Good position. The kitchen was well stocked for a basic breakfast (coffee etc), and basic condiments for cooking.
The check in and key process was too complicated and stressful and would have blocked entry to a non smartphone user. Phone contact with the owner was not exactly helpful or informative. There was no one on site to contact.
Also we were 2 couples and had understood (obviously wrongly) that there were 2 bedrooms with double beds. When we arrived we found that this was true of one bedroom only. The other had a single bed and there was a put me up bed in the hallway. This was not what we expected. I suggest that the owner either changes this to 2 single beds which can be combined or separated or more clearly spells out the exact nature of the beds.

The location is great if you want to go to the terme baths, but.
The check in time is inflexible. 4 pm is really late if you are traveling all day, especially by bicycle. We arrived at 2 and were not allowed to check in even an hour earlier(even with a key lock box) . We had planned on visiting the terme that afternoon but couldn’t leave our bike unsecured and then didn’t have time, since a friend was picking us up early for dinner.
I understand that there is a lot of tile in the building and others live there, so they do not want tourists making noise during their lunch siesta. But on the other hand, the people in the apartment above returned after 23;00 and walked around in shoes and started some wash. Respect goes both ways.

Location and size of he appartment.
Quiet and close to the center.
Easy parking as well.
The house was not that clean, we found few animal hairs on the sofa and dust in the bathroom and room.
With few euros more it could have been cleaned properly.

There are some trails around TIMO that wind through vineyards and provide spectacular views of the Tuscan hills. The beds and bed linens are super comfortable. The kitchen is good for making meals but you need to have everything down to salt and pepper with you. The restaurants are few but good. A little pricey in keeping with the area. Montepulciano and other beautiful towns are within a 20-30 minute drive. There is a bike shop below TIMO and the young man who works there is sweet. He speaks English and he's fun to chat with.
The toilet may or may not flush when needed. The walls and floors provided no sound barrier. I could hear my neighbors in the building urinating. When tenants walked it sounded like they were dropping bricks on the floor. We looked forward to the thermal baths but the water is encased in the Posta Marcucci Hotel. If you are willing to hike down a long rough trail there is access to a small amount of water. We asked several people and were told the water is cool, not even warm.
