About this house rental
Copperfield is one of Houston's "Upper Middle Class" residential areas, away from the "hassles and bustles of Midtown", yet conveniently located close to major highways. From this prime location, you will have easy access to and from George Bush Intercontinental Airport and Downtown Houston.
The house is close to many grocery stores and movies theaters are just minutes away. There are plenty of restaurant along Highway-6, with diversified culinary. I also recommend that you include a visit the newly developed Barker Cypress Waterfront (15 minutes away) as part of your discovery of Houston.
For your more "Serious Shopping Spree", within a 15-mile radius, you have the choice between Memorial City Mall, City Center, Willow Mall, West Oak Mall, Hwy 290 Outlet Mall, Katy Mill Mall and the Galleria. Flea Market (open Saturdays and Sundays) is less than 3 minutes away.
If have time please consider to include Johnson Space Center (NASA) in your program, as well as the many museums in Downtown Houston ("District Museum").
Access to community pool should be available in Summer (I am working on getting access card). Please DO note that NO LIFEGUARD is in attendance, i.e. "use at your own risk".
Nice, fully furnished 2-storey townhome in a quiet neighborhood, in Copperfield Area. Fully equipped kitchen. Copperfield is one of Houston's "Upper Middle Class" residential areas, away from the "hassles and bustles of Midtown", yet conveniently located close to major highways. I also recommend that you include a visit the newly developed Barker Cypress Waterfront (15 minutes away) as part of your discovery of Houston.
HOUSE MANUAL:
LOCKING / UNLOCKING - The main door is equipped a touchpad keyless entry. You will be provided with a four digit access code.
To open the door: key in the four digit code then press the LOCK sign. If the door does not unlock (i.e. the lock sticks), gently pull the door and repeat steps above.
To lock the door INSIDE the house, just turn knob.
To lock the door when going OUT, close the door and JUST press the LOCK key: you should hear the door locking. Try to open the door to ensure that the door has actually locked.
PARKING - Parking available on the driveway for two cars and inside the garage. Please park keeping in mind neighbors access. Parking of commercial-type vehicles is NOT allowed nowhere inside the Subdivision. Host will pay the fines caused by the violations and will back charge the guests.
INTERNET - wifi name: Luxury - Password: 14515Leticia
Cable TV - The house is provided with cable TV (Xfinity). Please do NOT use On-Demand OR order Pay Per View movies or games, otherwise your credit card will be charged PLUS fees.
Make sure that you leave ALL the remote controls beside the TVs. You will be charged for missing remote controls.
WASHER / DRYER / IRON - will be available ONLY for stays of AT LEAST one week (i.e. seven days or more).
TRASH - trash containers MUST be kept in the backyard. The containers are CLEARLY marked for normal trash vs recycle. Normal trash is collected on Mondays and Thursdays EARLY morning. Recyclable trash is collected on Mondays ONLY. Place the trash containers at the entrance of the common driveway AFTER 07:00 pm the eve of the trash collection days. MAKE SURE that you collect the containers by the end of the trash day (one of HOA Deed Restriction Rules are strictly enforced).
LAWN MOWING - HOA is in charge of mowing the lawn. PLEASE KEEP IN MIND that lawnmower people DO have access to the backyard. Please therefore keep the backdoor LOCKED AT ALL TIME.
KITCHEN SINKS - Please make sure that you keep the yellow strainer on the drains AT ALL TIME, otherwise the drain pipes will clog up with trash.
FOOD SUPPLIES - feel free to use the food supplies in the refrigerator and in the pantry. However, be good guests: please replace what you consume.
BURGLAR ALARM - The burglar alarm will be off during your stay.
CLIMATE CONTROL - the thermostat is located upstairs in the game-room. Please be good guests by turning it off when nobody is home. For your comfort, the thermostat is pre-set on "Economy". Please refrain from changing the setting.
POWER USAGE - please be good guests by saving power usage (e.g. turning lights off when not needed or going out of the house, turning toilet fan off after usage).
UTILITY EMERGENCY SHUT-OFF – please take the time to locate utility emergency shut-off points:
• Power Breaker Box is located in the backyard, against the house wall.
• Gas shut-off valve is located on the side of the house, against the wall
• Water shut-off valve is located at main entrance of the house, against the outside wall.
BABIES & TODDLERS - you are responsible for the safety of your babies, toddlers and small children. You are also responsible for damages and any mess made by your children. Please ensure that your small children are POTTY-TRAINED. ESPECIFICALLY.... if your small children urinate on the bed you will be charged for the cost of replacement of the soiled mattress.
SMOKING - absolutely NO SMOKING allowed inside the house. You will be charged for "decontamination" if smell of smoking is noticed after you check out.
CARPET CARE - please refrain from walking with shoes inside the house. Guests are expected to be courteous and leave shoes on the shoes rack at the main entrance.
PARTIES - absolutely NO PARTIES. Neighbors are "eager" to call police in case of disruptive noises or behaviors.
HOA DEED RESTRICTION RULES are strictly enforced. The HOA will apply fines for violations, The host will be liable for payment of violations of Deed Restriction Rules. The main and most common ones are violations of rules regarding trash days and storage of trash bins (in the backyard), excessive noises, parking outside of driveway. Parking of commercial-type vehicles is NOT allowed nowhere inside the Subdivision. Host will pay the fines caused by the violations and will back charge the guests.
REPORTING ISSUES - please report issues as soon as you notice then, in order to avoid any argument when / after you check out. In case you need anything or anything you need is missing, please DO reach out: complaining AFTER you check out is neither fair or honest.
CHECKING OUT - Please clean up as best as you can, place trash in the trash bin. If you or your companions changed the settings of the TVs to use on portable devices, please do make sure that the TVs are reset to TV viewing modes. Please also make sure that you turn OFF the air conditioning / heating system. Please DO make sure that the gas is turned OFF at the stove.
As you walk out, please do make sure that ALL the windows are shut and outside doors are locked.

