About this house rental
This estate home is built on 40 acres our family purchased from the original old-time homesteader. It is fondly known as Badger Run. After working the land for several years this stunning 7 bedroom 6 bathroom home became a dream come true and was purposefully situated on a favorite knoll within stately ponderosa pines and nestled off the beaten path complete with a pond, barn, rope swing and panoramic views. It is private, quiet, and Colorado living at its finest with places to walk, play and relax.
The home does not have A/C as it is situated in a high plains area at an elevation of 7500 ft and is equipped with several ceiling fans and many large windows to allow for good cross ventilation on warmer days. Badger is also on a well with wonderful clean Colorado water. No need to bring bottled water!
We can accommodate larger groups for events such as weddings and other gatherings up to 30. Any event over 18 people is subject to additional terms and fees; message us for additional pricing and policies.
We also have a listing across the street that can be rented for even larger gatherings up to 50 (sleeps 16 overnight). This is 1 C Barn, VRBO # 989769. If you contact Andrea, she has additional accommodations 12 minutes away at Pegasus Point, VRBO #3579680. Either of these spaces have discounts available for simultaneous bookings, just mention you have another booking with us!

Loved the location. Directions are a bit fun to get to the correct turn in, but that added to the secluded aspects the family loved. The temperature was very hot, especially the last full day. The house had thermostats but we never found an actual a/c. Would recommend host add more fan options. Overall, for the 17 of us that stayed in the house, we would do it again (at least in a cooler season).

This was our first year where we have given up on getting together for Christmas due to the hassle and expense of traveling during the holidays. 5 of our 6 adult children, their spouses, two infants and one dog all were able to attend and it wa just the best time! We cooked, hiked, went to the zoo, played board games and just hung out! We were a total of 10 adults plus kids and dog. Plenty of room for all and more of everyone could have come. Communication with the host was seemless and all of our needs were met. Highly recommend!

This was the absolute perfect spot for our family which was attending the graduation of our preppie. Property manager Was absolutely remarkable With working with us Very responsive. The house was very large and accommodating for our Large family.
Plenty of room for everyone does not feel stacked on top of each other. Definitely will book again in four years for the next graduation.

Huge property with more than enough room for 14 people. Rented it along with the owner’s other home for a wedding weekend. Kinda farther out from the Springs than I realized, but I only needed to leave a few times

Great weather! Plenty of space. Only minor issues. We did a lot of cooking and found some of the kitchen utensils a little spare. Definitely need to get a better can opener. We were also a group of “mature” adults and found the wear on the living room furniture difficult to negotiate getting out of. Would also suggest having tissues available and definitely a fly swatter! With such lovely weather we were in and out a lot and had windows opened. Those sneaky flies took every opportunity to make themselves at home. Overall I would definitely recommend this lovely home to others!

Our initial reaction to the home was how clean and spacious it was. It easily accommodated our family of 14. The owner was very responsive to the few requests that we had during our stay. The location was close to all the things that we wanted to do. We visited the Garden of the Gods, Pikes Peak, Manitou Springs, the Royal Gorge and went rafting. We had an absolute blast. There were two issues we encountered that were a bit of a surprise. First there was not the proper cookware to accommodate cooking for a group of 14. The next day the owner did bring a larger pot and some additional cookware which met our needs. The second was that we needed to purchase body wash, shampoo, toilet paper and dishwasher detergent as 14 people used up what was provided within a couple of days. I would recommend this property to anyone with a large group that will be visiting the area.

Great place for our whole family to gather with plenty of space and room for all of us. My wife and I, our 4 married children, and 12 grandchildren absolutely enjoyed or stay at your house. The location is great for a lot of adventures and the house is very spacious and comfortable with some great morning and evening views!

We have a large family with many adults and this home had enough adult bedrooms to accommodate us. With the different levels we were able to give those with no children space of their own. It really was the perfect set up.
The outside setting was great for both the children and adults. The first night there we had a double rainbow over the house. It was gorgeous and set the tone for the entire visit!

Our family of 16 loved staying in this house! There was so much room! We had space to spend time all together, as well as space to play games or visit in different locations. The house felt even larger than it looked like online. It had lovely views and cozy spots to sit outside. Alyce was very responsive to all of my questions. We were close to many of the fun activities in the area, but enjoyed coming back to a quiet area for the evening. We would highly recommend this house to anyone!

Where to begin about how spectacular this place was.. to begin, so many bedrooms! And each room has its own comfort that our guests felt so comfortable in. Basement whaaat awesome pool table with MORE bedrooms down there. Patio on main level was our main hang out spot that fit ~20 of us chatting and laughing about good time. The house is so cozy and welcoming. They allow dogs which was our favorite since this May be one of dog’s last long trip. The dog had a blast roaming the yard and playing around probably just as much as we did, but probably more. Kitchen was huge- able to cook two different meals at once while still have someone make drinks. Can’t wait to come back and stay here!!

Our stay at this home was everything we pictured it would be. Plenty of room and a very beautiful property. Alyce and Andrea stayed in contact before our stay with any questions we had prior to arrival. We would definitely recommend this property to others looking to stay in the area.

Family retreat 2022 is in the books and we could not have asked for a better space for our family to gather, enjoy meals together, laugh and make new memories. The kitchen is perfect when cooking for a large group. Would go back in a heartbeat!

My husband and I rented out this property in conjunction with the 1C Barn across the road for our wedding! It was so convenient for our families to be able to stay here, we could just walk to and from the wedding venue! Everyone raved about how beautiful the house was and we did our first look photos here. It was a wonderful place to stay!

