Liberty style villa with a heated, covered pool, hydromassage tub, hosting up to 15 persons in 5 double bedrooms, one single, one room with two beds and two extra single beds, fitness area, sauna, fenced garden, garage and parking, games for kids and baby bed.

Outdoors and Swimming Pool
Large fenced garden (37,000 sq. m.) on various levels. The lower area has a grove, perfect for walks. The higher section includes various furnished areas with tables and chairs for outdoor meals, a solarium by the pool complete with sunbeds, beach chairs and umbrellas, ping pong table, and games for children. Every level of the garden has an entrance to a separate floor of the villa. Parking within the property.Interior
The villa has four floors, with a staircase and lift. The main entrance is on the raised ground floor, where there is a hall, a bright living room with a fireplace, a second living room with a passage for food from the kitchen and satellite TV, a small reading room, and one small bathroom.
The staircase (or lift) leads down to a lower floor, with a dining room with a fireplace, a well-equipped kitchen with outdoor access, a larder, one bathroom with shower, one double bedroom with outdoor access, one bedroom with 2 beds and a high window, one bathroom with shower.
Another flight of stairs leads down to the covered swimming pool, 14 metres by 7 with a depth of 1.5-1.9 m, heated during the winter, a heated jacuzzi, sauna for 5 persons with shower, gym with TV, massage room. The floor-to-ceiling glass windows lead to the solarium and garden. Here there is also a garage.
The raised ground floor also has a staircase (and lift) leading to the first floor, with a bright living room, one double bedroom with panoramic windows, wardrobe and bathroom with shower, one double bedroom with balcony, one bathroom with shower and bathtub, one single room perfect for kids.
The second floor, accessible via stairs and lift, has a suite with large double bed and bathroom with shower, a small living room, air conditioning, satellite TV and access to a terrace, another large bedroom with double bed and 2 single beds, suited for children.

Location
The villa is on a hill in a residential area on the outskirts of a town. There is a breathtaking view of the surrounding countryside and the town, with the Alps in the background. It’s the perfect location for a family or group of friends to enjoy their holidays in complete tranquility. The covered swimming pool makes it enjoyable in any weather.

Facilities
The villa has Wifi, satellite TV, central heating, a barbecue, ping-pong, a safe, lift, parking and garage.

Services
The price includes bathroom, bedroom and kitchen linen as well as swimming towels (all changed weekly), internet, electricity, water and gas, baby bed and high chair. Upon request and to be paid for at the property are cookery courses, dinners, hired help and babysitter. The pool’s heating system is to be paid for at the property (400 euros for the first day plus 60 euros/day to maintain the same temperature). The jacuzzi's heating is to be paid upon consumption.

Important information
A keeper every day discreetly takes care of the outdoor areas/swimming pool maintaining your total privacy. During the night, the keepers’ dogs guard the villa and roam the property.
The deposit will be refunded via bank transfer up to 4 days after checking out. Charging for electric cars is available on request and costs EUR 30/day.Activities and distances

We had a wonderful stay with 5 adults and 5 kids. The views are wonderful and pictures represent the property well. Be sure to review all the details of the rates as the information is in multiple different places. We travelled end of March for 4 nights, 3 days and they charge extra for electricity. We barely used heat and they calculated our usage at 550 Euros. Also, if you are traveling with more than 1 vehicle it can be challenging. There is a gate at the bottom of the hill that needs a remote to open it both entering and leaving and there is only one remote which makes it difficult if leaving/returning at different times.

The stay was wonderful. Elisa welcomed us and the first look at the house was absolute perfect. There was nothing negative we could say about our stay. Leaving the house was also very easy and the communication with Elisa was ideal. It is very likely, that we would stay at this villa for another time.

We had a wonderful time in the villa della Giovanna, a lovingly furnished house with many small details that leaves no wishes unfulfilled. We were a group of 10 people and it was so much fun to be in this house. The house is very clean and well maintained and you get the feeling that a lot of effort has been made to furnish the house. The garden also looks very well kept. It is very quietly situated on a hill and has a beautiful view of the mountains. We were all very happy with the time we spent here and will be back again!

We (N=12) stayed in Aug 22 for my husband’s 50th birthday. The villa is beautiful, lovingly restored and has everything you could possibly need for an enjoyable stay. The pool, sauna, gym, games room, pool table and jacuzzi kept our older children occupied for hours. The sitting rooms have incredible views. The addition of 2 smart TVs was a bonus. You don’t need to leave but if you do there is plenty to do. I booked to go rafting down the tagliamento river via Scuolakayakfriuli in Gemona (20mins drive). Our guide (Alessandro) was excellent. The water was crystal clear under the backdrop of incredible scenery. We then stopped for lunch in Venzone. I hired two bikes from “funandbike” for the week. Paulo delivered and collected them from the house. We also drove to his shop (20min) to hire electric bikes where we cycled from Gemona, passing through Venzone and then getting to Cavazzo. We stopped for lunch at Trattoria Al Pescatore. The menu was excellent and reasonably priced. They even catered for one of our celiac guests. We then cycled on through Somplago, around the lake of Cavazzo, through Trasaghis and back to Gemona. We planned on visiting Trieste but ran out of time. The older children visited a nearby a prosciutto attraction, Palmanova city and prosecco valley. The grounds at the Villa are impeccable. We became very friendly with the groundsman’s beagle dog Romeo who made our stay even more special. The kitchen has everything you need to feed and host a group of 12 including a prosciutto slicer, large 2nd oven, commercial dishwasher, and a variety of crockery. Supermarkets are within a few minutes’ drive and are reasonably priced. Bedrooms are spacious, beautifully decorated and have wonderful views. The top floor has one ensuite bedroom and an adjoining open area with two double beds. It is spacious and has air conditioning and would be perfect for a family unit, however it did limit who we could put in that area. The middle floor had two double ensuite bedrooms with one single room off one. The ground floor had a double and twin room with a shared bathroom. There are communal toilets on the lounge, ground, and pool floors. There are extra showers in the pool area. I would recommend this house to anyone who wants to experience something special. It is amazing. We were also very grateful for Elisa's warm welcome and helpful, prompt communication when we sent queries.

