Loved the traditional Japanese feel and being able to spend time with the hosts during breakfast, great opportunity to have interesting talks and learn a little about Japanese culture.
Mr Yasuhiko ITO was able to offer suggestions of where to go and what to see to make the most of our short stay.

We had a huge room with en suite bathroom which for Tokyo is an enormous luzury. Its a haven of peace and quiet from the buzz of the big city. The garden is also very tranquil.
It is a little further out that we rhought but once we got used to the trains it didnt matter so much.

Nous nous sommes senti comme à la maison. Chaque matin et chaque soir nous avions l'opportunité de partager les anecdotes des propriétaires et de partager leur quotidien
L'hôtel est à une dizaine à pied de la gare de Akabane mais ils venaient nous chercher ou nous emmenait à chaque fois. De plus akabane est une gare super connectée et pratique.
Le petit déjeuner était délicieux
Nous reviendrons pour sur lors de notre prochaine venue à Tokyo.

Everything was just perfect - the house, the atmosphere, cleanliness, food and above all the loveliest hosts one can imagine ! We were even picked up from the next station and deposited at departure.

두 번째로 방문한 도쿄여행에서는 전과 달리 비즈니스 숙소나 호텔이 아니라 일본의 가옥 체험을 원했습니다. 그래서 이곳으로 숙박을 정했고 결과는 지금까지 여행다니며 머물렀던 모든 호텔보다 제일 좋았습니다. 아침식사를 준비해주신 호스트님도 친절하고, 강아지도 귀여웠으며 주인 호스트 부부님도 좋았습니다.
공항에서 도착한 후 늦은 밤에 도착했지만 곧 픽업 해 주셔서 안심했습니다. 마치 조부모님 댁을 방문한 즐거운 기억이었습니다. 늦게도착한 뒤 저는 늦은 저녁밥을 사러 나갈 예정이었고, 숙소가 가정집이 모인 곳이라 밤에는 조용했습니다. 그래서 어두운 저녁에 길이 익숙치 않다보니 호스트분께서 직접 차로 동네와 아카바네역을 돌아주시며 길을 알려주셨던게 너무 감사했습니다! (저는 저를 저녁 음식을 사러가는 동안 기다렸다가 다시 픽업해주실 줄 알고 오해했어요 ㅎㅎ그래도 동네 한바퀴를 돌며 길을 알려주셨기 때문에, 돌아올때는 더 빨리 걸어올 수 있었습니다. 감사해요)
2층방을 머물면서 2층은 혼자였기에 욕실을 혼자서 썼는데 불편함이 없었고 욕실에 방 번호를 달아주셔서 섬세함에 감사했습니다. 다만 누군가 같이 머물면서 다른 방 사람들과 나눠쓰게 된다면 양보하고 기다리며 사용하면 될거같아요.
또 좋은 점은 나갔다 돌아올때 오늘 여행지는 어딜갔는지, 어땠는지, 저녁과 아침에 안부인사를 해주셔서 줄거웠어요.
여행 마지막 날에는 바로 온천을 갈 계획이었는데 호스트께서 아카바네 역 대신 동네 온천 근처로 바로 데려다주셔서 감사했습니다. 덕분에 즐거운 여행 쉽게 도착할 수 있었습니다. 또 아침마다 차로 모든 숙박객을 픽업해주시는데 대단하다고 생각했습니다. (차를 타고 동네 학교와 야구장, 센터를 설명해주셨던게 너무 좋았네요. 진정으로 그 동네 주민으로 여행을 한 기분이 들었습니다.)
하고싶은 말이 많지만, 청결, 친절함, 전통적인 일본 가정집에서 그동네 주민처럼 체험을 원하다먼 모코안은 완벽한 숙소라고 생각합니다. 역에서 거리가 있지만 걸어 가기에도 너무 멀지않은 거리에요. 저의 경우, 밤에 도착해서 처음 올때 길을 해맸지만(제 핸드폰 이심이 오류가 나서, 메일로 연락해달라고 호스트께서 도움주셨던것도 감동이었습니다👍), 아침에는 픽업받지 않고 동네 산책처럼 걷는다면 나쁘지 않을거같아요. 또 아침마다 역으로 데려다주시니 이부분도 괜찮다고 생각하고요. 부엌도 전자레인지 사용 가능했고 식탁에 앉아 사온 음식응 조용히 먹을 수 있었기에 편했어요. 방 안에는 차, 주전자가 있고 에어컨 겸 히터와 환풍기가 잘 작동해서 자는데 쾌적했습니다. 다음에 또 기회가 된다면 이번엔 정원이 바로 보이는 1층방에 머무르고 싶어요. 2층은 작은 계단을 통해서 올라가는게 이색적이고 좋았습니다. 호스트분들께 감사합니다👍.

A gem of a place. The best place in Tokyo. We spent 5 nights here at the end of May. Immaculate room, a dream of a garden, fantastic breakfast, best hospitality you could find. It was a privilege to stay here and we can’t wait to come back again.

We were able to fulfill a dream of experiencing this beautiful Japan with Mokkoan. Experience a traditional Japanese house. The owner were so kind and hospitable. Breakfast is one of our memorable moments. We would love to come back again one day InshaAllah

The hosts were wonderfully hospitable and the ryokan was beautiful and very comfortable. The Japanese garden was a special treat. An inspiring retreat from the hectic pace of Tokyo. Warmly recommended!

We chose to stay at this location, because we wanted to stay at a more traditional residence during our Japan trip. Everything exceeded our expectations! From the unrivaled friendliness and hospitality of the owners, to the beautiful and charming accomodations. It was a perfect experience!

