Had a great time staying here with our friends and kids. Perfect house! Right next to the beach.

Our family could not have been happier with the location. Short walk directly to beach and close to a lot of restaurants. House is more than spacious enough to accommodate large families and backyard and porch is private and relaxing for BBQ and lounging after days at the beach. Also well supplied and turnkey for small children with pack 'n plays, high chair, and kids plates and utensils.

The house was not clean, much mold, nasty stained couches. The portable air conditioner was so moldy and full of dirt, filter was disgusting could not be used until the maintenance man, Mike, came over on Tuesday(holiday weekend and we had no service until Tuesday)and cleaned it. After the cleaning, we used it and it ran water all over the floor so off it went. All of the window units had to have their filters cleaned and bleached by us, looked like they never were changed all summer. The bedding was questionable as to when it was last washed. The downstairs bathroom smelled like an outdoor latrine no matter how hard we cleaned it. Someone must have missed the toilet and the flooring got the smell. The tub was full of mold, especially under the mat. The floors on the first floor were dirty and there was trash under the couches and beds.
On a positive note, the back porch was nice, the outside shower was great with lots of hot water. The washing machine and dryer worked well. The upstairs main bedroom and bath were fine as was the upper deck.
The kitchen was poorly stocked only had 2 cups we had to borrow coffee mugs to have coffee in the morning. The pots and pans were pretty awful Suggest you bring your own fry pans and baking pans.
The location was great Quiet neighborhood was perfect. The house needs some cleaning attention. Also, no instructions to use the tv or the garbage disposal, had 2 days of backed up sink due to the holiday and no instructions

We stayed as a family of 11 including children and an infant. The house was well kept and definitely well stocked with necessary items. It allowed plenty of room for everyone.

Great location near the beach
We were 6 adults and 6 kids. We were place is 3 mins drive to Roger wheeler beach. I wish house had central air or AC in all the bed rooms. It does get little warm at night. I am use to having lower temp to fall asleep. Place has everything you need. Location is just amazing.

Great spot for beach adjacent family reunion
Had a great time with a group of ten on a beach weekend. Loved the proximity to the beach, walkable, the beach stuff available to use (chairs and wagon) were clutch, and avoided parking for a fee at beach! Backyard is small but totally adequate, great for grilling and chilling. One note, the listing lists three bathrooms but be aware their are two full bathrooms and an outdoor shower (only two toilets).

Great stay for a large family
This was a great spot for a family get together with kids of a variety of ages. Walking distance to Roger Wheeler State Beach was a definite plus, the neighborhood was great, plenty of space in the house. Made for a very nice beach vacation.

Family Vacation
The house worked very well for our extended family's vacation. It was well equipped, having all things as described. It does have a small yard which wasn't a problem for us but might be for some. While it's possible to walk to the beach if you have as much to carry as we did you will have to pay for parking.
Overall a very nice house and a cute and quiet neighborhood.

Lovely vacation
The home was a perfect size for our group of adults and small children. There was plenty of space for the kids to play and not be on top of the adults. We walked to the beach every day using the beach buggy provided. It was wonderful! The kitchen was fully equipped with all of the essentials, there was tons of extra pillows and blankets, and even games for the kids. Our entire group really enjoyed their time.

Family vacation
The house was pretty cute but could’ve been a bit cleaner..and the landscape was untidy. Past guests put dish’s and utensils away very yucky..still had food on them.
There were some mice in the house..they were cute but still not wanted by most!
Porch doors need replacing and screens allowed bugs inside..especially by the air conditioning unit in the family room.

Point Judith Frat House Offering- NOT RECOMMENDED for FAMILIES
My family , 6 adults and 3 young children traveled from TX for a family reunion. Base priorities: renting in the Roger Wheeler beach area and ability to walk to the beach. When we arrived at 51 Oak we noticed the freshly painted walls and had a good impression.. However, once we started to prepare the house for occupation,we became aware of the following issues: carpeting was absolutely filthy with dirt and stains, especially on the staircase, although the listing included “air conditioning” , all there was to cool the house were 2 window units , leaving the house humid and the hardwood floors tacky and sticky, The rental does not include linens and towels requiring the additional hassle of renting linens and preparing the bedrooms, pulling back the bedspread revealed old and dirty mattress pads covering old and nasty mattresses . I spent the entire first vacation day, I stripping and laundering all bedding .The king mattress, topped with a piece of foam, was so old that the mattress folded in the middle. NP actually replaced this mattress on the 5th night of our stay. The listing also included a grill . There are 2 grills on the weedy property, neither useable - one grill did not have cooking elements - just the rack. The house had a very cute screened in porch - however the screens were ripped & dangling from the frames Most electronics : remote controls for ceiling fans, and TVs were either missing, didn’t have batteries or didn’t work at all,Table lamps didn't have bulbs.the dinning area light fixture - never worked - looked like it was not securely attached to the ceiling. The refrigerator freezer “defrosted” creating a drippy mess on anything in the freezer. The sliding mirrored door had a huge crack and didn’t stay on the track. The entry to the house and the interior staircase are dangerously small and hazardous. During our stay 2 people actually slipped on the stairs When we called NP , they quickly responded to each call and Jake was wonderful and pleasant. The kitchen was total chaos - pots and pans were strewn all over the kitchen cabinets. At the tail end of our stay a mouse scattered across the bedroom of my 2 1/2 yr old granddaughter. The house needs a good cleaning,-it is not a good family house - but probably is a great party house during the academic yr. The house needs to be transitioned from academic rental to family house before families rent this house.. Not Recommended for families

Rhode Island vacation with Family
Spent the week in RI with my family, which included my mother and sister and her family. The house supplied all beach items such as chairs along with a cart to push it all in, which was very useful since you are within walking distance to the beach (another plus). Neighborhood was very quiet as well. New outdoor shower was a nice feature.
We did think the house could be a tad cleaner and landscaping needs a bit of work along with some broken window screens/maintenance items needed, but overall a large house that can fit a lot of people and enjoyed being able to walk to the beach.

Great Location
Plenty of room, clean house and short walk to the beach, so would recommend house. We've been renting from VRBO and Airbnb for years and had new experience resulting in the only downside- no linens or towels provided (had to rent via company suggested by property manager- adding $300+ to 3 day rental), make beds and repackage linen and towels after leaving, and, had to pick up/drop off key at property manager's office.