Das Haus war unfassbar toll und wir haben eine sehr erholsame Zeit, vier Nächte, dort verbracht. Mit 15 Gästen ist das Haus immer noch weitläufig und jeder findet einen Platz für sich. Die Bilder geben einem nur einen Anhalt wie schön das Haus ist. Das Haus selbst, der Garten und vor allem der Pool laden dazu ein das Haus für einen Tag nicht zu verlassen. Die Umgebung bietet mit Seen, Bergen und tollen Städten jedoch eine große Abwechslung für Ausflüge. Wir kommen sehr gern wieder.

Geschätzte Damen und Herren, gerne geben wir Ihnen ein Feedback über unsere 5 wirklich schönen Tage in der Villa della Giovanna. Insgesamt waren wir mit dieser einzigartigen Ferienunterkunft sehr zufrieden. Es war ausreichend Platz für acht Erwachsene und sechs Kinder im Alter von sechs Monaten bis zu zehn Jahren und auch die „Kleinen“ waren begeistert von der Villa und dem riesigen Park rundherum. Unser britischer Schwiegersohn, der als Hobbykoch die Verpflegung sicherstellte, war sehr angetan von der Kücheneinrichtung. Das überdurchschnittlich große und auf die Terrasse hin offene Swimmingpool haben wir alle genossen. Da die Schlafzimmer und Bäder auf drei Stockwerke aufgeteilt sind, war für genügend Privatsphäre gesorgt und man hat einander nicht gestört. Die Ausstattung des Hauses mit Geschirr, Tischwäsche, Hand-und Badetüchern, sowie Spielzeug für die Kinder war großzügigst. Zwei Verbesserungsvorschläge würde ich gerne machen: 1)Es dauert oft bis zu 15 Minuten, bis tatsächlich warmes beziehungsweise heißes Wasser aus den Leitungen fließt. 2) Es wäre sehr angenehm, wenn man bezüglich des Esstisches im Freien Sitzpolster für die doch sehr harten Sessel hätte und einen ausgiebigen großen Sonnenschirm. Wir haben jedenfalls die Villa della Giovanna schon etlichen befreundeten Familien empfohlen, auch weil es sehr lohnende Ausflugsziele in unmittelbarer Umgebung gibt. Traumhafte Villa. Edelste Materialien bei Bädern, Möbeln und Böden. Mehrere elegante Wohnzimmer. Küche mit allen erdenklichen Geräten, überreichlich Geschirr, Der Lift ist bei den 5 Stockwerken der Villa sehr hilfreich. Haus und weitläufiger Garten top gepflegt. Pool, Fitnessraum und Sauna bestens ausgestattet. Sehr effektive Heizung. Von überall (Garten, diversen Terrassen, allen Räumen) sensationeller 360-Grad-Ausblick auf weite Ebene und angrenzende Berge. Mit einem Wort: Luxus pur. Die Eigentümer wollen den Grund für unsere zwei kleinen Kritikpunkte ändern (in mehreren Schlafzimmern kein WLAN-Empfang und keine Schränke, sondern nur Kleiderständer). Wir haben kaum Ausflüge gemacht, weil wir lieber Haus und Garten genossen haben. Signora Elisa hat uns herzlich empfangen, war während der ganzen Woche immer erreichbar und hat dafür gesorgt, dass alle unsere Wünsche umgehend erfüllt wurden. Wir, eine Gruppe von 10 italienisch-österreichischen Freunden, fahren seit vielen Jahren ins Friaul, aber wir haben noch nie ein so perfektes Haus gemietet. Wir werden sicher wiederkommen!

Sehr schöne großzügige Villa in prächtig gepflegten Garten, sehr freundliches und diskretes Betreuungspaar, Einrichtung top gestylt , wird offensichtlich von der Eigentümerfamilie ztw. bewohnt. Es wäre sehr gut einen Hausplan zu haben wegen der Aufteilung der Räumlichkeiten vorab, da ja doch in einem alten Haus bei der Renovierung und Anpassung auf moderne Wohnweise Kompromisse gemacht werden müssen. Insgesamt ist es jedoch ein schöner und erholsamer Urlaub in einem prächtigen Haus in schöner Gegend gewesen.