I had never experienced an arbnb before, but I'm so happy I started here. Now the bar for arbnbs for me with be set very high. This townhouse is beautiful, upgraded with all the amenities. The neighborhood is beautiful kept and very quiet day and night. The host is very professional and one the nicest people I've met. He informed us on everything and made sure we were comfortable. I will tell anyone coming in town or anyone who wants a stayca about this arbnb.

The Townhouse was in great shape, nice open floor plan and upstairs bedrooms and baths well arranged. Teddy was excellent with communications, as well. Will definitely look to stay again next year when we are back in Houston!

For 10 nights, we enjoyed having our home base in Teddy's townhome. 3 bedrooms and 2.5 bathrooms, a full kitchen, DR and LR was plenty of space for our extended family.
Teddy was responsive to our questions and requests...needed some additional kitchen items and he came right over when we locked ourselves out!
The furnishings were adequate, as were the linens and kitchen dishes, glassware, etc. Nice big fridge and HUGE kitchen island.
We appreciated the use of the laundry facilities and access to the pool for the little one.
If/when we return to Houston for a few days or longer, we will definitely connect with Teddy if his townhome is available. Thank you!!

Excellent host!
I booked this place to stay when we had to evacuate due to a hurricane. The property is in a great neighborhood with shopping complexes nearby. The host was very friendly and helpful. All in all, I had a very pleasant stay and would definitely recommend the property.

Great Location
The very spacious, purposefully decorated and well stocked property is located in a nice quiet neighborhood and short distance to all the major shops, markets and restaurants. Very close proximity to HWY 290 which could get you onto any of the major connectors in Houston in minutes. The owner Teddy is a really nice man who went the extra mile and then some to make
our stay as comfortable as possible.
I recommend the property to anyone who is looking for a home away from home!

Very nice
I enjoyed my stay. The property is so beautiful. The house is currently for sale and so it’s not really decorated but still very beautiful. The host was very responsive and attentive.
