Outside through the glass doors, an oceanfront deck beckons you to slip out of your flip flops and relax on one of the comfortable lounge chairs. Listen to the sound of the waves crashing against the shore and the call of the seagulls as you soak up the sun or sit in the shade with a frosty cocktail.
The stylish kitchen features a huge quartz-topped island— 30 feet long! White cabinets, two dishwashers, and a commercial-grade refrigerator face the ocean views, while additional glass-front cabinets and workspaces are around the corner. There is ample seating between the seats at the island and the nearby dining table. Your whole family will love to gather together in this bright space over warm mugs of coffee in the mornings or cocktails at happy hour. First impression when we arrived there, property looking old and worn-out. Unpainted exterior greeted us. Next was the missing outdoor grill. I have reported to the owners as soon as we got there as we intend to use it to cook our dinner on our 1st night. When the owners were finally convinced that it was indeed missing, they said they were going to deliver a new one the next day. Made several follow ups the morning after only to have the grill delivered not until noon. By that time, my family especially the kids were all starving. And as what the previous reviews stated, there were black molds around different parts of the house. But seems the owners don’t do anything about it. Be careful with the water dripping from the AC on the right side balcony facing the beach. Lastly, on our 2nd night we noticed this funky smell. Turns out it was from their overflowing/ leaking outdoor sewage right under the property. So disappointed. Would not recommend.

Our group of 14 loved it. Most bunk rooms we’ve ever seen. The living room, kitchen & dining room was larger than it looks online & great view of the beach. It rained on & off all week, but we could all be in this space without feeling crowded, and then run barefoot to the beach when it quit! Had a problem with 1 air conditioner, but repairman came immediately. It is showing some wear & tear, but that is normal at the older, right on the beach houses. We would definitely stay again!

This beach house is not qualify to be put on the market, it so so old and dirty. When we arrived there was multiple trash cans over filled with old food located right in front of the house with disgusting smell fly everywhere and can’t believe it’s dirty and old to the point there was maggots all over the floor. when we got in to the house the floor cover with sand and the whole property needs lots of fixing. In the evening we saw multiple big roaches crawling around the house. Overall this is a big mistake for our family we paid lots of money to return with this crappies services.

The property was nice but it felt very dirty. There was sand at the entrance and on the entire kitchen level . The first 2 hours that we were there my wife and daughter spent cleaning. We all had to sweep and clean with clorox wipes. I do not think that the linen had been changed. The trash cans were completely full when we checked in. We had to buy large trash bags so that we would have some way of getting rid of our trash. My wife spoke with management and they said that a maintenance man would come over to pick up the trash. Then she received a text stating that the trash would be picked up the next morning. The trash was still there when we left which was Sunday morning. My wife and I had to clean the sand in the bar-b-que area because it was present all the way to the door. We wanted to use the water hose to wash the area but the hose could not be connected. We had to buy a hose to wash the area. Once the area was cleaned we could then put in a blow up pool for the little one. The pool could not be put up until we cleaned. Since we bought a hose we could then fill the pool.
The facility is too nice to have such poor maintenance and cleaning.

I believe the home was designed for the "spring break" crowd. It has a great location. I would do some landscape trimming on the hedges separating the property from the beach. I would sweep the sand off of the patio underneath by the fire pit. The biggest issue that would prevent us from staying there again is they made this a place for kids on spring break. They took the walk in closet in the master bedroom on the top floor and made it into 6 or 8 person bedroom. Not everything is flip flops and cut off jeans. We dine at some of the nicer restaurants and need a place to hang our clothes when we stay somewhere. There was no space for clothes in the home. The cleaning crew would rate a 6 on a 1 to 10 here. Many things cleaned barely on the surface. There is mold throughout the home. The home needs a paint job or the wood weatherproofed. And not so good workmanship on things like the patio floors. Uneven and lacking the proper fit with exposed nails. This place could be made into a fabulous vacation home, which right now, it is not. We stay usually at a different location each year for our family reunion. Some we revisit. This is not on that list. It may be perfect for 25 or 30 college kids just looking for a place to "crash", but that is not us.

