Our family just returned today from staying at the Niblet cottage. The easy walk to the beach was wonderful. The cottage was adorable and perfect for our family of 3 and 2 dogs. The neighborhood folks were kind. Lots to do in the area - nature walks, canoe in the marsh, whale watching, and Old Orchard Beach. The minor issue was no dishwasher or hairdryer like mentioned, but again that was small, not significant where it impacted the trip. Would defly recommend this location to family looking for a quiet getaway close to the beach. The beach access was gorgeous, quieter than OOB. Took some great pictures of family together! And the host communicated exceptionally well and provided fantastic recommendations in the area. Awesome opportunity!

Very nice area. Wasn’t sure if we were supposed to access searose to head to the beach or go out to east grand and around. Otherwise very nice property. Only downside was that you accessed the bedroom with the bunk beds through the main bedroom. But wasn’t an issue cause it was all family.

Cozy like a fairy tale cottage. it was clean with everything we needed inside, plus a beautiful beach at no more than a two minute walk. Lots of restaurants if you want to eat out and lots of fresh farm stands if you want to eat in. It is the perfect place for a family vacation.

This is a great location, just steps from the beach and far enough outside of the OOB / pier area that we didn't feel like we were in a crowd all the time. It was great to have an outdoor shower (attached to the big house) and a clothesline as well as a washer/dryer. Having AC was great too.
The living room setup is pretty uncomfortable - tv at one end, couch not facing it, chair at the far end. Not a big deal.
While we were there the valve for the hot water in the shower broke. We heard from the service guys that there was renovation planned for the coming winter that would have included the bathroom. I wish this had been addressed earlier. We ended up having to keep the hot water for the whole house turned off most of the time (otherwise, the shower could not be turned off and hot water would have run continuously). The workmen who came to look at this were very nice and friendly, I just wish I didn't have to worry about coordinating times for home repairs while I was on vacation. (We didn't want our dogs to be stuck in the crate all day, but we also didn't want them bothering the workmen when they came in.) I was surprised that we weren't offered anything (a discount, etc) for the hassle. The bathroom mirror was also cracked, and over the course of the week the crack spread from a couple of inches, to running the length of the mirror top to bottom. This also seemed like something that could have been noticed and fixed before we got there.
Overall we had a great week, but the house itself could definitely use some work.

Could use a new mattress for the double bed and a small table inside for eating.Other than that is a great place to stay and very clean .definitely will stay there again

Fair
Well, first let me state the positives. The location is perfect. It's steps from the beach. We could bring our 2 fur babies too which is awesome. As far as Bayley Rentals goes, Allison, Monique and Melissa were great. All of them, especially Allison, went above and beyond to make us as comfortable as possible. She really made us feel welcomed, and wanted. The maintenance man Greg, who had to come fix the shower (it was broken,) was amazing. My husband and I really enjoyed him being there! Thanks again Greg!! Now...the cottage...quite a disappointment to say the least. Can you say old?? Needs MAJOR renovations!! Appliances and furniture are archaic. And if it wasn't for Allison, it would have had no a/c. She had to purchase it with her own money. There are 3 and a 1/2 rooms and one air conditioner, a floor unit when you 1st enter the cottage. When we got there, the heat was stifling. And the cool air does not reach the entire cottage. For the money we paid there should have been more than that. There was no kitchen table and no coffee table so we had nowhere to eat until Allison brought us a coffee table, which was great. The refrigerator handle was broken off, and we tried to cook a pizza in the ancient oven, but it caught on fire after 6 minutes. The fire alarm was going off for almost half an hour. As far as getting a hold of anyone after hours for help, it's pretty much impossible. We locked ourselves out one night, and would have had to call a locksmith if it wasn't for the neighbors next door, who had a key, thank goodness. We tried getting a hold of someone at Bayleys by phone and text several times, to no avail. There is even a number to press for emergencies, but no one answers or returns your call. The shower is so old and cheap that it rocks back and forth. The shower head was broken, and sprayed all over the bathroom. The bathroom rugs were disgusting. They looked like they hadn't been washed in years. My husband had to go back home a few days early, to return to work. He is a tractor trailer driver. The morning he was coming to pick me up, he got SLIGHTLY held up, which happens sometimes in his line of work. When I explained this to Bayleys, and asked them if I could stay until he got there, Sarah said no, even though I would have no where to go. I was so upset I was sick. After my husband called them, they finally agreed to let me wait. Definitely not returning.

Great location
Location was great, didn't love the layout of the place regarding the kids bedroom attached to the master. The shower curtain was a nightmare and not attached correctly.. Also didn't realize that it was a guest house and other people would be right there. Thankful the beach was really just steps away.

Rustic but Acceptable
The location to the beach is excellent and the kitchen is outfitted very well with new pots and pans and cooking utensils. I realized from the pictures that it was small and kinda had an idea of what it would be like. The sofa and chair are too large for the room leaving watching TV awkward. Very grateful for the cable and nice sized TV. The bathroom is small but manageable. There aren't any outlets in the bathroom but there was a power strip in the closet. The hooks for the shower curtain would work better if they were enclosed hooks. Every time we slid the curtain open or closed, they became unhooked. The shower head wouldn't stay in the up position and had to take several showers holding it up. I'm sure the PM would have fixed it but we were only there for two more days so we lived with it The medicine cabinet and shelf underneath were utilized well and appreciated. The biggest suggestion I have is to PLEASE purchase at least one window unit or install a room AC system. I understand it doesn't typically get hot up there but it being a rental property, it is needed on occasion. We spent 3 miserable days with it being 90 degrees in the house. The PM did bring two box fans which helped with the owners two stand alone fans. The place really isn't bad but the lack of AC made it less than desirable. Some positives were the place was clean, many little freebies that came in handy such as dish soap, tide pods, razor blades, tooth brushes and paste. The whoopie pies were fabulous and the place did include sheets, towels and dishtowels. I would stay there again if it included AC.

This is a place for people who mostly need a place to sleep near the beach
For those who don't care about or need air conditioning, a disposal or a dishwasher and simply want to enjoy the beach, travel around, shop and eat out, it's fine. The eating area is very limited, there's no electrical outlet in the bathroom and no way to watch TV without moving the furniture so one person can face the TV.
