About this house rental
Newly remodeled million dollar Beach House is in a quiet residential neighborhood. This is a perfect spot for families. There’s a private backyard pool. On the way back from the beach there’s a hot water shower behind the fence where guests can rinse sand off. The beach is a five minute walk from the front door. For the guests, there are bikes, surfboards, boogie boards, beach towels, coolers, a beach bag, and a wagon to take everything down to the beach.

House Manual Rules set expectations with guests, like limits on smoking, pets, areas that are off-limits, and permission to have visitors.

If either one of these rules are violated there will be an additional $250 service fee.
Check in is 4 PM. Providing all of the requirements have been met, I will message you the code. If all of your guests are not registered, within 48 hours of your reservation arrival time, I may cancel your reservation.
To enter the home once the code is received, simply use the code to enter the front door. The code is a 4 digit code. Enter the numbers and then WAIT until the dead bolt completely moves to the left. The green light indicates when the lock is open. Trying to force the door open prior to the dead bolt moving over may freeze the lock and prolong entrance. Guests will have complete privacy, but I will be around if you should need anything or if the neighbors call me.
It is the responsibility of the renter to make sure all guests are listed. As the house is equipped for 8. Eight guests is a comfortable number and the cleaning crew is used to cleaning for 8. With approval, up to 4 additional guests may stay at the home. The fee for any approved additional guests over the 8 guest limit is $50 per guest per day.
If there are additional unapproved guests, an additional cleaning fee of $250.00 per day will be applied and or all guests will be asked to leave the home. To add additional guests contact VRBO to pay a fee of $50 per additional guest per day. If you have more than eight guests and you have not received approval or informed and paid VRBO, I may ask you to leave the premises.
Also prior to check in, inform me how many vehicles, with makes and models, will be at the beach house. This a small area with a neighborhood watch, an association and a tight street. The driveway is available for parking, but there is no parking inside the garage. Additionally, If quests are having a calm event or small gathering, let me know how many additional cars will be there.
Prior to the day of your check in, let me know of your approximate arrival time; if I can arrange am earlier check in, I will. Especially if our communication is on an exceptional level.
The house is in a quiet up scale neighborhood. The neighbors are all very nice and keep to themselves… until they need to stop loud parties, noises or disruptive things especially after 10 PM. I am asking that all guests conduct themselves accordingly, as if though you lived here and those neighbors were your neighbors. On occasions, where the noise level is too loud or too disruptive or too late, the police will be called by those neighbors. So it is very important that you treat the outside as if you were part of the neighborhood and not a disruptive guest. I thank you for understanding and your cooperation.
The kitchen contains all basics necessary to eat and cook. There are plates, cups, and mugs for eight guests. Plastic plates and plastic cups are also in the kitchen should you need plastic plates for children or plastic cups to take to the beach or out to the pool. Basic cooking vessels including pots, pans, cookie sheets, a griddle, etc are located in the kitchen as are a variety of utensils and knives, forks and serving spoons. Should you need any cooking vessel or anything that is not located in the kitchen, please let me know and I will do my best to accommodate your request.
There is a “starter” amount of tea and coffee, and coffee filters, to get started. There is a filtered water tap inside the fridge, on the left wall of the fridge (not on the door). Basic spices are also supplied as well. Basic condiments, such as ketchup, mustard, soy sauce, and other condiments are also supplied. If you need additional supplies such as paper towels, napkins, tin foil or anything else that you normally use or cook with there is a Publix and or a Trader Joe’s to the south on A1A.
Again, If you need replacements, additional or any other supplies, there is a convenience store .2 miles to the north and a Trader Joes and Publix are nearby.
There is no laundry facility on the property for guests. There is a laundromat on 16th Avenue South. It is located behind the gas station on 3rd Street and 16th Avenue.
