Casa Tosca is a comfortable villa with private pool for up to 8 guests in 4 bedrooms, 3 bathrooms located 500 meters/0.3 miles walk to the centre of town with shops and at least three good restaurants. A CAR IS ESSENTIAL due to lack of public transports and taxis.
This home offers airy, clutter free rooms furnished with style and comfort. All the bedroom windows are screened, air conditioned along with the kitchen. The cooks in the group will enjoy a fully equipped kitchen and the large wooden dining table in the verandah.
The kind and accommodating family who owns Villa Casa Tosca will happily greet you on arrival and provide you with all the information you require to fully enjoy your stay. Their assistant, Serena has prepared a detailed villa book to source for genuine advice on what to do and see in the area.
From your exclusive large pool (7m x 14m; Depth: 1.4m - open: May - October) and outdoor dining gazebo with barbecue you will enjoy far reaching views across the valley dotted with olive trees and vineyards.
The villa is part of a very small hamlet called Cavasonno, that literally means leading to sleep: indeed an open invitation to relax!
Whenever you will draw away from your peace of heaven, there are several options to keep you active: mountain bike tours, wine tastings and touring around: San Gimignano’s towers are 15 minutes away or Volterra with its alabaster workshops and Roman amphitheater to be leisurely reached on scenic routes. Lesser known and equally worth visiting towns are a breeze from this location with Certaldo or San Miniato just to name a couple.. Practically equidistant from three of Tuescany's most sought after destinations: Pisa, Siena and Florence, Villa Casa Tosca is tailor made for travelers seeking to explore all this region has to offer.
VERY IMPORTANT: CAR ESSENTIAL! the driveway to reach the town is rather steep and narrow so we recommend a regular size car to be easily maneuvered (maximum size equivalent to a Fiat Ducato van). Our previous guests mainly walked to town providing you bring a torch along with you in the evening.
The bedrooms and the kitchen have air conditioning with individual control.
Internet wifi is available free of charge and is working well for general internet browsing or reading e-mails. Be aware that this is not a fixed line connection and it is not good for downloading large files (music, movies) and works at its best when there are no more than two devices connected at the same time.

Panoramic verandah with a large dining wooden table with living corner with seating. Three steps into the kitchen with air conditioning, gas hobs, fridge and freezer, dishwasher, full oven, water kettle, toaster, table and chairs and door to the parking area. From the kitchen the spiral staircase leading to the first floor. An external stairway might be used to the first floor if preferred.
A full bath with shower and washing machine is found next door to the verandah.
First Floor is accessed internally from the kitchen (spiral staircase) or via the external staircase.

We absolutely loved the location and the villa! One of the best places we have ever stayed.

Our stay at Casa Tosca was wonderful. Monica gave us a warm welcome and we settled into this beautiful villa quickly before setting out for daily road trips in and around the region. The pool was refreshing and the house a comfortable place to gather together for family dinners, playing cards and watching g the sunset over the Tuscan hills.

This home was perfect for my family of 4. The views of the Tuscan countryside were amazing. Monica is a very lovely host who is very organized and knowledgeable. She leaves a book of places to see while in Montaione. She provided us with a bowl of fresh fruit, olive oil (from her farm, which my son says was the best olive oil), wine and some other items. The pool is beautiful, very clean, and well maintained. I would definitely stay here again.

Spotlessly clean and beautifully appointed luxury villa set in breathtaking countryside. Monica was a very kind and gracious hostess and we greatly welcomed the generous welcome pack of provisions. The nearby village was also very nice with several good restaurants and a good supermarket. If you want top quality accommodation, with your own pool and set amidst the best of Tuscan scenery - this is the place to book.

Beautiful villa with stunning views
The villa enjoys stunning views and the pool area is fantastic. The bedrooms are all a good size and the aircon is excellent.there is everything you need in the villa and the kitchen is fully equipped. The local supermarket is a short drive and stocks all you could wish for. The surrounding area is so beautiful with lots of places to visit. The only negative is the approach to the villa from the main road. The approach is about half a mile long but it is very steep and bumpy and meant that we were not able to walk into the town in the evening. Overall an excellent holiday and the owners were very friendly.