Let me start by saying the views and beach access were absolutely amazing and beautiful! However, that is all the good I can say for this specific property.
We had many issues right off the bat from ac unit not working, hot water heater out, broken bed, coffee maker and toaster not working, as well as, stove and refrigerator were both in need of replacing. Freezer section of the refrigerator was going out during our stay so unfortunately some food was lost due to this inconvenience. Property also had some plumbing issues where pipes where left exposed and leaking sewage. Lastly, it appeared to be part of a broken dock ramp that was left on the beach with rusty nails exposed all around it that was very unsafe for my little ones. The Property Management Team was difficult in the beginning, but finally did replace the coffee maker and toaster, fixed the hot water heater and ac units that where out, and replaced the broken bed frame with the correct size box springs by our last night there. Plumbing issue and refrigerator issues were never addressed during our stay.
Property Manager with The Management Team advised he would get with the owners to see what compensation could be made for our inconveniences but unfortunately I didn’t hear anything more from him.
We were a group of 30 with 8 little ones. For a family vacation, I can not recommend this property. If you are looking for a party house where just about anything goes, this would be the perfect place.

Great accommodations for our family of 18. There was a ton of room for everyone and even for those that wanted quiet time while inside. Everyone was amazed that we are all able to be comfortable!! Just about a fully stocked kitchen where we didn’t need anything other than food. The fire pit was a nice surprise and great for roasting marshmallows for s'more's. Perfect for large groups or small groups needing or wanting some privacy while together.

This house was perfect for my family of 13. Everyone had plenty of space to be comfortable and have privacy when needed. And the living room and kitchen areas are huge and great for having everyone in the same place at the same time!
Being right on the beach is amazing. The views from the deck are great. Fire-pit came in handy too. Good restaurants were close enough if we needed to get out.
Other people have mentioned that the cleaning crew could do better and that would be our only complaint as well. When we arrived there was already some sand on the ground from the beach - to be expected at the beach, but I don't expect that from the moment we walk in. WIth the astronomical cleaning fees you pay on these vacation sites it should be cleaner than that when you walk in. There were old food crumbs in the living room on the rug. The rug in general looked like it had never been vacuumed.
If you are a OCD clean freak this might not be the place for you. BUT had 3 families with a bunch of crazy kids, so for us it wasn't a big deal!

We thoroughly enjoyed our stay. A perfect location immediately on the beach! So many bedroom options for children and adults! More beds than we knew what to do with. Communication was quite effective with the management. There were a few broken kitchen cabinets and messy drawers but it did not negatively effect our stay whatsoever.

We had a houseful of family this week at this home.
The good stuff:
The home was large and accommodating.
The beds were comfy.
The kitchen was large and the refrigerator space ample.
There were two dishwashers.
The contact staff are very responsive.
Washer and dryer in good working order.
The firepit was a hit!
The not so good stuff:
The one and only area carpet in the home needs to be replaced or cleaned.
The couch smelled.
Some of the blinds were in disrepair.
It took about a day to figure out how to sync our WIFI. The contact person was extremely helpful but was unaware of the additional router that had been installed and was working off outdated or old information. We stumbled upon the additional router and were able to connect without help.
There was a broom but no dustpan. We purchased one.
There was no vacuum for the carpet.
We were told there was enough flatware for our crew (26) – there were less than ten spoons.
None of the lids matched the cookware.
The refrigerator alarm went off the entire five days about every 5 minutes or so, depending on how the refrigerator doors were closed. It was maddening. We called and they sent out a repairman who did not remedy the problem but told us that the refrigerator needed a filter.
There wasn’t closet space in two bedrooms. Tight quarters there.
The upstairs master has no doors into the master bath – awkward. We purchased two spring loaded curtain rods with curtains for both access doors.

