This house worked very well for our family vacation. It has lots of room for my adult children to have their own space on the second floor. Ceilings were low in upstairs bedrooms, as described, but my 6'3" boys were just fine. There is AC in each bedroom for those steamy night and lots of fans available which we appreciated. We had access to garage for bikes and outdoor shower. Lots of parking available for our rotating family members and room for my son's boat. Kitchen and bath could use some updating but all were perfectly functional and well supplied. Close to bay beach, bike path Orleans for shopping and outer cape adventures.

Only 10 minutes from the Cape Cod National Seashore where the beaches are wonderful!

House was very roomy and worked quite well for our family of 8. Having the garage was a real bonus. Enjoyed the nice big dining room table which allowed us to all eat together.
Easy access to the beach and the rail trail.

Pros: clean, very nice location
Cons: bedrooms in attic uncomfortable as ceiling very low and the adults were not midgets. Also only 1 room upstairs had an AC and attic was very stuffy. Bedrooms downstairs more comfortable but small. Also,, kitchen poorly equipped for cooking. Only 1 and a half bathroom and not 2.. Outdoor furniture minimal to eat outside. At this price, place needs improvement.

Queen mattresses were all comfortable (we appreciate supportive mattresses that aren't too soft - these were good). First floor bedrooms comfy with AC in each window. Even with all 4 A/C units and strategically placed fans running 24/7, the upstairs was incredibly warm when temp got above low 80's, especially in the room with twin beds and no A/C unit, so beware if you plan to sleep upstairs and like to sleep in temps < 80 degrees or so. We were fortunate to have a second home nearby to cook in - would have been even more difficult to cool down the upstairs for sleeping if we'd been using the kitchen to cook. (temps in mid-80's to low 90's the week were were there).

Nice house walkable to the beach
Very nice house that was walkable to a private beach. It was very comfortable and clean. We had a really nice time and would recommend staying here!

Family vacation
House was a great size and layout for our group. Beds were very comfortable and house was clean. The beach is wonderful as we love the bayside for kids to be able to swim and play without large waves. I didn’t realize the house didn’t have a dishwasher (none is advertised) and the lack of AC in 1 bedroom, living and kitchen areas was a little annoying during the early evenings when it was hot but it cooled at night. The distance to the beach is also a lot when you have young kids and stuff but it’s still manageable. Owners were easy to communicate with although having to receive and send back actual keys is an annoyance.

2 weeks of sand and smiles
Quiet, calm, relaxing spot! Our highlights were easy walking to the association beach, and biking down to Campground beach for sunsets. We accessed the Cape Cod rail trail at Kingsbury Beach road easily. The location was perfect for us. Neighbors were lovely and the house was just right for what we needed. Easy sleeping and relaxing, great stargazing, Felt like home. Huge thanks to Chris and Jeff.

Great cottage, perfect location!
The cottage was spacious and clean. It was great for my senior parents and my young kids. We could walk to the beach, and were centrally located to all our favorite attractions. The owners were super responsive and genuinely cared about your vacation experience. Highly recommend!

Cape Cod Life!
I would definitely recommend this house for a large family. It was very spacious and clean! It was stocked with everything we needed for our stay and within walking distance to the beach! The back yard was perfect for the kids to run around and safely play!

Clean, Spacious, and Convenient
We enjoyed this place as it was clean, spacious, comfortable and convenient. Everything went as smoothly as we expected.
While we could only partially enjoy the association's private beach, because the stairs to the beach are a challenge for my parents, we very much enjoyed the Town's Campground Beach (with no stairs) and Thumpertown Beach (with fewer stairs) which were just a bit further away. These beaches were close enough (half-mile or less; 10 to 15 mins) for the rest of us to do the pleasant walk after dropping off those who couldn't walk.
Window AC units worked fine in 3 of the 4 bedrooms and maybe the 4th could have used one because it did get warm in the days, but temperature for our week was mellow enough for the many box fans to cool it by dark. The downstairs could get warm during days but the box fans worked sufficiently well to cool things down.
The lot was also spacious, relaxing and enjoyable.
Overall, we were very happy with our stay at 20 York Road.

Good location and good house
Communication with this owner was excellent, they were responsive and very helpful. The house is in a great spot and it’s easy to get wherever you want to go on the cape. The walk to the beach is a bit longer than the listing suggests.
Overall the house met our needs, and was stocked with what we would need for our vacation.
The main thing that we found lacking was only having air conditioners in the bedrooms. Having an additional ac and better working air conditioners would have been a major bonus. The bedrooms had a slight musty odor because of the window air conditioners, maybe they just need to be cleaned? They do provide many fans to help circulate the air in the house, which was very nice.
The upstairs is a bit rough in regards to the overall finish and condition. Ok for kids, but not as nice for adults.
The kitchen was stocked with all of the basics. The bathrooms were adequate , but the main bath could have been cleaned a bit better, as we found hair in the tub and a bit of tooth paste in the sink when we arrived.
Despite the bathrooms and the ac situation, this was a good house for the week’s stay that we had.

Great property near beach, no linens
We had a great trip. The private beach is wonderful and a short walk from the house. The house fit 6 adults and two kids super comfortably. It could have been clearer that linens weren’t included, but maybe that’s just me. The check in and check out information was super thorough, Which made it really easy on us during our stay

Cute Cape cottage, great location
We stayed at this very cute and comfortable traditional Cape cottage for two weeks. The neighborhood location is fantastic. It's about a 7 minute walk to a private association bay beach that is perfect for long walks at low tide, sunsets, and little ones to play. It's also about a 20-minute bike ride to the National Seashore with outstanding beaches. and a short ride to the Rail Trail and cute restaurants and delis. You're also very close to Wellfleet and Orleans for restaurants and shopping. Chris and Jeff were great communicators and incredibly responsive when we had questions. The kitchen was well-stocked with pots, dishes, and utensils. The four of us (my husband, myself, and our college and high-school aged children) were able to work and school remotely.

Roomy and convenient
Good location. Very spacious. Garage a huge plus for storage of bikes, etc. Wi-Fi far from perfect unfortunately. Upstairs bedrooms a bit 'gloomy' but otherwise fine. Very nice yard

Relaxing and comfortable stay
We had a lovely time at this house! The house was comfortable, and the yard was fantastic - tons of room to play tag and run around. The huge outdoor shower was a pleasure after a long day at the beach. The beach was just a short walk away, and it was a very short drive to groceries, etc. The owners were extremely responsive to any questions we had. Great stay!

Great getaway!
Our family really enjoyed our first trip to Cape Cod and this house! The owners were very responsive to our questions, gave great tips and the house had a number of beach amenities and toys for the kids. We loved the bay side of the Cape with our two small kids...warm water and at low tide the kids could have endless fun on the huge beach.

Wonderful family home tucked away on quiet street close to the bay.
Our family had plenty of room inside And outside this spacious 4 bedroom family home with large backyard. We would highly recommend renting this home.
