Welcome to the rules for Bear Suites Village Inn - Kodiak Bear Suite. Our aim is to maintain a harmonious environment that aligns with local Code Compliance and respects the comfort of all guests. As part of this effort, we've established some friendly but firm and inflexible house guidelines.
1. Maximum Occupancy: 4 guests (4 adults max).
2. Parking: Space for 1 vehicle. Exceeding the limit may result in fines of up to $1,000.
3. Pets: Pets Allowed (Max: 2 pets).
- Pets require pre-approval: Post-approval, a $20 fee per pet applies (charged post-booking).
- Unapproved Pets: incur a minimum of a $1,000 fine.
- Pet Guidelines:
** Kennel pets when unattended.
** Keep off furniture/beds.
** Clean up after them.
** Charges apply for pet damages.
*** Coyote Warning: *** Coyotes are extremely prevalent in Big Bear, even in the most densely populated areas. If you see one, you can bet they're part of an unseen pack. These animals are bold and territorial. They pose a significant threat to pets. For their safety, never leave your pets unattended, even in fenced areas, especially after dark. Coyotes are known for their ability to overcome barriers, including high fences. And they're even known for attacking pets that are on a leash. We cannot overstate the need for heightened vigilance concerning your pets' safety.
4. Check-In: Conducted at The Village Office for a warm welcome and local code compliance.
5. Noise: Quiet hours from 9 pm to 8 am. You are not allowed to be outside, in a hot tub, play music or create any noise from inside of the residence that could be heard outside of the home. If these rules are violated, Code Enforcement could impose fines of up to $1,000 or eviction. (We have no control over Code Enforcement's decisions.)
6. Air Conditioning: NO Central AC.
7. Ants: Sometimes our ants can be a bit over-friendly. To keep these small visitors at bay, we suggest promptly cleaning up right after each meal and don't leave food out. (We do use ant bait & ant traps… and the ants tend to look at those as snacks.)
8. Trash: You are mandated by ordinance to dispose of your trash at the designated trash site. If you require assistance, we can arrange a pick-up service for a nominal fee.
9. Video Surveillance & Noise Monitors: We employ external video surveillance and noise monitors at most of our properties. (We do not have video or audio monitoring inside of the residences.)
10. No Smoking/Vaping: We have a very strict No Smoking and/ or No Vaping policy on the grounds of all of our properties.
* If any guest smokes or vapes on the premises during their stay, a minimum cleaning fee of $750 will be charged automatically to the Credit Card on file to cover the cost of carpets cleaning, dry cleaning of all bedspreads, curtains, etc. And the security deposit will be forfeited.
11. Age: Minimum booking age is 18.
12. Parties: No parties allowed; parties will result in immediate eviction and forfeiture of the security deposit. Additional cleaning fees may apply.
13. Communication: For questions or concerns, we're available via phone or email.

We went to Big Bear for a little girls getaway trip the day after Christmas. Let me start by saying that the location couldn’t be any better it’s located right in The Village which serves as a hub for shopping, sightseeing, dining and nightlife. Everything is walking distance! We stayed in the Kodiak Bear room and found it very charming, checking-in was a breeze and everyone was incredibly friendly. They even provided us with a number ahead of time that we were able to keep in touch with the manager with everything from letting them know when traffic was really bad so we might be checking in later than we initially thought, to asking questions after the office was closed. Thank you so much for making our trip so comfortable and easy. We will definitely be staying here again as well as recommending this place to all of our family and friends!

This was the perfect place to stay for our family which includes a 4 year old and a dog. It’s a casual place located right in the heart of the village, just steps to the lake and lots of parking. The property management was stellar and everything was very easy.

Fabulous Stay
This place was perfect for our family which included dogs. It was spacious and comfortable. This place is not new, however it is clean. I am going back next year. Staff was awesome too and so helpful! Thanks for everything.

This suite worked out just fine for my needs - clean, spacious, on the edge of Big Bear Village. But it could use a little maintenance. The slats of the blinds would open and close but I could not pull the blinds up and have them lock in place...none of them would. The drawers did not glide easily. I did not use the kitchen but it seemed adequate yet minimally supplied. The place worked for my needs but these details could matter to someone who is staying for a few days.

The location was perfect and it was a very spacious room. However, everything was old and run down. The toilet seat was broken. There was hair in the shower and very poor water pressure. The beds were old. The bathroom vanity was broken. Everything just needed upgrading. It wasn't a comfortable stay.