The house was nice size…Kitchen/breakfast room/ living area was great for the 20 of us that were there. Front deck was wonderful for morning coffee and evening drinks. Beach access is the best! ( just walk through the dunes and you’re there)

The only negatives were… the house needs some TLC with deep cleaning, new kitchen ware and please fix pantry door (only opens part way). The upstairs loft (full size mattress) does not have its own AC, so very hot. We were unable to use it.
These few negatives did not take away from our wonderful time together and we would book again provided some improvements are done. (Our stay was at the end of the season.)

Great beach house and location. Had a family gathering of 13 adults, 4 small children. Not all spent night but plenty of beds, room to spread out and relax. Steps away from beach. Everything we needed for a memorable family event. The property and management delivered as promised. Only a few maintenance issues needs to be addressed but did not interfere with the enjoyment of the beach house.

We chose this house because of it's location (on the beach) and size (32 beds/8 bedrooms advertised). We had 9 family units coming so needed the space. The location did not disappoint! Beautiful beach views and proximity was wonderful! My 91yo mother was able to sit on the deck in the warmth and enjoy watching the youngsters in the water. We tried to get privacy and easy access to bathrooms for each family unit and were actually able to kinda. Since there wasn't a floor plan available it was difficult to assign spaces. The pictures gave a little different view than it was actually. But, everyone was satisfied with their space. We did have to make one change because of beds being directly on the floor and the lack of doors on the bath on the 3rd floor was a game changer. After we arrived we found some issues (drawers & cabinet doors not able to close, stains on rugs, light not working, pantry door sticking, ants in and on all beds in bedroom on ground floor - partly because of crumbs on the bed, ants everywhere). All addressed and taken care of to our satisfaction although the light not working was never fixed - we just moved a lamp from another room. We brought folding tables and chairs so everyone had places to sit for meals and relaxing. We were told by a local on the beach that the property was constantly rented so we understand why some things were the way they were. Overall, the stay was wonderful and we would return.

We rented this property for our annual staff retreat! The place wasn’t bad but it does need some TLC. The property could have been cleaned better upon arrival. It did accommodate all 25 of us just fine. The upstairs area with 6 beds has no doors to the RR so we had to go buy a curtain to hang up so that the staff could have privacy to shower. The property was right off the beach which we loved and we loved the deck on the outside overlooking the beach. Overall not a bad property just needs updated.

We loved staying at this house and it was great for our large group of 6 adults and 24 teens. We took our high school cross country team on a beach retreat! The house has great AC and plenty of space for us. The kitchen was well stocked. However we found it to be having a mold problem as we saw mold coming from the AC vents, under sinks and around light fixtures. We also ran into an ant issue by the end of the trip. I have rentals on the beach so I know that can just happen. Nothing a simple pest control cannot fix. We would love to come back next year and for many years to come if the mold situation has been addressed. I fear it is a big problem and in most of house. I communicated with the property manager and sent pictures of what we found so they can address it. Hopefully they can get a company in there quick to start the process because it honestly is a great house.

This is the second time we have stayed here. Big enough for our group of 24. And it’s right on the beach. We had a lovely 😊 time. The kitchen is well stocked with big pans and kettles, bowls, plates and silverware.

Best parts of the house - Great beach, and easy access to it. It had enough beds for everyone, and the layout made it so that everyone in our group could be together.
Not so great parts - The windows were covered in finger prints, smeared food and were so dirty it was hard to see the ocean. Keep in mind, inside was cold, outside was hot, so there was some natural fogging and salt on the windows, but if they were cleaned before we got there, that wouldn't have been the issue for at least a day. There was also just not a lot of detail in the house to make it usable. No trash bags, so we put all our trash in little kroger bags. When I asked, I was told they'd bring some over the next day - that didn't happen. There was some trash around the house when we arrived as well. Lastly, The master bathroom upstairs has no door, and that bathroom is shared with the 6 other beds. This made it super awkward to shower in that bathroom.
Make sure you read the details on what they provide and don't provide. There's no beach chairs, charcoal or Ice - so make sure you bring your own or buy some at the store. (this was in the listing, but we didn't see that till we got there)
Overall, it was a nice big space and we enjoyed our stay, so it was good... just not great.

