The staff were exceptional.
The room was comfortable and kept spotlessly clean.
The location is excellent in the centre of Frascati.
The coffee machine was out of order for 4 of the 5 days we were staying in the hotel.

The city is very nice, the hotel is very good and the staff are very polite and friendly, also the hotel restaurant was good, the room is spacious and pleasant, and has air conditioning, everything was ok with the my stay there.

Lovely rooms, very clean. Great restaurant below the rooms, but not noisy on the days I stayed. The owner was extremely helpful and friendly, would definitely stay again. Access to the guest rooms is down a side road and looks a little dubious from outside, but you'll be pleasantly surprised once you are inside!

I just loved everything. Very comfy room, really clean, an Italian coffee machine and nice cakes for customers to use for free just outside the room, and an excellent location in the centre of Frascati, yet very quiet from midnight (before midnight there is just some muffled sound of chatter and jazz music from the restaurants and cafeterias around which is actually quite relaxing; that is with the window open - if you close the window, any sound from the outside is completely blocked.) The host Gianpaolo was lovely.
There is nothing I disliked, I liked everything.

Staff was friendly and welcoming. Room was clean, good-sized for a solo traveler, and comfortable.
Where to start...
1. A/C was advertised on Booking.com but it did not disclose the fine print that A/C is only available after 7pm. The first day I arrived around 4pm after a transatlantic flight and all I wanted to do was sleep, but it was very hot in the room without A/C.
2. There was complimentary Lavazza coffee provided in the hallway but no cups to put it in.
3. The soap in the soap dispenser in the shower was strangely watered down.
4. According to the rules, no food or drink are permitted in the rooms. In all my life I've never stayed in a hotel with such a crazy rule.
5. The walls are very thin. I could hear people flushing the toilet or taking a shower or the door slamming loudly entering/leaving their rooms. Every time someone moved the plastic chair across their floor it made a very loud screeching sound.

Gianpaolo was a perfect host - so friendly and nothing was too much trouble. The room was lovely and kept spotlessly clean. We also had secure free parking nearby. The restaurant is outstanding too. We felt very sad to leave this marvellous accommodation in beautiful Frascati. Thank you!

Frascati is a small town and everything is walking distance. It feels safe and friendly. It was a wonderful place to stay. The restaurant is excellent as well.
Travelling with an elderly person, it was a bit steep on the road and made walking in and out of the main entrance a bit tricky.

Excellent location. Very kind host, always ready to help. There's a discount for the restaurant (which by the way was very good too) for those staying at the facility. The room was very clean and tided up every day.

A wonderful stay. Gian Paulo was an incredible host who gave us his own parking stall right across the street from the hotel. He was a font of information and proactively made a dinner reservations for us. We loved the restaurant and the meal! Our dream host!

First of all, the place is a bit hard to find and the entrance, through an alley, is not promising. But pay no attention. The rooms are wonderful—a bit larger than most, stylishly decorated, quiet, comfortable, with a great shower. But most importantly, the host, Gianpaolo, is as kind, helpful, and friendly as can be imagined. He met me at the nearby garage, helped me park, carried my bag to the hotel, and showed me the free coffee, treats, and after dinner drinks.
He is also the proprietor of the restaurant of the same name downstairs—an excellent restaurant that, on a Saturday night was lively and fun.
if you are going to be in Frascati and don’t want or need a fancy hotel, you can’t do better.
A bit hard to find. But Gianpaolo was a great help.

Central, above its restaurant, but there are no annoying noises. Modern, comfortable rooms with all the services. Friendly and helpful owner. Free parking very close.
A small refrigerator would be appreciated, especially in summer. Poor quality soaps.

Very available and nice staff catered to every need. I will be staying here frequently. Its a quaint place in the center of town so you can walk everywhere once you park in their garage which is essential in Frascati especially on the weekends where parking is at a premium. Wifi was solid which is rare in Frascati. 50-60 mpbs

The B&B is located in the center of the town. You get good worth for your money. Gianpaolo did a very good job.