Wonderful holiday
Great hospitality. The villa had everything we could have needed, and more. Quiet location but within easy driving distance of San Gimignano, Siena, Volterra. Highly recommended.

Lovely villa, pool and views over the hills. Spacious and well equipped for communal eating. The host was very friendly and helpful. Worth the tricky super steep access road (nervous drivers beware!).

The Prettiest Property In Tuscany!
Casa Tosca is on perhaps the most beautiful piece of land in all of Tuscany. We have been lucky enough to visit some very special places in our lives but waking up to the sun rising over the Tuscan landscape with the loveliest pool in the foreground makes you feel like royalty. The property is very well attended to, with a perfectly cut lawn, colorful flowers, and hedges that provide a good amount of privacy, despite being quite close to a neighboring old Tuscan home. That home is also owned by Casa Tosca’s owner, but houses a year-long tenant who we saw very little of, yet enough to feel like we were staying in real Italy.
The villa itself is spotless, comfortable and very well-equipped. Given the superb weather, we spent the majority of our time outside when we were there. Inside, the bedrooms and bathrooms are great. The kitchen is small but very well stocked and upon arrival, Monica provided all sorts of wonderful treats (wine, cookies, fruit, oil and herbs, coffee, etc.) free of charge. (She was also incredibly attentive throughout our stay, no matter the subject!) And the kitchen was plenty big enough for our family of four to enjoy a cooking class - we made tiramisu, lamb and fresh pasta! Had we spent more time inside, a more comfortable living space would have been nice, but it was unnecessary for our family.
The hill to the town is long and steep - got the kids to do it once, carrying groceries and all! I did it often - great exercise. The town of Montaione makes it all worth it. Almost a caricature of itself - a mini Sienna, complete with delicious restaurants, gelatti places, a supermarket (co-op) with a wonderful deli and bakery and great selection of fresh produce. Adorable shops line the cobblestone streets and the old Italian men enjoy hanging out together in jovial groups, consistent with the cliche.
The villa is an hour from Sienna (by car), Lucca (by car) and Florence (car to train.) We also visited San Gimignano for dinner on our way back from a day trip to Sienna. A must!
Lastly, the villa guide has been incredibly thoughtfully put together and was an enormous help in pre-planning our itinerary as well as for reference during our stay.

The house was exactly as shown on the pictures. Very clean, a pool cleaning man came every morning. Besutiful location and a nice little town up the street, where there were plenty of places to shop or eat. Very steep hill at the end of the street. Everything was in perfect condition at the house. We will definitely come back again.

Me and my familj wisited this wonderful house for one week in june. Everything was very nice, the house and the garden and the big pool. The children, 6 years and 1,5 years had a great time, they played in the garden and they bath in the pool from the morning until the evening The house had everything, a big kitchen, and the Dinnerroom until the kitchen had a great wiev.The beedrooms were very nice and it was very good with two big bathrooms. Extra plus for the bathroom near the pool.

