Great place plenty of room
Paying extra for use of hot tub
6.0 / 10.0
The accommodation very spacious and welcoming. Great fully enclosed garden for pet.
Close to beach and central for Yarmouth and hemsby.
Decent takeaways and local shops.
Clean property and nice appliances. Showers were lovely.
Easy access to key and driveway for car.
The garden could do with some tlc. Grass hadn't been cut and hot tub on grass which gets muddy when wet. Steps uneven leading to hot tub. Bench next to hot tub worn and rickety could do with replacing.
As there are additional charges for the use of the hot tub this should be a focal point and better maintained. Maybe place on decking with better seating area too.
Owners did not communicate well. Sent email to check we were settled in and asked if anything we needed to let them know. Sent a reply asking a couple of simple questions but didn't get a reply for the duration of our stay and as yet still no reply after returning home.

Hot tub, very nice house, clean and comfortable
Bit of a walk to the beach,
Local food was disappointing.

The property was very clean and tidy with excellent facilities. It is perfectly placed for the beach, which is just a short walk away. We benefitted from excellent Norfolk weather, which made this property perfect for a beach getaway. The kitchen and bathrooms were clean, bright and modern. The hosts were easy to communicate with and very accommodating.
The property is billed as having 4 bedrooms, however it's not very obvious that the fourth bedroom only has a cot in it. This should have been made clearer. We were able to manage on this occasion, but other parties may not be able to.
The garden could have done with a little sprucing up, and the single glazing windows were not very soundproof - a little annoyance with noisy seagulls as neighbours!

Grass should have been cut no hot tub ?
5.0 / 10.0
The living area was comfortable and the kitchen was well equipped. The master bedroom, ensuite and family bathroom were lovely.
The additional charges of £20 per night for the use of the hot tub and £50 for pet cleaning which were not clear from the booking.com website. Owners refused to let me cancel and wouldn't give me access code until I had paid the additional fees.
Access to hot tub was uneven and steps were wobbly. There was broken glass down the side of the hot tub. Apart from a wooden picnic bench, there was nowhere to leave your towels.
Downstairs toilet was freezing as there was no radiator and the door kept sticking, so it was more or less ununsable.
One of the beds was so squeaky it was difficult to sleep in it.

Perfect size house, clean and had a well equipped kitchen. Comfortable beds. Drive for car. Easy to collect keys. Useful manual. Near beach and shops.
The hot tub was a little difficult to get working perhaps because too much water in as it was spilling over the edge too. Still enjoyable though just not as many bubbles.

House very clean and everything very good

Very comfortable house with adequate facilities.
Toaster not working correctly, pans left unwashed in cupboard and cleaning could be improved.

Accommodation was spacious, comfortable, clean, nothing was broken or didn’t work, property was well maintained & owners kept in touch via email which was nice & hot tub was a nice bonus.
Hot water seemed to run out quickly for 6 adults and there wasn’t anywhere to put towels in bathrooms and downstairs loo