Absolutely beautiful home with lots of beautiful, personal touches. We had our elopment "reception " here and had close friends and family stay. Everyone raved about the home. Hosts were amazing to deal with as well. Would 110% recommend and stay here again

Everything was exactly as described! Clean, plenty of space, easy check-in, etc. my family and friends stayed at this site for a long weekend while I got married at 1 C Barn. I couldn't ask for a better visit!

This is an excellent house for a large group. It has large gathering locations (kitchen, living, downstairs game-room, deck), yes affords some space to find quiet places for small groups or alone-time. The rooms are well-appointed, and the kitchen is ready for cooking. Visitors may need to bring some zip-lock bags for daily storage.
The location is very good, in good proximity to quick shopping, and to local points of interest. The property itself is quiet and reasonably private. The house has GREAT cross-breezes in the summer and nights are very pleasant.
We noted only one downside: the main floor has a bedroom, but only 1/2 bath: all visitors must climb stairs to take a shower or bath and, thus, the house is not accessible to individuals with walking/climbing limitations.
We all had a great time - I would book again on returning to Colorado Springs.

What a wonderful location and accommodations for a family renunion
The home was perfect for our family of 13 finally connecting after the pandemic. Everyone loved their beds - so comfy. There was plenty of room for everyone and places one could find to have a quiet moment. My favorite was the front porch. My husband and I sat in the rocking chairs for hours watching our kids and grandkids play lawn games and/or just chatting with members of the family. The kitchen was large enough and well equipped enough for our family pizza making contest that happens when we get together. Lots of counter space. This was our first time renting a home and we were quite impressed. Alyce, the host, was so nice and helpful. Everyone wanted to return at a future date - I hope that we can.

This is a great place for families! We enjoyed the space and house was a great fit for ages 75 to 2. Enjoyed the quiet mornings on the deck and the views! We would go back again!

Excellent space for large groups
Our group of 11 stayed here for Air Force academy graduation week. The house is great because there is large community space in the kitchen/dining room/living room. We liked that there is much empty space in the cupboards for food so it didn’t have to sit out on the counters. The pool table/ping pong table was fun to have. And the scenery is spectacular. You won’t be disappointed renting this home.

Friends and Families
Four families who’s kids are best friends got together to ring in the new year. We had a wonderful time talking, laughing, playing games and relaxing! There were 17 people total and the house had plenty of room…I never felt like we were in each other’s way or like I couldn’t find a quiet spot to read. The only suggestion we have is a better stocked kitchen knowing that you’re cooking and serving large groups (ie: large serving bowls and pots, storage containers for leftovers while there). The art work is beautiful and the views are wonderful!! Definitely would recommend this property and hosts!!

Great home for our reunion
Badger Run was a wonderful gathering spot for our group of eight friends, aged 58-87. Relaxing on the expansive deck, with its view of the pond, pine trees, and even a wandering deer, was just what we needed. The peaceful setting was a lovely backdrop for this large and welcoming home. We occupied 5 of the 7 bedrooms, so there was plenty of privacy. The home also has several dining and gathering spots, so multiple conversations could be going on simultaneously. Weather was chilly part of our weekend, but the heated floors were wonderful. The living room fireplace is on a timer and cuts off after 30 minutes, FYI. Also be aware the bath on the main level is a half, so the person using that bedroom must take stairs to use a shower. These were small inconveniences in a home so perfect for our group. Communication with the owner was always warm and timely. I highly recommend this property for your family or friends’ gathering.

Great place in Black Forest for a gathering of family!
The home is huge! This was perfect for us as many of us hadn't seen each other for a few years. The areas, such as the eating area off of the kitchen was the perfect place for a quiet chat between just a couple of us, especially while football was on. The bedrooms are very spacious. Usually when a room says two fulls or queens the whole room is taken up by the beds but not here. We had lots of room to spare and there was space for suitcases, carry-ons, and so forth for multiple people. The home has tons of beautiful wood work that we all admired. The home is set on a gorgeous piece of property and we enjoyed sitting on the back deck in front of the propane fire pit looking at the stars and talking. The kitchen has tons of cabinets and most of them are open so you can put your food away while your there. I just stayed at a VRBO in Michigan and there was not a single empty cabinet and we were having to store our food all over the counter and in bags on the floor. For someone like me who likes everything to be put away it drove me nuts so this home was a welcome surprise with all of the cabinet space, If you do rent this home, as an owner of a home with septic, please respect people's septic systems and make sure all of your fellow guests know how to be nice to a septic system. As each of our group arrived I gave them a lesson on septic but I stray. The only thing I wish this home had was a full main floor bath, we had an older woman and two others that use canes that could have really used one BUT the three would have been fighting over having the main floor bedroom then so maybe it was for the best LOL The host Alyce was great! I'll be honest, we were all coming from out of state on an unplanned trip, for the memorial service for our cousin. The hosts pre-arrival communications made it much easier for us because everything was spelled out for us in a clear and concise manner. Lastly, having a checkout to do list in the laundry room meant everyone wasn't bothering me about what we needed to do before leaving. The is simply a fabulous place to stay!

Awesome picturesque setting- perfect for our family reunion of 18; ages 2 months to 60+. Everyone loved their bedrooms, the well stocked kitchen was great for our family meals. We enjoyed watching the ducks on the pond from the back deck. The kids had plenty of room to play outside. There is also ample parking space!

The hostess with the mostess!
Nice large property! Fit our needs of a sizable group to a T! Our hosts were incredibly responsive and willing to satisfy our every need. We enjoyed the outdoor spaces and the immense kitchen which allowed for socializing while we cooked for our guests. Besides the usual, the pantry was stocked to include complimentary homemade jams and jellies! All in all, an enjoyable stay!
