• Enjoy the expansive decks, one at the water’s edge, with beautiful Adirondack chairs. The decks can be accessed from the Sunroom and Master Bedroom Suite.
• Enjoy BBQing with the grill or perhaps using the outdoor lobster pot, or even pack the beach wagon for an outdoor adventure – all included for your enjoyment!

We could not have been happier with our stay. We were looking for a property that could accommodate our family of 4 and a set of grandparents. This property met and exceeded our expectations. The house was spacious, bright, clean and stocked with everything we needed for our week there. We were able to relax and enjoy a week together and loved the beach, the warm water and the kayaks.

Beautiful house right on the warm waters of the Northumberland Strait... Or perhaps it has a different name. The house is awesome and the owners really want to ensure that it is kept up. Red sand beaches, access to kayaks, bikes and so much more. One day is like to return it was that good.

We stayed at Warm Waters Landing on Strang Rd, St Nicholas for the weekend of June 7-10 2024. Our son and new daughter-in-law were married on June 8th in nearby Cap-Egmont.
This home is welcoming, so tranquil and beautifully designed. Emily and Joe gracious and patient as we fumbled through unlocking the front door. :-)
Although we were older adults on a busy weekend, we did notice that the home is accommodating for younger families - bikes, water craft, various lawn games. Also, at the end of a long exciting day, we appreciated the comfortable furniture and beds.
My favourite entertainment on the property was sitting on the deck watching the aerial antics of the bank swallows who put on daily shows that would rival the CAF Snowbirds.
We had a wonderful weekend.

The deck at and stairs to the beach are not private, they are used by everyone!! I knew that the beach was shared, but I expected the deck and stairs on the property to be for our use only. It was very disconcerting to constantly have people walking beside the house and across the backyard (at all hours) to use the stairs to the beach. We never used the deck at the beach as other people were often using it. There were even a couple times we couldn't park in the driveway when we got home from sightseeing! Because the driveway was full of or access to blocked by cars.
I thought the per day cleaning fee was a for two people. Especially when considering I had to wash all the kitchen towels because they were musty, clean hair out of both showers before we could use them, and sweep all the debris / dead bugs from underneath the living room chairs. You have to do at least one load of laundry for them, as you can't wash the beach towels with the rest of the towels. So although they say just start a load of towels before you leave in the morning, you are forced to do at least one load of laundry.
On the plus side, it is an absolutely beautiful house in a fabulous location. Easy to get anywhere to the island in a day from that location (Charlottetown, Green Gables, etc). If you are planning to spend a lot of time on the east side of the island, I wouldn't recommend staying here as it is a bit longer drive.

This home suited our families perfectly (6 adults and a 2 and 4 year old). The house is spacious and well-equipped. Even rainy days were enjoyable with the spectacular views and the glassed-in porch for activities. The location on the west side of the island allows for easy trips to some spectacular beaches like Thunder Cove, Cabot Beach, a fun trip to see the Beach Goats and a nice day in Charlottetown. We loved staying home though. The kids really enjoyed soccer and games on the huge lawn and the low tide walks were magical. While mosquitos were nasty when we got there due to the wet Atlantic summer, once the lawns were sprayed we fully enjoyed the outside. We were lucky enough to experience the September Super Moon there and it was spectacular! We highly recommend this home if you’re looking for beauty and quiet, and a fun, safe environment for the kids. The house is equipped with lots of outdoors toys, kayaks, and more. The hosts have really thought of everything. We’d go back in a flash.

My family of 4 (kids ages 12 and 10) stayed at Emily and Jo's for a week with my parents and my sister's family of 4 (kids 7 and 9). Firstly, the photos just don't do the place justice. Walking into the house literally took our breaths away. The wall to wall windows with the ocean view was spectacular. The access to the beach was amazing, as was the size of the yard where the kids enjoyed playing catch, and flying kites. The kitchen was a joy to work in! A highlight was certainly preparing all the delicious meals and eating together and the beautiful, long dining table. Emily and Jo have thought of everything from every possible kitchen utensil, to wonderful choice of games and leisure toys for the kids. We enjoyed the kayaks, the frisbees, and just sitting around for countless hours on Adirondack chairs on the deck. The place surpassed our expectation. I can't recommend this place enough!

We travelled to PEI with two young kids and extended family for a week and this house was a perfect home base. The house is even better than the photos depict--it is very clean and extremely well stocked, with extensive kitchen supplies, all linens/towels/key household items, and a garage full of toys. The beach is easily accessible from the lawn. At low tide, you can walk for miles, picking sea shells, rocks, and digging for all sorts of clams. At high tide, you can swim in the waves and the water is much warmer than on the north side of the island. The mosquitoes on the lawn can be quite hungry (!), but the screen room, the brand new massive deck, and the beach itself are all very usable and enjoyable. We had a great visit to PEI and this house made us feel like we had a home away from home.

