About this house rental
Sandbanks is a modern building located on the waters edge of the stunning bonefish flats. Turtles feed just yards away from the house. It is well-equipped, beautifully furnished and very well-appointed. The property boasts a heated infinity pool, a pool table, a ping-pong table, kayaks, paddle boards.
We have a small, man-made beach (ideal for the little ones) and a dock which you can use to board rental boats. Access to the water is via the boat ramp and the water height varies from a few inches at low tide to 5ft at high tide.
We are located 10 minutes away from George Town, which has restaurants, grocery stores and banks and 40 minutes away from the airport.
Sandbanks is one of the few houses to have solar power, and a generator which automatically kicks in when the power cuts out. Power outages are frequent on the island its important to have this reserve power source. Our hot water is heated directly by the sun. We have recently installed a $200,000 solar farm to cope with all the property's energy requirements.
Josh, our caretaker, can organize excursions, chefs, masseuses (or pretty much anything) when you arrive or we have contact details in our visitors manual which we send out when you book with us.

We had an absolutely amazing time at Sandbanks. We had a group of 15, ranging from ages 4 to 84. The house was large enough that we all had plenty of space to spread out, but there was also plenty of space when we wanted to hang out together. The water in front of the house is some of the prettiest water on the island! We walked out to the sand bars a few times. The pool was great. We were able to use the charcoal and propane grills for dinners. The only real complaint I have would be that we never really got a hot shower. Most likely because of so many people in the house. But other than that, it was so great. Josh, the property manager, was very responsive and helpful. We had some air conditioning issues that were quickly resolved. The location of the house is great, but the roads are ROUGHHH. We had a Pathfinder and two minivans. The minivans struggled until we found some better roads to get to the house. I can't say enough great things about Sandbanks though, and would highly recommend. You can not get a more gorgeous property!

Sandbanks Lodge was the perfect house for our four families. From the moment we pulled up to see the view of the beautiful flats to our last morning enjoying the beautiful heated pool! The 6 bedrooms had the most comfortable beds and each had their own bathroom with towels and beach towels. The air conditioners in each room cooled the rooms down quickly in the afternoons so that we would turn them off during the day while we were out visiting Exuma's beautiful beaches. The kitchen was large and open to the great room for fun family meals and game nights. There is another full sized refrigerator in the game room too! The teens loved the dual pool and ping pong table. The mom's loved the yoga mats and weights provided and everyone enjoyed kayaking and paddle boarding. One day at low tide we even walked to the island straight out from the house- we were thinking it is 3-4 miles round trip but a fun adventure. I would definitely recommend this house to any groups looking for a fabulous time in Exuma!

This place was amazing! It really had everything we needed and was very spacious. I will say, the road getting to the property was a bit bumpy and more like an off road experience, so make sure you have a vehicle suitable for getting to and from! đ Josh, the property manager was very attentive. One of the showers didnât work in a kids room and the gas grill didnât work upon arrival. In the propertyâs defense, we didnât mention it until departure. Weâd definitely book again! đď¸

Our week at the Sandbanks Lodge was everything we hoped for and more. The house is gorgeous with well-appointed rooms and kitchen. The outdoor space was where we spent most of our time. The kids loved the pool and the dock & outdoor swings. Hours were spent fishing and playing in the water. Communication with the owner was easy and he was very responsive. Josh, the caretaker, was always available for any questions. We thoroughly enjoyed our stay and would highly recommend this accommodation. Two notes: the roads to access the property are challenging, but we had a minivan and still managed just fine. Secondly, if traveling with small children we brought our own life vests (easy inflatable ones that were very packable on Amazon).

