Bettys at the beach is a luxury holiday home. It is set in the quiet and leafy Sea Lane and is less than 2 minutes walk from the sea. It has been finished to an extremely high, designer standard with beautiful up to date interiors including all modern appliances. Sleeping up to 6 in 3 stylish bedrooms it is perfect for family and friends with an enclosed safe garden and is only an hour and a half from London. Bettys is pet friendly and disabled friendly. Bettys at the beach has a lovely bright fresh and light feel appropriate to the location. Features of particular note are the stunning wood floored spacious and contemporary living room and the stylish kitchen with ample dining space. You will love the bathrooms after a day on the beach, they have a spa feel and are stunning. The games room houses the table football, plenty of games for the children and a dog bed should you wish to bring your four legged friend. Outside the property is a drive with parking for 2 cars with further parking outside the property. The south west facing garden has a large patio and is secluded and secure with rattan furniture and BBQ.

This is a beautiful bungalow in a quiet road and just a few minutes' walk to the sea. House is decorated nicely and very comfortable and spacious. Dog-friendly garden and kids loved the table football. Good for visiting Worthing, Arundel and Brighton. Nice coffee shop in the village, too. One of the best cottages we've stayed in, if a bit pricey (but that's the area, I guess). Highly recommended

We had a lovely New Year break at Bettys at the beach. The house is clean, really well kitted out and in a fantastic location, being so close to the beach.

An excellent equipped property very close to the sea. This must be the best property that we have stayed in over the years. Warm and spacious with three bedrooms, one with on suite features plus a family bathroom. The kitchen had everything that you would expect, washing machine, dish washer etc. I really can’t fault this property and give it 5 stars.

We had a lovely half term break at Sian's place. She was prompt to respond to messages. The property itself is great, plenty of room and cosy, in the face of some pretty frim weather. It makes a good base to explore - we visited Ferring, Brighton and Arundel - we would have visited more if we had stayed longer. Would highly recommend

We have been to Betty’s four times now. We like the location as the beach is only minutes away. Also like the simple uncluttered design of the interior.
The one thing that is not good is the information file. It’s hand written, which seems unprofessional, and makes it hard to read. Info on places to eat isn’t up to date and the file is disorganised.
Nothing really on medical centres or dentists etc for emergencies.
The kitchen is missing a few useful items such as table mats and a spaghetti spoon. There were a few things that didn’t work such as the extractor fan.
The bed in the en-suite bedroom creaks like an old boat when you turn over. Mentioned this to Sian last year.
We do love it there but for the price it needs a bit more attention to detail.

We stayed at Betty's for a week-long family getaway, and really enjoyed staying there. The house was well-kept and well-equipped. Sian clearly gives thought to the guests who stay at the property - from the welcome hamper we were given to clear and prompt communication throughout our stay. The location of the property, within walking distance to the sea, shops, pubs, restaurants and cafes in East Preston, and also within driving distance to many attractions, is ideal. As were the parking spaces available.

We had a wonderful stay at this property. The layout was ideal for a family gathering and the garden perfect for meal times and play with the kids. We loved the walk to the tidal beach. Highly recommend for a family trip and will book again.

We had a lovely stay at Betty’s on the beach we used it as a base as we had a wedding at Cissbury Barns and it was easy to get to. We all loved our stay we couldn’t fault anything, the inside was wonderful everything you could possibly need and we had amazing weather and loved chilling in the garden and the closeness to the beach. Thank you for the welcome pack. Would definitely stay here again

Betty's is a beautiful bungalow with plenty of space to spread out. The property is very tastefully decorated with cosy sofas and soft furnishings, comfortable beds and a well-stocked kitchen. The conservatory area was lovely to sit in when the sun shone, as was the spacious and pleasant garden. Entry to the bungalow was simple and Sian had kindly left us a wonderful welcome hamper which was much appreciated by all.
Betty's is in a great location with a pebbly beach just a short stroll up the lane. Easy to get to nearby towns. Neighbours very friendly!
A couple of small points - the ball for the Table Football was missing. A couple of extra hand towels in the bathrooms would be lovely. Some pasta bowls would be great.
We would really recommend this property and thoroughly enjoyed our stay. Thank you Sian.

We really enjoyed our stay at Betty's, the property is very nicely decorated, the garden is large and spacious, the bedrooms all a good size - nothing we asked was too much and the welcome hamper was very thoughtful and generous.
The location to the beach is fabulous and the village has some lovely places to explore - also great that you are just 6mins from a big supermarket if required.
We loved our visit/stay and will be back!

We had a fab time at Betty’s at the Beach and would not hesitate to recommend it to anyone wishing to have a quiet and relaxing break with everything you could want at your fingertips. Sian had thought of everything a family could need, even down to a dog bed! We will most definitely be back.

Great property, well laid out with plenty of room.
Perfect location, being just a short walk to the beach. Great for walking the dogs.
We went to the Seaview Hotel and Restaurant for a meal on the Saturday night. A very popular location.
Will be back to Betty's later in the year.

