About this cottage rental
Annie's River Cottage is located in Center Point, Texas overlooking the Guadalupe River. Secluded property in the beautiful Hill Country. Guests have access to 600 feet of the river right outside the back door. A Texas Ranger originally built the Cottage in 1890 for his family. The present owner bought the house from the Ranger's last surviving daughter, Annie, who lived in the house for 99 years!
Annie's River Cottage has one private bedroom with a king-size bed and private bath and an open room with two twin beds and a second bath. The lovely sun room has two sets of French doors, which provide guests with beautiful views of the river from the inside, just outside the doors is a large patio in which to sit and enjoy your morning coffee or a glass of wine under the stars in the evening. The owner has furnished the Cottage with period pieces distinct to the hill county. The Cottage retains the flavor of 1900s Hill Country living with features such as a claw foot tub and a wraparound front porch. This is the perfect Cottage for a weekend retreat to just unwind and get back to a slower time. Just down the road in Comfort you can enjoy the Wineries such as William Chris Vineyards, Grape Creek, Bending Branch and Newsom just to name a few.

This was EXACTLY what me and my family were looking for to getaway for a nice Christmas escape for a few days. We brought a little tree and put it up, baked Christmas cookies, played board games, and "unplugged" for a few days and it was perfect! There is wi-fi available if you want/need to stay connected, and a small TV you can plug in and use your streaming options, but we left it unplugged the entire time. The property was amazing, and exactly as described. We sat on the front porch rocking chairs each morning and early evening and counted upwards of 40 deer coming to the 2 feeders about 50 yards away from the front porch. We took walks all around the property, including down by the river. We also took a day trip to Fredericksburg the day after Christmas. It's about a 30 minute drive. The beds were comfy, the kitchen stocked with everything we needed, and plenty of seating and space for the 3 of us. PERFECT!!

We absolutely loved our stay! We were a little confused with how to access the gate (we thought there would be an actual key pad), but the Property Manager was very quick to respond and help. We hope to return! This truly is an adorable and very relaxing space!

We enjoyed our time at Annie's. It's a quaint little cabin that evokes a bygone era, complete with working windmill. It was comfortable, had substantial privacy, and was a great spot for casual walks/hikes. I would recommend potential visitors check out contemporary river flow measurements if you are going because of access to the water. The Guadalupe has been reduced to a chain of puddles, which is likely the new norm. Even so, we found the privacy and solitude to be worth the trip.

This was surprisingly quiet place even though we were literally in town. Loved watching the deer and humming birds. Our family got exactly what we were looking for in this little historic house.
We would surely love to go back another time. Thank you for sharing this house with us.

Accommodations were sufficient for a small group- would be nice if there was a curtain or doors for privacy in second “bedroom” .
The river is private but challenging to get to-

lot of interesting antiques in house, center of hill country lots to do, good motorcycling in any direction
Cons: would be nice to have better privacy for the second bedroom for adults, even a curtain. Lot of Things (junk) outside, some people might find charming?

Quaint. Private with wildlife. Renovations maintain a historic feel without being overdone. As "cute" as it is...the price is appalling for what you get. The final cost with fees was $849 for 2 nights. At $150/nt, I *might* feel like I got what I paid for, tho I would still feel somewhat dirty upon departure. The beds/linens are sub-par, I didn't even want my kid to sit on the sofa, the bathing situation is basic, if not outright lame. The neighborhood feels unsafe (shocking hoarders and shacks all around). The kitchen has cheap, limited supplies. This section of river stinks of stagnant mud. The river-view patio is filthy (debris everywhere with dirty patio furniture). The yard has a bunch of scrap metal, junk in piles around the edges, and animal bones/teeth strewn around. I can't imagine a scenario in which someone willing&able to pay $425/nt for a tiny cottage would ever *want* to stay at this place unless they were slumming it for $150 and the expectations were lower b/c of a reasonable price point. The charm of being "historic" isn't enough to carry that price tag w/out some major luxury upgrades to make it something special. Like quality kitchen tools, luxury bedding/towels, nicer furnishings (instead of grimy, thrift store fare), rugs that aren't like old dog beds, extra attention to cleaning, better maintained outdoor spaces w/decent grill (not a dusty, spiderweb dome-grill shoved underneath the side of the house). Or...maybe...I would *at least* not have to take out my own garbage. Over 25 years, I have stayed in hotels/VRBOs all over the US/Europe with prices ranging from $100 - $2000 per night...and I cannot believe I paid this much for this cottage, drying off with someone's old mismatched, dingy towels. If it wasn't a rip-off, I could be more gracious about the disappointing details, but I am judging it based on what one can reasonably expect for $425/night in a remote town.

Love this peaceful place!
Great place to unwind and reset your brain from the hustle of i you our regular life. It is a trip to yesteryear which is pleasant and allows a slower pace like the river that runs through it. I’ve been before. I’ll definitely return.

Beautiful rustic cabin right on river
Went to Center Point for a race in Comfort. Owners did an outstanding job restoring an 1890 historical home. Perfectly done and what an excellent experience. Deer were awesome and river was beautiful. Pray for rain in the hill country, river really needs some water. Will be back again!!

Dreamy get-away from it all!
I was aching for a quiet weekend retreat away from all screens and devices, and this charming farmhouse was sweet perfection. We thoroughly enjoyed all of the quaint, vintage farmhouse furnishings and spent the weekend exploring every inch of the property. Finding arrowheads, cooling off in the river, watching the dozens of deer grazing the property, enjoying the sunset on the porch swing, reading, playing games and puzzles...it really was ideal. The beds were comfy, the towels were plush, and there were several small towns in the surrounding area to visit and grab a bite and do some antiquing, which is just our speed. We can't wait to come back.

Unplugged
This beautiful old home is exactly what we needed to unplug. No television helps too. The deer are abundant, the river is relaxing and the location is perfect for venturing out into the Texas Hill Country.

We had a great stay at Annie's Cottage. The house is nicely done and the Guadalupe River right out the back door was a bonus. We sat on the patio and enjoyed the river when were weren't out riding the roads in the Hill Country. It's located very centrally to a bunch of great places to visit and isolated enough to get away from it all>

Nice cabin and property
We were a little nervous when there were no reviews on the site, but we were delightfully surprised when we arrived. Beautifuly restored cabin, they really paid attention to the details. The property has beautiful views of the Guadalupe River and lots of wildlife to watch. We woke up to many deer and wild turkey in the front pasture. Would definitely recommend!