Spent a week at the SandBanks Lodge with two families (total of 11 adults). This house has a great setup on 3 levels so there was plenty of ample space. I have to add that the upstairs master bedroom has a super comfy mattress so appreciated that! The kitchen and dining room are spacious and the large patio overlooks the ocean. Having the heated infinity pool was a plus along with canoes and paddle boards that we used to get to the sandbar that appeared at low tide. Josh, the caretaker, met us shortly after we arrived and explained everything about the house and was always reachable by textâŚeven on New Yearâs Eve when we ran out of paper towel and the stores were closed. While we did explore the island and did several excursions, we also spent plenty of time at the house relaxing inside and out and everyone agreed it was the perfect landing spot. We would definitely recommend this home to family and friends if they head to Exuma.

This is a dream house! We were 2 families, 8 adults and 2 children. The house has 3 levels. The younger couples stayed downstairs on the pool level with the games room. Perfect! The rooms are all spacious with en suites. The master is out of this world. We rented a boat for the 10 days we were there and a couple of jet skis. We caught and cooked fresh lobster, crab and fish every day! Holiday of a lifetime!

We came with a group of 16 and the house accommodated everything we could have imagined. The kitchen was large enough for our group and room to cook, all of the kids had comfortable beds, including the adults, Josh, the house manager was very responsive, and the pool was big enough to accommodate our group as well. I would definitely stay here again.

To the Sandbanks Lodge Villa owner and management team, thank you so much for a beautiful stay. The villa was absolutely breathtaking, everything from the view, dĂŠcor, and amenities was definitely worth it. The view is so beautiful and tranquil, it was therapeutic waking up to it every morning. The pictures and video are great but to be 100% honest, it just does not do the property justice. The ability to walk out the back yard and into the ocean for miles at low tide is a lifetime experience that you sounds made up when explaining it to others. What an incredible experience. The location was a little tough to get to because the roads are not well paved off the main street. However,we felt very safe. Robert and Josh promptly answered all of our questions which was much appreciated. Because they didnât have guest booked right before us they allowed us to check in a little before check in time. This just speaks volumes of how accommodating management was and we greatly appreciate it. We look forward to staying at this villa again on our return to Exuma.

Loved every minute! James was easy to communicate with for the months prior to our stay and Josh was great when we arrived. Home was clean and perfect for our group of 10. We enjoyed walking the sand bars and low tide and jumping in the pool at the end of our beach days. Amazing home amazing people to work with. Thank you James and Josh!

House was amazingly beautiful and couldnât ask for more amazing views to wake up to every morning! We had a group of 12 with 4 teenagers who loved every minute! The roads to the house were tricky but made it ok with the rental mini vans. Watch out for pot holes! The house had everything we needed to cook , towels, washer and dryer, kayaks, and paddle boards. Pool was great and even had a daily visitor who became our vacation mascot âChewyâ! Would highly recommend and canât wait to get back there!

Our family was very comfortable and enjoyed the accommodations, pool, kayaks, location to many island activities, and short distance to the Georgetown airport. The views from the many balconies of the water and sandbar was spectacular. There were several issues that were resolved quickly. This is the reason we are giving it a 4 rating.

When we arrived on Exuma, we were told that the property manager would meet us at the airport. He was not there. We were able to get a hold of him and he told us that the new process was for him to meet us at the property and we would need to find it via Google Maps and he would meet us there in an hour. We found the property ok via Google Maps but he never showed up that day.
When we arrived we found the house to be extremely filthy. The floors were not cleaned, there was dirt and filth throughout the house. There was mold in the refrigerator, the kitchen was disgusting, food was caked on the backsplashes, ovens interior and exterior, countertops were filthy, light switches looked like they had never been cleaned. The first night I pulled back sheets to tuck in one of my children and it was obvious that the sheets had not been cleaned. There was mold in multiple showers as well as trash. There were screws and other debris found all over the patio and pool deck. It looked like on the 2nd floor patio, someone had thrown up and it was never cleaned as well as burned matches and dirt all over that patio. On the last night there, one member of our group had major injuries to her foot because she tripped due to missing pieces in the patio near the laundry room.
The manager, Joanes, showed up the next day and I told him we wanted to let everything go but that we were disappointed in the cleanliness of property. We just wanted to enjoy our vacation.

