Trinity Cottage, Roadwater (Somerset) is a beautiful cottage that has been refurbished throughout during 2018-19. We are sure you will enjoy this lovely cottage in tranquil Roadwater, whether it's as a relaxing family holiday, or as a base for an invigorating exploration of Exmoor, the Quantocks or the stunning West Somerset coastline! The property is approached via its own driveway so is very private, yet it's a stone's throw from the village shop and a only a few minutes stroll to the local pub.

Indoor Description
Glazed patio bi-fold doors lead into the kitchen from the parking area at the rear of the property. The kitchen has been newly fitted (2019), it's a light and airy room with extendable breakfast table, large American-style fridge freezer, a traditional Aga (which is lit from the Autumn to the Spring) plus the addition of fan-assisted electric oven and hob, dishwasher, toaster, electric kettle, and Nespresso pod coffee machine (and cafetiere). The hallway leads through to the dining room with a large dining table. At the far end of the hall is the spacious sitting room complete with wood-burning stove and a Smart TV with the normal Freeview channels - satellite TV is not installed at this property. Bi-fold patio doors from the sitting room also open on to the patio area at the rear of the cottage. There's a cloakroom on the ground floor, comprising toilet and hand basin.
Stairs lead up to the first floor where the four bedrooms and three bathrooms are located:
- one king-sized double bedroom with en-suite bathroom, comprising bath, separate shower, toilet and hand basin;
- one super king-sized double bed, which can be made up as twin beds on request (please request this at time of booking);
- one twin bedroom (that can be made up as a king-sized double on request).

The tumble dryer is located in one of the stables to the rear of the property.

We have recently completed our new, self-contained games room in the stables which has a pool table, dart board and table football as well as a bar area.
Wi-fi. heating and electricity are included in the price of the accommodation.

Outdoor Description
Trinity Cottage enjoys an elevated position above the village; the views across the valley and the village, with the local cricket field below are a typical country scene to enjoy. The private drive is quite narrow and opens up into the gravel parking area and large garage to the side of the cottage. The lawn garden at the front is accessed via a few steps up from the drive, here you will find a small table and chairs, a lovely quiet spot for relaxing with a good book. To the rear of the cottage is the patio and gravel garden area with further outside furniture, ideal for dining alfresco when the weather permits. The garden is enclosed by a hedge and fenced around the perimeter but we cannot guarantee that it is entirely dog-proof. A gate can be closed across the access drive also.
A five-bar gate from the parking area leads to a stable block, one of which can be used to store bicycles or other outdoor equipment if you wish to store these items in a secure place (bring a padlock to lock the door if you wish to). The central 2 stables have been converted into a weatherproof, heated games room which currently houses a pub pool table, dartboard and table football as well as a small bar area and sofa.
Behind the stables is a 3-acre field that belongs to the property which is available for guests to use; it has the best views across the valley and down into the village. The field is fenced but we cannot guarantee it is entirely enclosed. Please note that there are sometimes sheep grazing in one half of the paddock so please keep dogs under control.
Parking
Private parking is available on the gravel drive area beside the cottage and in the garage for up to 4 cars. Please note that the first part of the drive is narrow but we can assure guests it is wide enough for a transit van or similar.
There are 2 public electric vehicle charging points at the Village Hall which is 100 metres from the property. The charging points are type 2, 22kW (use ProjectEV App) and you will need your own cable.

The region
The village of Roadwater lies at the foot of the Brendon Hills within Exmoor National Park. Roadwater has a thriving community-owned village shop, pub (The Valiant Soldier), village hall, recreation ground and chapel. The coastline and the West Somerset Steam Railway are notable attractions of the area. The beautiful countryside of Exmoor National Park and The Quantock Hills is on the doorstep, with wooded combes and river valleys, open moorland, pretty villages and dramatic coastline.
Williton is a 10 minute drive away and has a well stocked Co-Op and Spa, a lovely butcher/deli specialising in locally produced meats and cheeses, an Indian restaurant, fish & chip shop, petrol station, gallery and pubs.
Minehead is approximately 7 miles from the property. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town), most major high street banks with cash machines, plus a range of other shops throughout the town. Taunton is the county town of Somerset and is approximately 20 miles away.

