Beautiful location in the middle of Umbrian hills , but not far from supermarkets and restaurants in the city . Nice swimming pool ! The people are super kind , always willing to help , always smiling !
Unfortunately the place is full of mosquitos , of course it is not the fault of the owner , this is the season of mosquitos and Italy is full of them , just better to be ready with some repellent Spray :)

The property is beautiful. The staff is super friendly and extremely helpful and knowledgeable.they spoke English and recommended places to see as well as restaurants. The room was beautiful and super clean. The breakfast was delicious and had local produce and homemade bread and yams. We loved it! The pool was refreshing and very quiet.
The only thing is the drive up a gravel road and you might need to look twice to actually find it but it didnt really bother us and we had fun on this little adventure.

We stayed here for 10 nights in July, but probably with the wrong expectations.
- we expected : an agrotourismo bio/organic with quality facilities for the modern traveller.
-we got : a location that is called an agrotourismo bio but when looking closer, nothing is.
we got a room in the back, with lots of closets but not useable since no place to put our clothes on (only to hang), front side of the room (terrace) hasn't been cleaned for the duration of our stay, neither the floor in our room. Room walls had a lot of stains of humidity so we had to leave the humidifier on the whole time, brochures where not updated (some ended dec 31 2018), very small shower (80cmx60cm), almost no wifi (and very slow speed) breakfast was everyday the same (during 10 days we had the same food everyday what a shame with such a rich Italian cuisine). Eggs were cooked differently everyday. No consistency.
Indeed, the staff and owners are very friendly. And they expect you to tell them what is wrong so they can act. Unfortunately that is not what we want to do while on holidays. We expect a place like this to be run by a professional team with consistent quality and quality controls. A cooking class for breakfast preparations as well as a cleaning control.
Maybe a check at competitors might do the trick for this location : to see how it can work (the mix of Italian authenticity and modern comfort and standards).
Or maybe selling it all together, as we discovered on a website, the place is for sale.