This is a beautiful property in a beautiful location! Our family enjoyed all the amenities that were available.
On our first day, we just stayed on property and enjoyed the pool and took a day to recover from traveling.
On the 2nd day we used the provided equipment to kayak and paddleboard out to the the sandbar.
The third day we rented jetskis through Splashzone Water Sports (242-464-1459) Matthew promptly delivered two 3 seater jetskis and a 3 seater towable float to the house. I called and scheduled with him in the a.m. and in 10 mins we were able to confirm the equipment and delivery and two hours later we had the jetskis and enjoyed for the afternoon. They have full day rentals as well as boat rentals available as well and could not have been more accommodating!
Day four was windy and rainy so we just popped into the pool between showers. The pool is nicely heated so you can enjoy it even if the temps are otherwise cool.
Day five we went to Cocoplum Beach and exuma point to do some snorkeling, shelling, and playing in the sand. We didn't find too many shells or sand dollars, but we did see some kitesurfers (looks like it would be really fun, but most of us were either too young or too old for!). The sand dollars are found on the sandbar below the house on the cliff. But at Exuma Point, we saw lots of seastars and jellies.
The last day we took a private boat tour with Roberts Island Adventures. Also recommend!

We had the absolute best time at Sandbanks Lodge! The property was even more beautiful in person and was everything we hoped for and more! I group of us came down to Exuma for my husbands 50th birthday and had a wonderful time. The house was clean, comfortable and had everything we needed to enjoy our stay. James and Joanes were easy to communicate with and they made sure everything went smoothly for our trip. We had a few questions and needed help w some stuff at the property and Joanes was extremely helpful. He helped us sent up boat tours and fishing too. We cannot wait to come back!!

This was a multi generational family vacation. We had planned this trip for a couple of years and it did not disappoint. We found something for everyone. The little ones loved the pool and we took the kayaks to a nearby island. We loved the beaches and exploring the island but mostly we enjoyed spending time together at the house. It was perfect for us.

New, large house easily accommodated 3 familes
3 families (7 adults and 7 kids) stayed at Sandbanks for 5 night. Large house, new and clean. Modern with all creature comforts. Well stocked kitchen too! (2 full size refrigerators!)
Roads to house were EXTREMELY rough, but the sedan, crossover and jeep all survived the roads multiple times.
Joanes is very helpful and answer quickly. Only (and not major) things we needed help with: laundry room was locked and we needed dryer to dry towels after rainstorms and there were no coolers available.
Overall- great house and would recommend for a large group.

Awesome Home! Great for Groups
The location is perfect. It is right on the water. At low tide you can walk to the massive sandbar and the islands across Bonefish Flats. You'll want a high clearance vehicle for driving on the road to the house. The area the home is located in is quiet and relaxed.
James, the owner, sent a booklet about the home with some excellent restaurants and suggestions for things to do. It was SUPER helpful!
The house is great for large groups. We had a total of 9 people. We all had space to spread out. Each bedroom has an attached bath, which were all very nice. The beds were super comfy.
It has what I'd call a 3 cooks kitchen. I love that 5 gallon jugs of water were attached to the fridges. The fully stocked kitchen comes with all of the pots, pans, utensils, dishes, coffee makers, french press, etc. you'll need. The spices that were at the house were minimal (salt, pepper, and a little garlic salt). We didn't have a problem finding groceries at the store (except tortilla chips).
We loved the infinity pool! We used it morning, noon, and night. We absolutely loved that it was a heated.
The home was very clean when we got their, however we had 9 people staying at the house for 8 days. Cleaning supplies were very minimal. We had to ask for a broom from the caretaker, Joanes, who brought a broom (he's always very responsive). We ended up putting a towel at each of the doors to help minimize the sand we tracked in.
Joanes help us find a charter boat for an all day tour, which was AWESOME! He also helped us find a chef who made a delicious Bahamian dinner one night.
We loved being able to do laundry and having a really nice washer and dryer.
Internet was spotty at best and didn't work reliably. After resetting the router every 30 minutes, we just kinda gave up (it was good for us to not be glued to technology).
Each bedroom and two common areas had TVs. Don't plan on using them. The listing said satellite TV was available. It was not.
We didn't find snorkeling equipment at the home.
We loved the home, location, Joanes and will absolutely be back!

