About this cottage rental
High Barn and Little Barn are two newly refurbished holiday lets that sit closely next door to one another in the picturesque setting of Camden Farm, near the historic market town of Faringdon and Lechlade-on-Thames. There is a wood fired hot tub available and both barns have been refurbished to an exceptional standard to provide Character and Comfort throughout. The main living/entertaining space and three bedrooms are located in High Barn and a further 2 bedrooms plus TV room and kitchenette are located next door in the Little Barn. These dog friendly Cotswold holiday homes are an ideal place to escape to with your family or friends for some peace and quiet away from your busy life!
These barns can be booked alongside our other holiday let properties onsite at Camden Farm which can accommodate further guests if required - HONEY COTTAGE , IVY COTTAGE, THE STABLES - ideal for a large family break or a group booking. LIVING
Upon entering High Barn you are greeted by the comfortable living area which has been tastefully decorated to provide a welcoming and cosy space. It has exposed internal stone walls and flagstone flooring, both of which compliment the furnishings well, large sofas sit around the wood burning stove and the TV. The open plan space contains a dining table and chairs to seat 10 people The rustic farmhouse style kitchen sits next door and has a separate breakfast table with benches. The kitchen has been fully equipped to include large fridge/freezer, dishwasher, washing machine, microwave, tumble dryer, range cooker, gas hob and separate pantry area & utility room.
Downstairs cloakroom with sink and WC. Underfloor heating is in High Barn on the ground floor.
Little Barn sits next door to High barn and has its own private entrance. There is a comfortable TV snug room, separate WC and small kitchenette with fridge, microwave, kettle and toaster. (Please note there are no other cooking facilities in Little Barn.) Little Barn has under floor heating throughout.

OUTSIDE
High Barn and Little Barn are situated on a rural farm surrounded by beautiful countryside.
The barns have their own dedicated enclosed outside space with outdoor seating, sun loungers, wood fired hot tub and charcoal BBQ.
Camden Farm is located a short walk from the river Thames. Why not rent a paddle board or hire the MOD truck 'Goose' for a picnic or BBQ along the river. All bookable upon arrival at Camden Farm Barns. Goose is located indoors during the winter months in Hub barn, a space which can be used for rainy day activities with use of a ping pong table and on request, the barn can be heated.
There is plenty of fun to be had for all with use of the table football, football pitch and trampoline.
Allocated parking for 5 cars.

The maximum occupancy for this property is 10 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by three additional infants (aged 2 or under)

Great place to meet up with friends. There were 10 couples in the 2 barns, it was very well equipped with everything we could need and the welcome gifts were great. The beds were all very comfy and the outside space was also very good.
The only minor complaint was one of the bedrooms in little barn didn’t have an on suite bathroom but there was a separate toilet, this was a minor thing.
Caroline was also very helpful.

We booked this for a week for my husbands 70th Birthday with all the family and it was the perfect location to choose and the two barns meant we had lots of space and privacy. The accommodation was spotless and well laid out with everything we needed and the garden was amazing, lots of room and our 2 grandsons loved the outdoor hot tub. The bedrooms were all beautiful with en suites which was perfect for everyone to have their own privacy and the super king beds were an added bonus. We had our dog with us and the walks on the property down to the river were fantastic for him and for all of us too. The location was very good and easy to drive to the surrounding villages which all had beautiful bars & restaurants. My only "tiny" niggle was that the outside picnic table which was huge and seated all of us was uncomfortable for sitting on long term, being older and an outdoor fan I would have liked a garden seat but thats purely my preference not a fault of the property which was perfect in every way
Overall this is a 5 STAR beautiful property and we will definitely be back as we had such a wonderful holiday and I have no hesitation recommending this this to everyone.

We LOVED High and Little Barns. We were a group of 9 friends, and there was plenty of space to spread out. It is decorated beautifully and is comfortable and spacious. The kitchen was very well equipped and the welcome butter, milk, and cookies were gratefully received. There is also olive oil, salt and pepper, and a selection of dried herbs which were appreciated!
It honestly felt like a home from home and I would go back in a heartbeat and fully recommend this to anyone....friends, families with kids (huge contained garden)!
The hot tub takes a while to heat up and for a first-timer can be a bit awkward, so make sure to follow the detailed instructions in the property manual and you will be fine!
The only negative for us was we felt 16:00 was a little late for check-in and 10am a little early for check-out, cutting the weekend a little short. As a compromise an 11am check out, midday on Sundays would be perfect.

