Nice property, great views, beautiful walk-out unit, ideal for 2 couples (if you don't mind sharing a bathroom) or a family with 1 or 2 kids. The unit was extremely clean and well-provisioned with nice bedding, a very well-equipped kitchen, very nice indoor and outdoor furniture, and details like electrical converters and beach towels. Parking was convenient. The property seemed to be mostly mature residents with the odd young child, so was generally very quiet with the exception of a slightly noisy get-together in an adjacent unit one Saturday night. It felt very safe and secure. Marie-Laure, the property manager, was very responsive and easy to deal with. There are some tremendous restaurants on the property, or very nearby, as well as an excellent bakery and small grocery store that carried everything we needed.
A few comments:
- I'm not sure why this is described as "Coco Beach" - Pay close attention to the map and location before booking- the description is misleading, as the property is not located at Coco beach, which is on the East side of the Island, about 1/2 hour drive away.
- There are a few great restaurants, a bakery, and small grocery store within walking distance, but not much else. You will want to have a rental car unless you just want to hang out by the pool and do most of your own cooking.
- the beach is nice to look at but not for swimming.
- there were some basic provisions (one day's worth of coffee, 1 or 2 roll of toilet paper) but we needed to restock for our week-long stay.
- we were only provided 1 key for the residence and 1 FOB to open and close the main gate; this may be ok for a family but was somewhat inconvenient for us as 2 couples who occasionally wanted to do things without the others. However, in fairness, we didn't ask if a 2nd key or FOB was available, so it may have been an option - and in my experience, there are enough cars in and out of the main gate that you wouldn't have to wait long to get out on foot if you didn't have one.
- As is common in St. Martin/St. Maarten, there were at least a couple of power outages across our half of the island during the period we were there. We recommend leaving the wind shutters rolled up during the day so that you have daylight indoors in case this happens (because they are electrical-operated). If this happens, just go over to the Dutch side of the island, about 5 -10 minute drive away; they have their own power grid, so you can enjoy a meal there while you wait for it to come back on.

Me and my family stayed in the villa for 7 nights in Feb’23. That was a wonderful experience and we enjoyed our stay a lot. The apartment is good, it’s equipped with all the necessary stuff (there are and even more than one could expect). The apartment faces beautiful beach. There is also a shop with good variety of food in 5 minutes walk. I’m definitely recommending this house.
The main con is lack of access to the sea for swimming (there are big rocks and waves preventing any swimming). So, you could either use a swimming pool or drive to one of the island beaches.

Coco Beach villa was BEAUTIFUL! I took my mom as a surprise for her 62nd birthday along with my 2 teenage sons. We spent 9 days in paradise and enjoyed every minute of it. It was located perfectly on the beach and just steps away from the pool offering beautiful views all day long. The night time was just as beautiful as the day with lights to illuminate the back sitting area...BEAUTIFUL! It was a nice, quiet and relaxing stay. This is the place to visit if you're looking for rest and rejuvenation. It is very close to all of the shops and restaurants in Marigot and equally close to Cupecoy & Mullet Bay beaches. It is fully stocked with all that you need to prepare your own meals. There is a small market across the street that have essentials but if you need more, we found an express market in Cupecoy that had everything that we needed. The drive is 6 minutes away via car. We rented a car to explore the island at our leisure and found it to be more cost effective than taking a taxi everywhere. My family and I had an excellent time visiting St. Martin and staying at Coco Beach. MarieLaure was very attentive, answered all of our questions and was only a call/text away. We even had a private nurse come to the villa to complete our Covid testing for our return home, which was so convenient for us. Overall, a beautiful experience visiting a beautiful island with beautiful people. We will definitely visit again! Thank you MarieLaure! 😘
The beds were a little on the hard side but everything else was great!