Amazing property/great location
This house was incredible! It was larger than expected and the layout was great for multiple families traveling together. We were four families with 2 kids each. Everyone had ample privacy and their own bathrooms. The kids had tons of space to spread out and play. The pool and pool toys were great. The entrance to ocean was easy and the water was so calm because it was on the Caribbean side. We walked out to the sandbar and island to explore. Also, the location in proximity to Georgetown was great. Short and easy drive to get to the market, church, dock, souvenir shops etc. We explored the whole island and this house was a great base camp for our large group!

Stunning
This property is stunning. We thoroughly enjoyed our stay. We had two families with adult children. We had plenty of space and amenities. The property book sent by the owners was invaluable, as was Joanes!! We COULD NOT have managed without Joanes. A couple of tips for future travelers. 1. You must rent an SUV. A car will not manage the roads to get to the property. 2. Bring cash. Venmo is not an option. Credit is not always available. 3. Itâs an adventure. Not a luxury resort trip. Be prepared with the right shoes and clothes.

Incredible views
The house and views are stunning. The kitchen and living areas are plenty big for a larger group. Bathrooms in each bedroom are awesome.
Fairly central location, close to unpopulated beaches, and a short drive to the market.
With the massive sandbar and islands to walk to across the bay, we enjoyed staying at the house just as much as exploring the beaches.
Joannes, the care taker, was truly great. He responded promptly and handled any questions we had.

Fantastic house
We enjoyed our stay, the house is fantastic and as advertised. Having access to the kayaks, heated pool and paddle boards was great as we used them every day. We only had a couple of questions for Joanes while we were there, he was quick to answer and help. The road to the house is a bit rough so make sure your vehicle isnât too low to the ground. There were 10 of us in the house and we had plenty of room. The week went by too fast!

Beautiful home for large group
We loved this house - it was perfect for a large group. The layout with suites makes it very comfortable with everyone having their privacy. The bonefish flats are gorgeous and we loved using the paddle boards and kayaks on property. The kitchen is well stocked and the decks are comfortable and have an amazing view!

Well, from the day I booked until we arrived home last night, this has been one of the best rentals weâve ever had! The owners communicate frequently from their home in the UK and Joanes, their caretaker, replies within minutes any time you have a question. This house is utterly spectacular! The pictures do not do it justice. We had 17 people in our party, four families with ages ranging from 13 to 50. We decided to rent their other house, Seabreeze Lodge, which is right next-door as well because we had so many people but to be honest, we probably didnât need it. This house is so well-equipped and huge that it could have satisfied our needs all on its own. The view is stunning and being on that side of the island has always been my favorite but on this trip it especially was the case as the winds were coming out of the Northeast. The other side of the island was huge waves and wind but we were protected the whole time. At low tide you can walk all the way from the house to the little island that is about a mile away. At high Tide you can paddleboard or kayak there. The house has plenty of paddle boards and kayaks to go around. Alternatively, you can just lounge in the pool which is the only heated pool Iâve ever had on Exuma. Perfect for March! The beds in this house are extremely comfortable and clean. This is something that is really important to me as I am a light sleeper and if the bed is not comfortable I toss and turn all night. I slept like a baby here! There are three master suites that all look out on the ocean and three other bedrooms that are spacious and very comfortable. The master suite on the third floor is like a palace! People were playing music and frolicking till late at night and I never heard them! The owners sent brochures for both homes to us well before our stay so that we would have all the information we needed. And Seriously, Joanes is an absolute gem. He met us at the house with a massive smile and took care of every need we could possibly have had. I desperately hope that we will get to stay at sandbanks again!! Unbelievable location. We will be back. This was my 5th trip to the Exuma, Bahamas and this house has taken the cake. Joanes, the property manager, made the trip even better.
