Did not live up to the pictures on Booking.com

Location, cleanliness and cheerful staff

The pool was not useable due to construction work nearby (4 meters away). The primary reason we chose this property was for the pool, so clearly we felt cheated and deceived. The noisy construction work certainly did not add to the quiet atmosphere we had hoped for. Had we known, we would have chosen a different option. Breakfast was underwhelming. It consisted of a croissant, and two sweet fruit cakes covered with icing sugar. So again, one feels deceived, since this certainty does not come close to the standard ‘continental breakfast’. The pictures in booking.com raise expectations that are sadly missed by reality… Additionally, as with so many properties in Italy, the toilet seat is loosely connected to the toilet bowl - I am beginning to think that this is true of nearly all small hotels in Italy. It would be so simple to tighten the bolts. Again, such a pity.

Perfect location, great hosts, comfortable room.

Delicious continental breakfast with an assortment of local baked goods, yogurt, fruit, toast with jam, juice and cappuchinos. Served poolside in a gorgeous flowering garden. Hosts always available at the push of a button. Hosts were very solicitous and helpful.

Very good

It had a swimming pool which was great at the end of a hot day. The bed was comfortable and the breakfast generous. Good view of Spello. Very convenient for old town centre and railway station. There was also a little balcony.

We'll definitely be visiting again!

The accommodation was comfortable, very clean and well air conditioned. The host was very welcoming and friendly. Parking was easy and free. It was a genuine 200m stroll to the delightful centre of Spello. The pool was fantastic!!! Highly recommended.

Pool towels would have been useful - even at an extra charge.