We all loved sitting out on the deck on the second story and looking out over the beach and ocean. The kitchen was so big too! Like the island on it was so big, none of us had seen one that size before. Beds were comfy enough and the place was clean when we got there, so overall the stay was great!

As they say, location is key! This house has a great location with just a few steps from the back patio and you’re on the beach.
The downside of this house is that there is some up-keeping that needs to happen before I would spend the money we did to stay here.
The first unfortunate thing was when we pulled up, every single trash bin was filled to the top and the trash was spilling over. The instructions say “no trash bags outside of the bins” but there was no other spot to put ours because it was already max capacity.
The second thing we noticed was when we walked upstairs to the second floor. The overall look was beautiful with the wall of windows and the view. However, the area rug had stains all over it that looked like it was from pet stains. Since this place allows pets. Which is fine, but certainly don’t want your kids playing on a rugged stained with things you don’t know what they are.
The third thing was one of the bedrooms had an entire window pain that was broke. It was covered with a piece of cardboard and duct tape. When we walked into that room it was VERY warm, so no one stayed in there the first night. The second night we had family flying in town and needed that room to be comfortable. I notified the owner and he informed us maintenance is coming. Well they did, but all they did was re-tape the duct tape with a different kind of seal tape. In any event, our family flew in town and we had a couple staying in that room.

We had a wonderful time with our family of 24 which included adults, teens, young children, and toddlers. Our stay was June 12-17th. The house is spacious and very family friendly…. and It’s right on the beach.
The kitchen is well stocked with dishes, cookware, utensils, small appliances, and a large fridge. The living room is large and a great place to gather. This home was even better than we expected. We were pleasantly surprised to find a large walk-in pantry. The bar in the kitchen is even longer than it looks in the photos. There is a picnic table on the balcony and 2 picnic tables on the patio downstairs which are not shown in the photos.
You are steps from the beach, and the beach was not crowded at all. Cars are not allowed on the beach, so it was safe for the children to play in the sand without worrying about them getting ran over by a car.
Russell, the owner, was very easy to work with and answered any questions or concerns. Our family loved this home, and we can’t wait until our next reunion!

Absolutely loved this house! Being so close to the beach was perfect and the view from the deck was gorgeous! Walking through the trees behind the home to the beach was so pretty and convenient. Overall the house is very nice and accommodating. We all liked the remodel areas. I do have to point out some items that need attention.
1.Everyone saw mouse droppings throughout the house. Never saw the actual mice.
2.One of the dishwasher doors does not fully open to the horizontal position. Cannot be used.
3.The deck outside has a missing baluster. It creates a space big enough that a dog or child could easily fall from to the ground.
4.Living room fans are very dirty, almost black.
5.Garage entrance door is very squeaky.

Spectacular Gulf view & beach access. House is very comfortable, well-decorated & roomy, with ample bedding, dishes, pots, flatware, glasses, for 20 people. Maintenance was below expectations: disposal on/off switch inoperable, refrigerator alarm went off more than10 times in 2 days including 2:30 a.m., leaking faucet in master bath, fire alarm set itself off when there was no smoke or fire. Check-in did not follow the written process; we had to call and message multiple times after 4 p.m. for the access code and did not receive it until 4:20.

This house with great for our 20 people that stayed. Plenty of room to spread out and lots of sleeping options. Any problems that arose the host was quick to attend to. The short walk to the beach was awesome and we could see our kids off the large deck. Very private beach which was also awesome!

We had 13 adults and 2 teenagers comfortably situated in this home. Two of the rooms are 4 single bunks. There is a huge bunk room with larger beds but it is in the master bedroom so that can be tricky with spacing adult couples out but our teenagers loved the space. We cooked a ton and there were plenty of pots, pans, utensils to do what we needed. Great space in a great location

There were ants on the other side of the coffee area in the kitchen. There wasn’t any broom or vacuum for cleaning the floor even thou I made request if it could be bought to us. Other then that it was great experience for 22 of us.