There is a dustpan and a broom in the kitchen if any sweeping is needed to be done. A limited supply of cleaning wipes, spray and paper towels are also under the sink to assist you in your cleanup of the use of the Beach House.
Some cabinets are labeled for your convenience. If anything is needed that is not in the house, please reach out to me and hopefully I can accommodate any request or steer you in the right direction.
An iron and ironing board are located on the second floor. The kitchen also contains plastic bags should you need to transport anything or take wet clothes home. There are rags in case anything needs to be cleaned, a first aid kit, a fire extinguisher, and beach towels for all guests. If you have dirty rags or towels they can go under the island in the plastic container.
In the garage there are two pack n plays for guests use. Also, there are coolers in order to carry food and drinks to the beach or for a day trip to one of the surrounding cities. Saint Augustine is 30 minutes south on A1A. There is access to beach cruisers, a double kayak, boogie boards and 2 surf boards. Two locks have been provided for the use of the beach bikes. If a beach bike, or any item, is lost, stolen or damaged a replacement fee will be charged to the renter. A large beach bag and a beach umbrella are on the south wall of the garage for guest use.
There is an assortment of board games located in the coffee table and wet bar in the living room for your enjoyment. The TV should be signed into Amazon Prime, Hulu, and Netflix. The WiFi password is sandysheets.
When taking any drinks out to the pool, please use only plastic cups or cans and avoid carrying any glass into the backyard onto the pavers. Broken glass is extremely hard to clean completely from the pavers.
The jacuzzi, spa or pool heater is not available and is not included in the rental. Any tampering or attempted use of the heater will incur a $250.00 service fee by the renter.
There is a barbecue available for guests. If you choose not to clean the barbecue, the cleaning crew will be happy to clean it for you for a $25 fee which will be applied to your account. Also, underneath the barbecue is the LP gas tank, if that doesn’t have enough gas or runs out gas, you can obtain gas at the gas station 2 minutes away to the north; you can swap out tanks at the gas station.
When you go out during the day, please, turn the air up so you’re not cooling an empty house or if it is heat, turn the heat down so you’re not heating an empty house. This little bit helps tremendously in keeping the cost down.
If your stay includes a Sunday evening stay, please take the green lidded trash container out to the street and bring it back Monday morning. If your stay includes a Monday evening stay, please take the yellow lidded container, for recycling, out to the street and bring it back Tuesday morning. If your stay includes a Wednesday evening stay, please take out the green lidded trashcan to the street and bring it back Thursday morning.
If you are staying into a Thursday or Tuesday morning, the sprinkler goes off at 6 AM. You may hear it in the master bedroom or you may sleep through it, but if you do hear it, no worries it’s just the sprinkler.
Periodically, I will be coming to the property to make sure the pool chemicals are correct or the system is running smoothly. Hopefully, you won’t even know I’m there. I will give a heads up.
A pool company and a yard company comes and takes care of the pool and yard. The pool company comes Saturday. The yard company comes every Friday morning. These two service persons should not bother you at all. If they do please call me and let me know.
There is a park straight out from the driveway. This is NOT included with renting my home. That park belongs to the PUD in that development and not to anyone on Madrid Street. If you use that park, I will be fined and I will have to pass the fine to you. Please do not use that park...thank you so much....trying to get along. :)
I have been asked about the locked doors or closets. They are the owner’s closets. I do live here when I am not renting and this is my home. So those contain my clothes and my things.
Upon the 10:00 a.m. check out please complete the following:
Turn the air conditioning to 80 degrees or the heat to 64 degrees
Wash and put away any used dishes
Make sure all beds that have been slept in are not remade... strip the beds and leave the sheets on the floor..
Turn all lights and fans off
Make sure the garage doors are closed and the front door is locked.
Check out time is 10 AM.

