games available). There is great walking and hiking from the property and nearby. The owners are very easy to access as well and instantly responsive. We used both the main house and the "barn." The main house is a fabulous timber frame construction - beautifully cared for - and the barn has bedrooms that are comfortable with a small kitchen. We will be back for sure -- an amazing place!!

My family, especially the grandkids had fun during our stay in this property. I highly recommend it.
There were plenty of equipment for our use like kayak, horseshoes, hammock, fishing gears, fire pits. There’s an outside showers to clean up.

Our multigenerational family of 16 had a fantastic and memorable vacation on this property. This rental exceeded our expectations in every way. The first floor of the main house has an open floor plan that worked well for our large group, while also providing two separate lounging areas (reading/chatting and TV watching). The kitchen has plenty of room for multiple cooks and the adjacent dining area sat us all at once. On the second floor, the beds had already been configured (king/twin, sofa/bed), as previously discussed with Andy. The bedrooms are specious (more so than the listing pictures show), and the beds/linens/pillows were very comfortable. The first floor of the barn has plenty of space (again more than the listing pictures seem to show) and we had the sofa set up as a bed. The second floor is very spacious and our group occupied every bed with room left over for board games and relaxing.
The covered porch was wonderful, I cannot emphasize this enough. There is a lounge area with propane fire pit, another sitting area, and a café area. The porch got a lot of use during the rainy spells we had, as we were still able to enjoy the property while staying dry.
… And speaking of the property, we enjoyed the spaces around the house morning until night. All of us swam, tubed, kayaked, and fished on the large pond. We had late-night fires in both the pond-side and patio fire pits with the wood provided. The terraced landscaping is absolutely gorgeous with large stones and lots of blooming flowers, it was a joy to step outside every morning with coffee in hand.
Everyone in our group was glad we had the chance to stay at such an enjoyable place, and at the same time sad we had to finally leave.
If you feel the need to leave the property, there are options nearby for hiking easy to challenging trails (we did Molly Stark’s Balcony and the Blueberry Lake trails), lunch/dinner/shopping in town (we visited Waitsfield and Burlington), and other outdoor activities (a few in our group went Frisbee golfing at Sugarbush).

Amazing multi family getaway
When looking for a Memorial Day getaway, 4 hours from our home, I came across this house. With planning this trip, I had to keep in mind that we were traveling with 7 preteen/teenage boys, and we wanted a place where they could stay active outdoors, and this house was perfect for just that. We were lucky enough to meet the owner upon arrival, and he gave us the grand tour. The barn converted into a living space was perfect for all the boys, so they were able to stay separate from the main house with the parents. We could not get the boys out of the pond and the kayaks, even in the pouring rain. There were so many places to sit outside and enjoy a fire, dinner and just relax. Having a washer and dryer on location was key for all the wet clothes the boys went through.
The town of Waitsfield is just minutes away, I highly recommend the farmers market on Saturdays. If you love to hike there are plenty of locations not too far away.
We would totally stay again in the future!

Best Get-Away!
This house exceeded our expectations! The location was very private on a large piece of land with a lovely pond to walk around with our dogs. We loved the layout and design of the house, it suit our needs greatly. The kitchen had everything you would need to prepare meals. Our kids loved the movie selections. Although the sun only came out the day we left, it was beautiful to see the sunrise coming up on the mountain horizon. The owners were easy and a pleasure to communicate with. We will definitely consider renting again....

Picturesque place in Vermont mountains
Great place to get out of town for a while. We have not seen a single person during our stay. Only once or twice a neighbor dog checked us out. That's on top of a wild fox walking on us from the woods once.
Overall, it is a great place with many options how to settle and how to spend time outside. We were a party of 8 from 2 families. The place can take more people than that. So we had plenty of space. The kitchen was fully stocked with lots of additional products in the pantry. We never found ourselves short on something.
The weather was cooperating, and we ended up spending more time outside doing all kind of activities and games with kids. Flying our drone gave us an extra elevated view of the area in the beginning of September which was great.
