Perched above the banks of the Guadalupe River in Seguin, TX, this bright, updated duplex offers comforts of home with a surplus of amenities, a great location to explore Central Texas. Direct river access through backyard. Fire pit & hammock included. Sleeps 5. *Please note: pricing based on # of guests entered in reservation, so an exact quote depends on accurate guest count.
WATER LEVELS
The water levels depicted in the photos are current. The water has been down for the last several years, but it's not due to drought conditions. The dam that created Lake Placid from the Guadalupe River since 1928, is being repaired because of a failure in October 2021. While it’s now a river (12-15’ lower than when it was a lake), it’s pretty consistent level and flow, despite rainfall, because it’s fed from the bottom of Canyon Lake. The river has a muddy bottom, so plumes of button moss can float downstream and sometimes collect at water's edge, esp during warmer summer months.
The dry lakebed is the limiting factor. Because it’s so extensive, most of it is overgrown, and there are only few paths that folks have cleared to get to the river. The spots you can access are good for fishing, wading, and swimming. It varies from ankle deep at the edge to over 6 feet in the river channel.

We live locally and are only a phone call away if you need anything. We also have local maintenance and housekeeping available for needs that may arise during your stay with us.
You'll likely need a car to get around. HEB will deliver groceries to your doorstep via Shipt. Please check on Uber/DoorDash as those services seem to be intermittent here.

NO smoking. Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is prohibited at this property, inside and out.
NO pets. Although we are pet lovers, this is a shared property with other guests who may be sensitive (allergic, fearful) to pets.
NO large parties or gatherings allowed. We have neighbors with full-time residence nearby who will report back with excessive noise or groups that exceed the home limit. Parking limited to 2 vehicles.

The house was so cute and well stocked! The river nearby is so peaceful. We had a wonderful, relaxing the stay. The neighbors around are as friendly as they come. The owners are the kindest people and make sure you have everything you need. We will absolutely be back again!

We so enjoyed their place and I appreciated the labels on all cupboards to explain what was in each cupboard. The beds were comfy and the couches in the living were fantastic as that is where we do our visiting. Totally loved it and would recommend it to all!

Nice distance to all the surrounding towns. Nice peaceful views from rear deck to a dry lake bed that we had been advised of. Quiet and the stars outside make this the perfect retreat! We thoroughly enjoyed our stay!

My wife and I stayed for a month and enjoyed our stay immensely.
We travelled more than 1600 miles to the area from home and had not been to the area before.
The directions were accurate and easy to follow to find the property.
The property had all the amenities that we needed for our stay, the facility was organized and clean and we had no issues while staying there.
We were provided with information about the area including local points of interest, so we enjoyed several local restaurants, points of interest and we travelled to other close towns in the area.
Our stay was enjoyable and we would certainly return if the opportunity presents itself.

It was very clean and well organized with lables on all drawers and cabinets. Kitchen was filled with adequate kichen ware. They even had you covered on the small things you may have forgotten such as tooth brush. They even provided the first cup of coffee! Hosts were very attentive. Check out process was quick and easy. Perfect size for 4 adults. Location was central to many great attractions

My husband and I visited for a quick weekend get away to relax and unwind. While it was a shame there was no water at the time I can only imagine the space when the water is back to normal. This is a perfect space and with everything in the Home clearly identified with labeling and instructions lol. We would definitely like to come back to stay!

I can’t say enough good things about this property rental! The location was perfect for us, the description was exactly as we expected. The house was very clean, organized and updated. We had everything we needed for a relaxing vacation. There were other nice touches including books and games for kids and a pack n play for our baby (one less thing to pack). My older kids loved the big bed with the trundle. The host was very informative and easy to communicate with. Really great experience overall!

Great River Stay
The house was perfect size for us. The kitchen had everything we needed for cooking our own meals. Our host was very polite and staying in contact the whole time. The river was a little bit of a walk from the house but still close enough to see.