We stayed at a four-bedroom house in Jacksonville, FL, and it was an amazing experience. The property was conveniently located, making it easy to get to the beach and enjoy several nearby nice restaurants. The beach was beautiful, and we appreciated the wagon, toys, and chairs provided for our beach trips.
The pool was awesome and a fantastic way to start the day with a morning dip. The temperature in the house was comfortable throughout our stay, and the instructions provided were clear and helpful. Overall, it was a perfect beach getaway, and we highly recommend this property!

This home is close to everything and well equipped for a family vacation. Colleen is a great host and very responsive and accommodating if you need anything. We loved the pool and having the beach within walking distance. We had a great stay!

My husband and I have been renting homes in Jacksonville Beach for many years. The Beach House was by far our most comfortable and enjoyable rental. The location is ideal, with walking distance to the beach, and a very short drive to many shops, restaurants, grocery stores, and Route 202, which is key for transportation. Also, the street itself is very quiet (no daily beach parking!) and beautifully maintained.
The home is fully furnished and comfortable. We had every necessary amenity: fully equipped kitchen, laundry, bathrooms, linens, etc. The beds and furniture are very comfortable. The home is bright and airy. It is spacious yet cozy. We also felt very safe, and neighbors were friendly and helpful. The garage, with much space for storage, is a plus. The pool is wonderful for a family and young children. We used the outdoor grill nearly every night. The outdoor patio space, and adjoining sitting area, are lovely! We rented the home for two months. The time flew by. We loved it and highly recommend it.
Finally, the property owner was very responsive, with prompt and helpful replies each time we contacted her. She had helpful tips for us about the area. She also cleaned and treated the pool on a weekly basis.

Colleen was an exceptional host and honestly just a really good person. She was very responsive and always willing to help if we needed anything. The property was exactly as advertised. It was a great place for us to stay. Very clean and location is amazing!!!

We had a great few days at the house. It was a great fit for our big family and having two sets of twin beds in two bedrooms was nice for the kids. We loved that the beach was just a short walk (and really easy bike ride) inside a quiet, residential neighborhood.
It was great the garage was stocked with so many things that made our family trip fun (bikes, beach chairs, boogie boards, wagon to take things to the beach, cooler, etc.). Plus there were lots of family games and books inside. It felt like we were staying at a friends' house!
This a great place to stay and Colleen was a wonderful host. Highly recommended!

Great Property and Owner
Pros - Stayed for 3 nights with a group of 8. Had enough room and the owner was very helpful and responsive. If we needed anything she was quick to act, nice, and professional.
Cons- Really no cons. When you spend this kind of money on such a nice house you would want access to a washer and dryer at the home BUT it’s very clear in the description that it’s not available.

Beautiful house, great location
My family has been doing summer beach vacations like this for each of the past 8 years, renting a house within walking distance to the ocean in different towns each year. This was definitely one of our favorite houses and beaches yet! Along with the private pool, the house had lots of great extras like a foosball table, kayaks, bikes, chairs, beach towels and more. The owner was helpful and easy to contact. Jacksonville beach, meanwhile, had plenty of things to do, but didn't feel like a tourist trap like some beach towns, and having St. Augustine right down the road was wonderful. I would highly recommend this house and Jacksonville beach.

2 blocks to the beach & a pool!
This property is great, the pool was fantastic and we spent everyday for hours on end in the pool, also the privacy fence around the pool is excellent! There are pool floaties and plenty of beach towels. The beach is only 2 blocks away and there is a ton of beach stuff in the garage... boogie boards, sand toys, chairs, bikes everything you need! We definitely would love to come back and stay. Only thing to note is there is no washer/dryer. The house has tons of clean towels and beach towels, but if you stay for longer than 5 days you will most likely want to swing by the laundry mat to wash a few things. No biggie there is one close by. Great house and would definitely recommend. Lastly, we greatly appreciate the cleanliness of the house!

The owner called me and went to the house at 7:30 am! demanding more money because there were two more children than he had mentioned.
I get upset all the time.
I could not rest easy.
I ended up paying more and had a horrible time.
The house has cameras everywhere and the owners are aware of what you do.

This house is in a nice, quiet neighborhood away from the busiest part of Jax Beach. House was very clean and comfortable. Small touches like providing plenty of hand soap and toilet paper is rare in rentals and very much appreciated. Very easy walk to the beach.

Perfect Family Vaca!!
The Beach House was an amazing place for my family to have a quiet and comfortable get-a-away! The kids loved the pool, foosball table, and the games! The walk to the beach was a short 5 mins away with amazing views! The owner was so nice and very responsive. In case you forget anything, she will have it for your use which was so convenient. We will definitely be back!!