Beautifully decorated with spacious rooms in the main house and the gorgeous little barn had plenty of room for the older children, which when there are 9 of you and a dog, is perfect! Plenty of useful information left for us to peruse and the games in the outside area for the kids were great. Caroline was always on hand if we needed anything and left us with some lovey Easter biscuits which were delicious and a lovely touch. Thank you for a truly enjoyable Easter break .. we will be back!

Beautiful rural location with local pub nearby. Well stocked kitchen with everything we needed to cook meals. Milk, butter, cookies and wine were gratefully received. The hot tub took a while to heat but was enjoyable. A stair gate would have been useful for guests with young children. Nearby fields were waterlogged so take wellies! A great place to spend time with friends and we would love to return again. Thank you.

We’ve just spent Christmas at high and little barns as a family of 9, including two young children. Upon arrival, we were all so impressed by how clean and fresh the whole place felt, both barns were cosy and comfortable (totally decorated for Christmas) with plenty of space for us all. We spent a week there in total and enjoyed all the area had to offer; beautiful river walks, Ye Olde Swan, National Trust visits and Burford, which is only a short distance away and a beautiful little town. The hub barn was a huge bonus and both kids and grown ups loved playing ping pong and foosball.
We’ve already recommended to many people and will definitely be back!

Booked the 2 barns for an early family Christmas. High Barn was perfect for the Children, their partners and the 3 young Grandchildren while oldies enjoyed the Little Barn. Great fenced off area for dogs to roam and the barns are adjacent to the Hub Barn with its indoor games. The Hot Tub was very popular with the younger folk despite taking a while to heat up (start the fire very early). Also easy access to the walk down to the River which in the summer must be a wonderful BBQ or paddling experience.
Fittings and fixtures in both barns were good quality and clearly had a designer plan the layout. The High Barn in particular was very well equipped for a 9 sitting Christmas Lunch and we found everything we needed to hand.
The wider location has much to offer and we enjoyed a traditional Sunday Roast in the Plough at Kelmscott (11 min drive) which is a bit quieter than the Olde Swan and dog and children welcoming.
The rules and guidelines for all the barns and cottages are clearly set out and although one nearby party had not read the guidelines to keep the noise down after 11:00pm, we enjoyed our stay, had no reason to call our contact point and will look to repeat our visit, perhaps in 2024..

The barns expected all expectations and we couldn't believe that they were even more beautiful in real life. Such a great space for a large group, super sociable with the big dining table and kitchen. Beautiful, modern decor, fitted out to the highest spec, but still with the cosy Cotswolds feel and the games room as a great addition! We will definitely be back!

The barns are just beautiful. They've lovely big rooms, the bed rooms are also really spacious with incredibly comfy beds. The kitchen is great with lots of space, a massive fridge and useful little touches like foil, kitchen roll, washing up liquid and they'd left us delicious bits to eat. So thoughtful. Another massive point for me was how clean the whole place was. I was worried when I realised they allowed animals to stay as I am allergic and have had some awful experiences in the past with animal fur everywhere. However the barns couldn't have been more different. So clean. Never spotted an animal hair or smelt 'wet dog' as a lot of places that accept animals tend to. The only minor downside is the wood fired hot tub. We light a fire the first night, kept it going for 5 hours only to find the tub was luke warm at best and the bottom was cold. The second night after asking for advice we managed to make it too hot and had to leave the lid off for a few hours before we could use it. We maybe managed an hour over our two night stay and used a huge amount of wood to do that. I am not convinced it's all that eco friendly compared to the alternative.

We had a wonderful family long weekend stay. The barns were warm, comfortable and fitted with everything that was possibly needed. The fact that every bedroom had its own bathroom was a luxury. Even on a cold evening it was lovely to chill out in the hot tub. A secure field for our dogs gave us complete peace of mind.

Perfect place for our get together with family visiting from Australia. High and little barns provides plenty of room for a large group and allows space for everyone to have time and do their own thing. Both barns are well equipped and both beautifully presented. Loved the view from High Barn with a perfectly positioned sofa to relax and take it all in.
Kitchen was perfect and really liked the pantry with spices and condiments provided.
The hot tub is a lovely extra. Great place to watch the stars.
Great location to enjoy the local countryside with a short walk to a delightful pub on the river.
The games room in the hub was thoroughly enjoyed by the younger members (and often the older ones too!)
Would highly recommend and would love to come back soon. We wish we could have stayed longer.

Lovely accomodation perfect for our needs
The 10 am checkout was a bit harsh with so many of us plus children and babies it felt rushed and stressful which undid the peaceful stay we had experienced.
Comfy beds and lovely bedding.

We had a lovely stay at High & Little Barns. The hut tub and the games barn added to our enjoyment and Little Barn was better than we thought, the teenagers in our group loved it! The only little thing we really wanted to comment on is the showers upstairs tended to flood very quickly, which meant the floors got wet.

