Had a great time!!

Positives: Overall accurate as to location and amenities described, bedding and bathrooms very clean.
Negatives: The home is in disrepair and photos do not accurately portray the inconvenience of lake access. This place is neglected, torn screens on the patio, broken door, unusable grill, dock fridge does not work, kitchen fridge barely keeps food cool and the ice maker does not work. The stairs down to the dock are overgrown and the kayaks are not watertight. We ended up buying an outdoor charcoal grill to cook outside.
Overall an enjoyable stay tarnished by disrepair and lack of TLC to what was once a beautiful home.

There were nine of us who stayed at this property. It had so much space for the teens to hang downstairs, the baby to sleep in the laundry room where it was quiet and adult bedrooms.
The only negative for us was through no fault of the owner. There are 144 steep steps to the dock which was a significant task for most of the adults. The steps were extremely slick after a light rain making it too treacherous. We went to the POA beach and had to pay $5 a person even tho we had the activity pass which just allowed us to enter the beach.
Note: we travelled with a family member in a wheelchair. We brought our own 8 ft ramp and used the garage entrance to get them inside. The open floor plan and the spacious master bedroom was perfect for our adaptive needs!

The location, size and floor plan worked great; however, the condition and furnishing are not as depicted in the online listing. Very few of the furnishings shown in the listing are currently in the house up to and including missing sliding glass door curtains in the master bedroom, meaning no privacy. Patio spaces have screens falling, rotten framing, old ripped cushions, etc. Given the $500+ cost per night, we were expecting, a much higher end home.

Picked up son at U of Ark for a long weekend. Really happy with house. Nice elevated house above the lake. Plenty of room for a big family, even though only 2 of us. Good for our dog with screened in porch area for him to chill. 5 golf courses within 10 minutes. Eureka Springs only an hour away. I hope to return soon.

Love the ambience of this place. It was lovely for a Thanksgiving stay and I can imagine it would be perfect for a summer stay. The communication with Bob was great. We would definitely stay there when we are in the area.

Beautiful home set on Lake Avalon. Was a little too chilly to enjoy everything that the home had to offer but we had a wonderful time

There was plenty of space for the 4 kids and 6 adults on our trip. The dock had a large number of steep stairs to get to the water but once down there the swimming was great off the dock and the kayaks were fun! We had a great time playing ping pong and hanging out on the screened in balcony. Overall it was a perfect place for our family trip.

It was a great place to stay. Made me jealous of my house once I got back home and maybe a little depressed about leaving.

House as described. Great view over lake. Rode from house to MTB trails. Kids enjoyed catching bluegills on dock. Enjoyed the Avalon beach. Nice having the garage. Would be really fun with two families traveling together. Host very responsive. We appreciate it!

We traveled from Michigan for a family reunion with 8 people. Loved that the home had enough space to accommodate everyone comfortably. It rained nearly every day so we didn’t spend as much time outside as we hoped but managed a swim off the dock on our final day. Highly recommend.

We very much enjoyed our stay in Bella Vista. The house is the perfect size for a multi-generational get-together with plenty of space for everyone. The views are stunning. Kids loved the ping-pong table and firepit. Those traveling with older adults or young children should be aware that it is 140 steep (!!) steps down to the dock (not for the faint of heart). Our solution was to rent a pontoon and tie it up to the dock so the grandparents could also enjoy the water. There were some minor maintenance and upkeep issues (Old showerhead in the downstairs bathroom, some broken dock furniture and kayak, etc.) that didn't stop us from having a great vacation.

A fun and comfortable family friendly house and setting . The house could use some minor repairs including the masonry steps and downstairs shower. Some curtains in the upstairs living and bedroom are needed for privacy and shade in the afternoon.

A wonderful house for a short vacation in Bentonville! 20 minutes from the Square, quick access to wonderful, biking trails, and a great gorgeous lake! The only thing I would bring up is that it is a lot of stairs to get down to the lake, so if you have old knees, it’s a little bit of an effort. We will be back!

The layout of the house was great. Everything about the home was amazing. If you’re going to spend time at the lake, realize the stairs to the water are extremely steep. We used the guest passes for the beach because our young kids couldn’t safely make the trip up and down the steps.

The house is perfectly located for a remote feel, with easy access to Bentonville. It is a very large home that can easily accommodate groups without feeling cramped. They even have a bonus refrigerator in the garage. The only disappointment was that the furnishings and dock aren't quite as fresh feeling and looking as they are in the photos. That was more than made up for in other ways. Matresses felt new and were very comfortable. The host is wonderfully communicative and helpful. Their property manager answered the phone immediately when I called and responded with kindness to my questions and a helpful attitude toward requests. An alarm system on the property provided comfort and confidence in alerting all when doors were opened. That allowed us all to rest more easily in an unfamiliar space. Thank you for a lovely weekend!

Wonderful property located on scenic lake. Extremely accommodating for the 3 couples. Close to most attractions in the NWA area and yet remote enough to enjoy all the Ozark have to offer - hiking, biking, etc. Great communication from the owner. Highly recommended.

We enjoyed the house. It was perfect for our group of 8 adults. Loved the lakeside location and close to the things we wanted to do. Just note others comments on the stairs to the lake and that the downstairs bedrooms are not closed door private for 6 (one is in the game room and 2 are together with a partial wall) - not a problem just wanted to clarify if makes a difference to some.

My friends and I had an absolutely wonderful time staying at this beautiful lake house. The hosts were so gracious and helpful and our stay couldn’t have been better!

This house had everything we needed for a large family and to host the grooms on the big day. The multiple outdoor spaces were wonderful. One of the spaces is a screened porch. We also fished and kayaked. The walk to the dock is pretty steep, but it didn’t bother the young people at all.

This property is located right on lake Avalon in Bella Vista and has beautiful views of the lake. The lawn is nicely landscaped and well maintained and has a paved pathway to the stairs leading down to the lake. The dock is spacious and has ample seating, including 2 lounge chairs. The lake is perfect for kayaking and paddle boarding or just floating around relaxing. The house is large and has ample room for a big group. Bob, our host, was so nice and his communication was very detailed and thorough. He did everything he could to make our stay enjoyable.

Great place for family vacation
Loved that it was a no wake lake with dock that we could swim and kayak off of. Plenty of room for 10 of us.

Great time
Excellent home that is in good shape and well arranged. It was nice they provided kayaks and the location is fantastic (close to beach and mountain biking trails). Great communication and a fun place to stay. This was a known entity but renter should be aware that it is a long way down to the water.

Wonderful Avalon Lakehouse
My family had 4 wonderful days at this lakehouse hanging out on the dock, kayaking and floating in the lake. Also family activities and dinners in the spacious living areas. Highly recommend for a relaxing vacation or weekend.

Wonderful getaway
We had a very active and adventurous stay. Loved the location of the house to the trail system. We were able to wake up and just go straight out to trail running. Loved the dock as well!

Amazing place to stay
Wonderful place to stay. House is very clean and has everything you need. Amazing views and love the screened in porch!! Nice dock to hang out, fish, swim, and kayak. Love the fridge at the dock too! Does have several steps to get down to the dock, but steps are in great condition and has a rail to hold onto. Could be challenging for elderly, but my 80 year old mom did it and took it as a challenge!! Is a no wake lake so quiet and peaceful. Memories made! Wonderful!