We stayed at Betty’s , escaping from a house renovation project. It’s was lovely ! We enjoyed the beach walks , day and night . The local restaurants and shops meant all were happily fed .
The cottage is ideally set up for dogs , who can be settled in the extension , whilst family had cozy evenings in lounge.
Sian was very responsive to concerns and so helpful with our initial enquiry .

Very spacious and comfortable. Everything we needed was there just like home from home. Didn’t use log burner as it was hot enough without. Very close to beach which was handy with 3 dogs. Beautiful welcome left for us which had Christmas theme. Would definitely recommend.

Betty's is in a fantastic location and caters to all our needs as a family. The house is clean and very comfortable like a home from home. This was our 2nd stay at Betty's. The beach 5 minutes away and great for us and the dog for long walks along the coast footpath. There are plenty of golf courses nearby. Rustington is 10 minutes away which has a great selection of shops. For days out, Worthing and Shoreham are worth a visit. If you just want a casual day the garden at Betty's is lovely, weather permitting 🙂. East Preston itself has restaurants, coffee shops.and pubs if you want to just pop up the road. Sian is great at communicating before your stay and very accomadating with any requests. Will definitely be returning again and highly recommend Betty's.

We stayed here in 2022 and enjoyed it so much we rebooked for 2023 before we had left. Location is fantastic...a 100m walk to the beach and then you can walk to the village or Littlehampton if you want a longer beach walk. Property is ideal for us with 2 double beds and a twin room, good sized kitchen and huge living space with lounge and garden room. Although we didnt use it there is a woodburner for cosy evenings. Driveway for 2 cars of reasonable size...we had a Kuga and Duster on there with no problems. Owner is readily contactable and responsive...what more could you ask for? Last year we spent a day in Brighton, this year Portsmouth, both under an hours journey from the house.

Lovely bungalow in a nice quiet residential area. Very clean and tidy with a nice garden to sit in and a large conservatory. Not overlooked. Only a 5–10 minute walk to the sea, ideal if you like swimming in the sea. Note that all the beaches in this area are pebble beaches not sand. Good WiFi and everything you need is provided apart from a dryer. Good showers. Very nice welcome pack on arrival. Would certainly go there again if we are in that area.

We had been before. Everything good but since it caters for 6 perhaps a few more cereal bowls and some decent wine glasses and tumblers weight be appreciated.
The football game was filthy as was the parasol , which was covered in slugs in a corner.
Might suggest that dead shrubs be removed and others moved into the shade while the weather continues to be so hot.
No capsules for the washing machine or dish washer which was a bit of a nuisance.
But we like it there as location is good and interior modern.

Reluctant to write just how amazing this property and the host is for fear of not being able to book - again! Simply, perfect host and property. Location is ideal for the beach too. Just arrived back home and even the dog’s missing ‘Betty’s’ already. We’ll be back.

Super stay
We stayed in Betty's for 3 nights at the end of May. The bungalow had everything we needed and more. Spacious rooms, kitchen with all the amenities and a lovely enclosed garden. It was spotlessly clean and a welcome refuge to come back to after a day of exploring the local beaches and towns nearby. We will definitely be making a return visit.

East Preston is a real gem and with the property a couple of minutes walk to the sea, it was perfect for dog walking as there are grassy banks that run along the top of the beach in both directions. Superb Stay
Betty’s is in a fantastic location, a quiet street yet in very close proximity to the beach and lovely walks and other attractions close by. The home is exactly that, a home, very comfortable and everything is thought of. Will definitely come back again. Being so close to the beach was loved by our dog and our children and we couldn’t have been happier, along with a lovely garden and outside furniture to enjoy the outdoors. Highly recommend.

We needed somewhere to stay while visiting friends in Angmering and Bettys was perfect.
A beautiful home and a great location, just a few minutes walk to the sea.
We all thoroughly enjoyed our time there and have already booked to return next year.

Superb Seaside Stay!
Sian was an amazing host from the speed of her communication and helpfulness to the fantastic welcome pack that was awaiting for us when we arrived.
We loved everything about our stay. Betty’s felt like a home from home. It was spotlessly clean with very comfortable beds and furniture and very spacious. The garden was secure and enclosed which was our dog loved. The location of Betty’s couldn’t be better. Within 2 minutes of leaving the front door you’re on the beach and the road is quiet. There is nothing quite like a walk along a beach, no matter the weather. There are local shops and places to eat nearby and lots to visit in the surrounding areas, if you wanted more than beach walks. We fell in love with Betty’s. Thank you Sian for sharing your special bolthole with us, we will definitely return.

A lovely experience
Bettys at the beach is a well presented property, accurately described on the site and delightfully quiet for our weekend stay. Well stocked, particularly with toys and games to keep the kids amused. East Preston as a small location has an abundance of shops and attractions to cater for all needs and we were very impressed overall.