The whole family loved their stay at the ocean front home. From the well appointed kitchen (we had a seafood feast) to the comfortable bedrooms and all the extras like kayaks and beach toys made it all enjoyable. We were able to relax after a day at the beach ( a few steps away) or visiting museums, lighthouses, Cavendish and more. Being just over an hour from the airport was very convenient.

The house was beautiful and spacious! We stayed for 5 days. The kitchen was well equipped as well as the bathrooms. The only downfall to this rental was the mosquitos. We were unable to stay outside and enjoy the view due to the mosquitoes.

This house was perfect for our family! We spent most morning and evenings sitting on the back deck watching the ocean waves! The kids spent many hours on the beach when the tide was out. The beds were comfortable, the house was very well kept and clean. They had everything you needed in the kitchen. They have bikes, kayaks, outside toys for the kids! You really don't need to bring anything with you! We will definitely be back!

Our family of 9 had a tremendous stay! 5 adults and 4 kids ranging in ages from 5 to 14. The property is surrounded by water on 3 sides so the views were incredible! We spent hours exploring the ocean floor and low tides. Oysters, crabs, clams, mussels, birds and shells galore! The property was very clean, organized, and had everything you needed. The cutest welcome gift was provided. Emily, the new owner, was very quick to respond and addressed our every inquiry - both before and during our stay. Theresa and her daughter, the neighbours/cleaners, were lovely. They gave us some history on the area and taught us how to dig for clams - so we had several rounds of amazingly fresh and steamed clams! Our one suggestion would be to adjust the listing from “sleeps 10” to “sleeps 8” or to replace the “sofa bed”. It’s a small bench type futon that just lays flat. We were told that it fit one adult or two children, but unfortunately it’s quite unsleepable (large beam in the centre and sides slope downwards) even for the youngest of our group. So with 4 beds it felt a bed short for 9 of us. The master bedroom is gigantic however so the kids were happy to sleep on the floor in the end. An air mattress is also available. Note that the listed golf clubs have been removed from the property but rentals are very affordable and the golfing is spectacular! The new living room furniture is absolutely gorgeous and super comfy, and the available kayaks were a great addition to the rental. Thank you for a great stay!

What more could you ask for. Everything a group of nine needed was there. The dining table seated us comfortably, and there was enough cutlery and dishes to support the family. The outdoor equipment and games was more than sufficient.

Do not pass over this home if you are looking for a home that’s clean, has lots of room and all the amenities needed. Little touches like a cheese shredder and vegetable peeler are just some of the small touches that are available in the home. Outside the bugs are crazy but the owners provided bug spray to assist with that. You won’t be disappointed with this choice. Comfortable and lots of room!

Sun, sand and smiles at Warm Waters Landing
What a wonderful week spent at this home. We were a larger extended family (6 adults and 4 children) and this home was the perfect size for us. Extremely well equipped, we never felt we were missing anything. The furnishings are not as shown, but they are in the middle of upgrading so it was really beautiful! Lots of space to relax on the deck overlooking the water/beach and in the distance you can see the Confederation Bridge. The deck is in need of repair (I'm sure it takes a beating on the Island) but still lovely to use. When the tide is out the sand stretches as far as the eye can see allowing for exploring and walking. We did wish for a fire pit as we love sitting out at night around a fire. Overall, we really loved our family time spent here and would highly recommend.

This place definitely warrants a 5-star rating. The place was absolutely spotless. There was ample space for the 6 of us, and the views were incredible. My parents absolutely adored the house - especially the sunroom.

Wonderful property!
WOW! What an incredible stay we had at this beautiful cottage. From the time of booking right up to our stay the communication we had with the owner, Emily, was top notch. Everything you could possibly need is supplied. The ONLY thing we would say is missing is an outdoor fire pit. We especially loved the "take a penny, leave a penny approach" with the spice cupboard. Lots of notes and information throughout the house. We will definitely be staying here again!

Lovely Home on the Mosquito Coast
There are a lot of positive things to say about this property, but one huge negative. The house is very well equipped, with everything you could possibly need and new appliances in the kitchen. It was pretty clean, the beds are comfortable. However, the big negative is that we could barely go outside to appreciate all the water sports equipment in the garage due to the mosquitoes. We have them at home too but not like this. From the second we stepped out of the car they were all over us relentlessly. Forget about walking on the nice beach. There is, however a good supply of Off. The sun porch was a blessing where we could have the feeling of outside without daring the risk of beie.ng eaten alive. Apparently this is the situation until mis August.