This was a family holiday and was an ideal location with the two barns to use. The barn hub was a great facility offering different games, especially useful when other family members joined us for a birthday celebration. Although it was a shared facility for the whole site everyone respected other visitors and there was no problem fitting in use. Views were amazing and a very beautiful location.

A wonderful property in a beautiful setting: well equipped, although more cutlery would have been useful. Loved the games barn and hot tub. My only criticism was that the cream sofas were very grubby and it would have been nice to have been left some dishwasher tablets.

I am not sure where to start, High and Little barn are absolutely stunning. There was a group of 10 ladies who had a grand time. The place looks even more gorgeous in real life than it does in the photos, plenty of space and even a table to seat all 10 of us. The little touches were lovely. We did have some trouble with heating the hot tub but after we got it going it was perfect. I would book again in a heartbeat. Thank you for letting us stay it really did make our weekend special.

Amazing stay at High and Little Barns
So much thanks to the team for our stay at High and Little Barn. Our party of 10 stayed here for the duration of our wedding and it was just an amazing place to be. The team were so helpful, the scenery was so beautiful and the facilities were second to none. We had an extremely comfortable stay and I can't wait to return again very soon!

The two barns have been well converted and provide good accommodation. It worked well for 6 adults and a toddler. Two fridges and a pantry provided plenty of space for food storage, and Caroline, the manager, couldn't have been more helpful in providing the additional kitchen equipment that we needed. Most of the beds were fine, although the twins/superking in the main bedroom were too soft for any of us to sleep on, but fortunately we could use other rooms. The hot tub was great, and much enjoyed, and on a wet morning we thoroughly appreciated the Hub Barn with all its games. The large enclosed garden was perfect for our dog.

Brilliant property!
My friends and I stayed for a long weekend and can’t recommend the place enough. The rooms are a very generous size with great comfy beds and the communal areas are perfect for casual hangout. A wonderful place to stay!
We stayed here in November while we were getting married, and couldn’t have been happier. The barns were cleaned to a high standard and beautifully decorated, with everything you could possibly need for a stay. I did a lot of cooking there and found the kitchen had everything, even things I would have forgotten myself! There were also many thoughtful touches, for example food basics when we arrived.
Caroline and the staff couldn’t have been more attentive, and reassuring that if we had any requests they would do their very best to fulfil them. For the stay itself we were left to our own devices, but assured they were at the end of the phone if needed.
Camden Farm is a fantastic place for a large family get away, we booked a few of the cottages all next to each other, so we were close without being on top of each other. The barns all had their own beautiful character and were so well equipped! It’s also great for kids, as feels very safe and there is plenty to entertain them with. Honestly can’t fault a thing, and looking forward to the chance to visit again one day.

Family celebration
We chose High and Little Barns for a family celebration partly because they were roughly equidistant (although not quite!) from our homes in London, East Anglia and Cheshire. All discussions with Stay Cotswolds before booking were extremely helpful and accommodating. On arrival we found a delightful welcome pack, including crumpets, and logs for the wood burner. Everywhere was spotlessly clean, and the bedrooms and en-suites all good sizes. Both properties had extremely well equipped kitchens and bathrooms, and anti-bac sprays and wipes were left in the main living areas. The enclosed garden incorporating the two properties was a bonus with the dogs.
There are several properties within the farm complex, but although we were aware of other people in some of them, they are very well spaced out, and we were not overlooked at all. As we were slightly elevated, we had the most amazing sunset, and wonderful views of the surrounding countryside.
The weather wasn’t particularly kind to us, but we did several walks, including one to Ye Olde Swan at Radcot. And we discovered the games barn, with table football, table tennis and board games within the farmyard, open to all residents of the properties.
We had a great time there, despite the weather, and I would love to return in the summer.

We had a wonderful stay. The views from High Barn are stunning. The rooms are all good sizes and both barns are well equipped.
The strawberries and wine in the fridge were a welcome touch, along with a few other provisions.
Our Grandchildren loved the large garden and the available football field complete with goal posts.
We were also able to do some paddle boarding on the river, my son had bought his board but there were also some available.
Overall, we had a fantastic stay and would happily return.

The best staycation yet!
The barn was absolutely amazing. It was clean and looked exactly like the pictures. We were pleasantly surprised at the amount of items available for use in the kitchen (from several herbs, oil, etc. to the pots and pans and utensils). The surrounding areas were quiet and very spacious, we were able to take walks down to the river. All in all, we had so much fun and we would 100% visit again. Thanks for having us!