Both internally and externally this house had much to offer four oldies. It was easy to use and get about in, and most privately and pleasantly located. A high level of comfort and convenience upstairs meant we felt quite at home; downstairs also was easy to manage with a very pleasing living area and kitchen. The decor was tasteful throughout.

We really enjoyed our stay at Trinity Cottage. We found the village of Roadwater to be a delightful place with a wonderful shop and pub. We ate at the Valiant Soldier Inn four times and each meal was fantastic. The cottage is so beautifully well equipped and comfortable. The weather was a bit chilly when we were there so it was lovely to have a fire in the evenings. We also loved the games room and had many games of pool and darts in there. We went blackberry picking on the property and the dog loved the garden too. There are some great walks in the area and we found the location was very handy.

We had a wonderful time at Trinity Cottage. It was perfect for the kids, the grandparents and the dog! It was really well located for exploring Somerset. The house is beautifully decorated. The games room was ideal for the kids and it is only a short walk to a lovely shop and a playground. I enjoyed taking the dog for little walks up into the field and looking at the lovely views. You can also access the Coleridge Way from the house (which is a fabulous walk). My daughter cried when we left; she's desperate to come back.

A really beautiful house, setting is perfect and facilities are great. Clean, well equipped, well looked after and comfortable, the location is peaceful and well placed for access to Exmoor, Dunster and other NW Somerset beaches. The village shop is very close by for supplies, a short walk to the local pub or very short drives to other excellent pubs with good food.
We had a lovely restful time and will love to return.

This is a delightful house set among steep narrow lanes and hills - great for active families or groups who like walking and exploring on foot.
Large comfortable rooms and beds, and perfect for our 3 generation holiday.
Most tourist venues still shut for winter but Torre cider farm was a hit in this family with toddlers!

Our third visit and didn’t disappoint. Extremely well equipped and the village has everything we needed. Very well run and stocked community shop and tea room, play park and field and pub. Loved the roast in The Royal Oak at Luxborough, Lynmouth and the walk to Watersmeet and the cream tea at the end of the walk. Definitely recommend and we will be returning. Had a great time with our family, lovely cosy place, everything you need is here and it's in a great location, the drive is a little steep and it took some time to get mum up to the house after a night in the local pub, a mixture of age and drink perhaps! We managed to get a Tesco home delivery the day after we arrived which was a bonus although there is a small shop in the village. The grandchildren loved the games room and we spent most nights in there. Sadly due to covid a lot of attractions were pre book or closed but we managed to go to minehead, dunster, blue anchor , Porloch weir and lots of local walks including the cider farm, would love to return. Most fabulous getaway
A beautiful, spotlessly clean property with everything you could need for a wonderful getaway. The dogs loved the grounds and walking in the beautiful beach at blue anchor just a 12 minute drive away. We went for the Christmas week, beautifully decorated with a large Christmas tree and some lovely decorations. Thoroughly recommend

Couldn’t fault anything at Trinity Cottage. Location was to die for, the property was better than expected -absolutely beautiful throughout. We loved the added games room and we even experienced Mediterranean weather. Exceptional. Thank you.

Excellent Stay
We stayed as a family group of six adults. The property was everything we expected, and more. It was extremely spacious, spotlessly clean throughout and had everything we needed for our stay. The location was lovely and quiet, but good access to major roads made it easy to explore the area in all directions. We made good use of the barbecue and the spacious al-fresco dinning area, but when the weather was not quite so kind the large "formal" dinning room was a great setting for long sociable evenings. The games room provided great entertainment for all, and even rekindled some of those competitive juices. We would definitely stop there again if in the same area.

Beautifully appointed home from home
A lovely, well appointed and comfortable cottage with most things that you would need for a relaxing or invigorating holiday Helpful and communicative owners who left a very nice welcome pack. The cottage is secluded and is just as nice outside as in with good facilities for outdoor dining and sitting. Lots of games and jigsaws and, recently, a games room with darts, table top football and a pool table in the stable. This is excellently situated for all sorts of activities.
