Very nice place with a huge front porch with a nice view of the lake

Great for what we needed
The property is very spacious and set up perfectly for a rental. It could use some updates, but nothing that impacted the quality of our stay. There is no AC in the house, but that's not uncommon for northern Michigan. We were there in July and it was plenty cool in the house.
We did have a small issue initially with a discrepancy with a detail in the listing. The property manager was very quick to respond and ensured our issue was resolved. Also the listing was updated to avoid the issue for future renters.
We were satisfied overall and would consider renting the property again in the future.

We had booked stay at this property however we were very disappointed with the rental.
I want to point out some problems that we faced during our stay.
1) There were a lot of bugs and ants in the house. One of the guests had a bug bite which led to swollen spot in the skin. And 1 guest had rashes all over the body. We had to run to get medicines at night
2) "About the property" mentions about the dock. However the there is no dock and we were planning to boat in the lake and were massively disappointed
3) But the flush in one of the bathrooms was broken.
4) Legs of the Fire pit was broken and is unsafe to use.
5) There is an ant problem in the house. and the front yard.

Inaccurate information about the property and bug problem
We had booked stay at this property however we were very disappointed with the rental.
I want to point out some problems that we faced during our stay.

I’m not sure what to even write in this review. I don’t want to point out the negatives, but I feel like they need to be addressed.
The deck is a major hazard. Do NOT walk on it without shoes on. There are nails sticking out everywhere, and boards that majorly flex when you walk on them. I didn’t have shoes on at first, and hurt the bottom of my foot pretty bad on a nail that was sticking up. It made me nervous for my kids to run around on it!
The hot tub worked right for one night. There was a filter issue, and when we checked them, they were brown, and full of debris. (They should be white FYI)
The lights would randomly work at times and not at others, it was weird. Also, there was a chirping sound the entire weekend. We thought it was a fire alarm going dead, but found a carbon monoxide detector thrown in the back of the linen closet that was the culprit. (Not sure what good it’s doing in there)
There were ants all over the floor boards and on the tables. The handle of the screen on the patio door, was broken pretty bad, and would either pinch your hand, or the screw would come out of it, when you were opening or shutting the door.
Other than that, the house was clean, the linens were clean and it accommodated our large group nicely. I would recommend the house for the view, but other than that, I believe it needs some work before someone gets hurt!

You’re paying for the view
I’m not sure what to even write in this review. I don’t want to point out the negatives, but I feel like they need to be addressed.

We rented the property for the week of Aug. 8-15, 2020. Property manger was reachable, helpful, and curteous. Location was conviniently close to beach, Boyne City, grocery shopping, ...etc. We all enjoyed the spectacular lake view from deck and house.
That said, the house looks and feels too old, and needs a lot of necessary updtaes for a comfortable use by renters like us:
- needs to have A/C instead of premititive window fans.
- needs new curtains and window treatment instead of worn out shades that don't even work properly.
- needs new carpeting/flooring across the house.
-needs fresh coat of painting.
- needs closets that acutually close.
- Hot tub water must be changed, deep cleaned, and certified with each new rental, for proper health safety precautions.
- Deck needs new patio furniture, fresh coat of paint/stain.
- Bathrooms need new curtains, new floor rugs, new windows/window treatment,....etc.
- needs new windows, door walls, and window treatment.
- handle of entrance door screen was broken and made difficult to get in.
- pest protection must be addressed; we found a freshly dead mouse on deck near entrance on departure day.
In all honesty, I can't take my family back to that house in the condition it is now.

Advertized that there was a dock in front but it had been ruined because of ice and high water. Did get $200 refund but had to spend $600 to rent another boat. When I called to complain to Evolve before we rented the place about the dock it took 3 phone calls being on hold for an hour until I finally hung up and chose the prompt to make an reservation. Which I was then told I had to wait 15 days before the reservation date to talk to anyone and to send them an email. The cleaning person who I was able to talk to was wonderful and very helpful. I would never use the company Evolve again.

The condition of the property was not acceptable – we are still waiting for a response from Evolve on ER charges and reimbursement. We have contacted multiple times and noone will respond.
Bugs – there were ants crawling everywhere – including on my daughter's toothbrush and in the kitchen. There were tiny bugs in the carpet – I washed all suitcases and clothes upon returning home. Earwigs in the bathroom and bedrooms – when I washed a load of laundry from the trip at home, 2 earwigs had climbed into the suitcase and were in the washer dead at the end of the cycle.
Dock – the house advertised a dock but the dock was actually laying across the lawn. We had to anchor our boat and cross jagged rocks with a senior and children to get to it.
Electrical – many plugs were not covered correctly or wires were coming out of the wall; living room and in the front door frame.
Unsafe Fireplace – the fireplace has 2 noticeable cracks that are not sealed. My son was playing next to one of the cracks in the main area of the house when he cut the back of his heel off and had to immediately be taken to the ER around 9 pm. If this had occurred earlier in the trip we would have immediately left, however, we didn’t even arrive back from the ER until around midnight on Monday night when the other children were already asleep and our home is 4 hours away. The ER visit was $250 out of pocket plus additional costs for bandages and care that we’ve recently spent; around $50 at walgreens. In addition, our 2 year old son has to stay out of the water for an unclear amount of time as this heals and we will be losing out on planned vacations and time enjoying the best part of MI on the lake we live on.
We have stayed in numerous rental properties and have never had a disappointing experience until now.

January trip
The beds were comfortable. Decent size for a large group. One room didn’t seem to get enough heat from what people told me. I think it was the master bedroom. Need some more cooking appliances I guess. Overall we enjoyed the stay