Trip of a Lifetime
We did a lot of research before our trip because we had a very specific place in mind. We knew we wanted a place in the country, four bedrooms, and within walking distance to the local town. Finding a property that would fit these requirements was not easy. Thankfully, Casa Tosca appeared to be exactly what we were pursuing. We were a group of four women (in our 50s and 60s) who were seeking a vacation that would allow us to take day trips to other towns, just relax when we wanted to relax, and walk to/from town. A couple of specifics relative to our trip: We flew into Rome and took the train to Castelfiorentino, a town near Montaione. From there, we took a cab to the house. Throughout our stay, we walked to/from town (Montaione). Note: the walk is only .5 miles but it is very steep. While visitors should be aware of this, it should not prohibit you from making the journey. Wildflowers and breathtaking views greet you along the way and they should not be missed. We took our time, as we weren’t all in the best of shape, stopping to rest and drink in the views, frequently. For our day trips, we took a cab from the house to Castelfiorentino where we would travel by train to our destination. (We chose not to rent a car.)
To say our expectations were met would be a gross understatement. Everything about our stay was greater than we could ever have hoped. This was the first international trip I had ever planned and Serena and Monica were the most patient and helpful people. Upon arrival, Monica greeted us. She was always ready to offer suggestions on where to eat, etc. and we were never disappointed. The house had everything we needed (we prepared a lot of meals in the well-appointed kitchen) and was very clean. After we settled in, Monica generously drove us to the CO-OP grocery store and helped with the language (we did not speak Italian very well).
Montaione has many good restaurants and shops. The locals are very friendly and most speak English.
It has been almost two weeks since we had to come home to the States and I miss the views, smells, beauty, and Monica, still today. I hope to return to Casa Tosca, one day. Until then, I have beautiful memories. Thank you, Monica and Serena, for making our dreams come true.

Best villa ever
This proved to be the best villa we have stayed in as a family group. House is very well presented and equipped, with very generous welcome pack of basic provisions, enormous fruit bowl and the olive oil was even from the villa's estate.
The pool is really large and positioned with a fantastic panoramic view. Long enough to do lengths.
The walk up to Montaione is steep but short, and better to walk downwards on the way home!. Great selection of local restaurants and bars which are all really reasonable.
Monique and her family were very welcoming and lovely.
Overall a brilliant villa in a great location - would recommend highly.

Great vacation!
We were two families that visited Casa Tosca for one week. Everybody in the company loved the house. Monica and Serena were very helpful when we needed them for help or questions.
The views around the property are magnificent and the private pool is very nice. Especially since it was quite hot some of the days.
The property was very clean, and Monica or her staff emptied the garbage every day.
We would definitely recommend others to visit Casa Tosca!

We loved our stay at Casa Tosca! A superb spot!
We were at Casa Tosca for a month. We hosted friends for one week and family for two weeks leaving us one week just to ourselves. The pool and yard were the perfect site for many family gatherings and games. The house was comfortable. It was great to have the washing machine and I enjoyed hanging the clothes as I truly love the outdoor freshness. The hill to town gave us a perfect excuse to get a gelato before heading home. That said It is a good idea to have a car to get around the area and to the train station which is a quick 10 minute drive. Montaione has some wonderful restaurants and botique stores. At Casa Tosca and Montaione you can experience the wonders of Tuscany without all the crowds. Our hosts Monica and Francesco were the best. They were welcoming, helpful and went out of their way to make sure we had the perfect stay.

Wonderful Stay - Very Clean Home
Casa Tosca was the highlight of our travels in Italy. The home is charming with plenty of room for 8 of us. The home and pool were both very, very clean, and the grass area was perfect for bare feet!
The views from the home are beautiful, and the location is perfect for day trips - we drove to Cinque Terre, Volterra, Pisa, and Lucca.
We paid the owners directly through bank transfer - caused a little concern on our end but once we arrived at the home and were greeted so warmly that concern vanished!

Beyond our imagination wonderful!!!
A little of our hearts are still there! The beautiful home was so perfect for our family (we have 6 kids). Monica was always available to help. We loved hiking the huge driveway hitting the "Casa Tosca sign" and running back down the hill. Groceries were close by, the home was so clean and filled with everything you could need. My kids say "we miss Casa Tosca!"

Beautiful Views
Beautifully clean Villa with fabulous views of the Tuscan hills. Lovely large swimming pool. The Villa is well equipped for eating in with plenty of crockery, glasses etc. The only negative is the lack of comfortable outside seating to enjoy an evening relaxing, there were two chairs when the villa sleeps 8. We would also have liked to have had a safe to lock up our valuables. It is a very step climb up to the village particularly with temperatures reaching 35 degrees. It is walkable but you will be sweaty when you reach the top, not ideal when going out in the evening for a meal. Also beware of the mosquitoes!