The owners were super sympatic. Their hotel was clean and well organised. The room I had was big with a nice view on the garden. Every morning they made me a good breakfast. I can only recommend their place.

What sets apart a good hotel from a great one are the little details that show that the owners have put tremendous thought into their hotel and really care about giving their guests a wonderful experience, and from the first time I set foot inside Mokkoan, I could already tell that the that this is a great hotel.
First off, Ito-san offered to pick us up from the nearest train station (Akabane), which was a great help considering we had our luggage with us. The room they gave us was beautiful, spacious, and outfitted like a traditional Japanese room, opening directly into their immaculately maintained garden. When we arrived, Ito-san (who speaks English, Japanese, and French) took time to explain the different amenities of the hotel and the customs to be observed; he and his wife also welcomed us to have coffee and tea with them after check-in. At night, the hotel is very quiet, and our room had what might be the most comfortable bed I've ever slept in, which helped us sleep very soundly after a long day of sight-seeing.
Come morning, we were given a delicious breakfast prepared by the Itos and their helper Yuki. The orange jam, made from the fruit of the orange tree in the garden, was delicious. We also got to meet their adorable dog Kei-chan (who, if I'm being honest, was the main reason I booked the place 😅). He was so energetic and playful that he made me feel ready to start my day well.
Overall, Mokkoan felt more like a home than a hotel, which I loved. It was a place for me to slow down, take my time, and appreciate the little details that make everyday experiences wonderful. Ito-san and his wife were very kind, thoughtful, and accommodating throughout our stay. My only regret is that I didn't stay longer and take more pictures, but I would love to visit again someday and do just that.
Nothing, everything was perfect. It should be noted, though, that the hotel is about a 15-minute walk from Akabane station, but Ito-san offered to drive us to the station when we go out for sight-seeing, and then we walk back at night. That being said, the walk there is pleasant, and if you use Google Maps, you'll avoid the steeper hills.

The hosts are a charming couple who welcomed me into their guest house with open warms and made my first few days in Japan feel so comfortable. I enjoyed speaking with them and learning the 300 year old history of the home and the origin of the name Mokkoan.
I genuinely felt taken care of. Hosts English was great and could speak on a variety of topics.

The staff was wonderful and welcoming. They helped me a lot and created a nice atmosphere for all the guests. I would 100% stay here again.

The staff were super-friendly, and I felt both safe and taken care of, as well as I felt i had total freedom and privacy. The rooms oozed of history and culture, while being up to date with modern comforts. The conversations with the hosts taught me a lot about many things, like the family history, the history of the hotel, and about Tokyo in general, like the best places to visit. If you wish to have the perfect welcome to Tokyo, and wonderful stay here, Mokkoan is the place for you!

Everything was so good that I do not know what to highlight.
Starting with the room, which was as authentic as comfortable. The bathroom, modern and typical Japanese, full of details.
The breakfast was exceptional: it included fruit, which is highly valued in Japan and, of course, also highly appreciated by us. But apart from the fruit, the hosts were very kind and friendly, they served us other exclusive products, such as marmalade made from the orange tree in the beautiful garden (visible from the rooms), and also salad, sausages, coffee, juice, and others.
Hosts were very kind and helped us in many things.
Finally, I would like to mention the location, close to a major train station (Akabane), which connects to all of Tokyo.
You will feel like in home. 100% recommendable!

The staff picked up me from the train station and were with me every step of the way to accommodating me. I appreciate everything they did down to the finer details. The staff made me feel like I was at home in their Home. Ask the owner about his heritage and he will give you a very interesting story. In a bed & breakfast fashion they made me breakfast and gave me ideas for planning my day. They have a cute pet dog that also made me feel at home.

Mr & Mrs Ito are so friendly and helpful. Breakfast each morning was delicious. Our room was spacious and immaculately clean. The location was very convenient to the train station. The house was so quiet at night. The town of Akabane was very interesting with lots to explore. Everything about our stay at Mokkoan was superb!
There was not one thing to dislike about Mokkoan. We will definitely stay at Mokkoan on our next visit.

Could not have received a warmer welcome and better service at Mokkoan. Ito-san and his wife Chieko-san were incredibly kind, offering to drive us to the station when we needed for dinner. It's a perfect get away if looking for a place in Tokyo that feels peaceful and off the beaten path. Looking forward to going back soon.

To be clean is important, it is clean everywhere, cosy rooms with beautiful garden. Host and hostess are friendly and warm.

It was the best place I've ever stayed at, Ito-san and Chieko-san (and Ko-chan, their dog) are super friendly! I felt like coming back home to family each night. We liked the walk back through the quiet neighbourhood, although they can also bring you to the station every day, anytime you want. Akabane station is very convenient and trains go just about every minute to wherever you want.
The room we had was nice and we even got an upgrade to a bigger (traditional) room cause we were the only guests after a few days.
Everything was spotless and we got fresh towels every day. There was also the possibility to wash&dry your clothes.
The breakfast was English style and very tasty, fresh fruits every morning as well (so good)! They speak english very well cause they lived in the US and traveled a lot in Europe for work as well. If you have the time make sure to ask questions, I got a free 'history lesson' from Ito-san about various shoguns and stories about the shrines, it was super interesting :)
All in all it's just like all the other reviews say: come and stay here it's the best. I know I will if I ever come back to japan again!

Overall: The atmosphere of the property and neighborhood is wonderful, regardless the weather. It feels more like visiting old friends in a beautiful Japanese Garden.
Location: Only 10min walk to JR station that connects to main stations in 20min. There are a number of local restaurants with reasonable price near the station, a big plus staying around Akabane.
Facility: Can't be cleaner and quieter.