Almost perfect
Casa Tosca really is a great location in the heart of Tuscany. The interior is perfect, as well as the view, the garden and the pool.
I rate it with 4 instead of 5 stars, as the music/noise coming from the Montaione night club is very loud, disturbing the ones who sleep in the rooms towards it.

excellent villa with lovely views of countryside
Excellent villa and well equipped clean and well maintained. Would highly recommend as we are considering renting again next year but for a longer holiday as we were only there for 5 nights whilst my daughter attended a wedding in Florence. Family and Serena lovely and very helpful. You will enjoy.

House with a wonderful view, excellent location!
Casa Tosca is a very beautiful and well equipped house, with all the comfort you need. It was perfectly clean and the owners are extremely kind.They gave us all the information we needed and grandpa
Tosco brought us several times homemade wine, olive oil and passata.
We never had such a big pool en a wonderful view over the valley.The location is very quiet but within walking distance to the village, where you can find shops and restaurants.Towns as Pisa, Firenze, Lucca,
Sienna etc... are easy to reach by car. We would recommend this property to our friends. We hope to come back!

Beautiful views, great location, friendly owners
We had a lovely stay at the house and the owners were very welcoming and helpful without being intrusive. The view from the house is incredible and the pool large and very clean. The house was also very clean and had the benefit of fly screens on all windows. Air con in all rooms, this is metered and paid for at the end of the holiday. The village is a ten minute walk up a steep hill. Montaione has a good selection of small shops. The house is approx an hour drive to Florence, Siena and Pisa. There are also lots of lovely towns locally to visit, the owners provide a really helpful and insightful guide to the area. Taking everything into account, location, views, cleanliness, proximity to attractions, helpfulness of owners, views and swimming pool, our family voted it one of the best holiday homes we have stayed in.

Relaxing get-away, incredible views
Beautiful home in the heart of Tuscany. The four bedroom villa comfortably fit our family (2 kids and 2 adults). We especially enjoyed the screened in porch in the back of the house overlooking the pool and the Tuscan valley. The kitchen was well appointed and allowed us to make several meals at the home. The grocery store was an easy drive into town. As others have said, the road from the Villa to town is quite steep and a bit hair-raising on the first trip down, but you quickly get used to it. Our kids found the hill fun after the first trip down. The steep hill is worth it because it positions the villa so well. The location of the home and pool over the valley is truly incredible. We loved sitting by the pool and taking in the beauty of Tuscany. Our hosts were friendly and helpful. They checked in on us to make sure we had everything we needed. The little town of Montaione was charming and a nice place to walk around. San Gimignano was about a 25 minute drive. Sienna is also about 30-40 minutes. Florence was about 1 hour. The location worked out well for easy day trips. We didn't take as many as we planned because we liked staying at the house so much. We loved it and hope some day to return. Magnificent villa, breathtaking views
Superb villa, very well equipped. Good location, walking distance to quaint small town of Montaione. Wonderful, friendly Fondelli family gave us a warm, hospitable welcome, and gave us fruit, wine and olive oil. Tosco Fondelli made us a ragu - excellent with spaghetti and a Tuscan wine. Outstanding in every respect.

Just Heavenly
The first impressions of Casa Tosca blew us away, the photos cant do justice to the amazing view down onto the Tuscan hills and across to the Apennines. We could have stood looking at it for the whole week. The location is perfect for driving to Siena, San Gimingano, Lucca, Pisa and Florence. Supermarkets close by, we used the Lidl in Castelfiorentino.
The villa itself is very clean and well kept with every amenity you could need. The pool was amazing and a gorgeous sun trap in an evening and we made the most of the BBQs and sitting at the outside table.
Couple of notes - as the weather starts to warm up it does take a while to heat up the house overall so i would recommend that you get Monica to read the meters to enable you to put the heating on if you need to. We had a chilly night or too and the option to pop the heating on a bit would have been good. It is a big house to think that a week of 22 degrees will heat it up...give yourselves the option. Pool was a bit chilly but we still made the most of it and once you were in it was fine.
We had a completely heavenly week and would love to go back at some point.
