Fantastic accommodation, small, but perfect for what we needed, which was somewhere clean, get showered and sleep.
Walking distance to Rottingdean and 5 mins to the bus stops for Brighton & beyond

Super location: 2 minutes walk from the sea and 5 minutes from the local shops and village. A very quiet street meant a good night's sleep. The host met me on arrival (by accident) and was cheerful and helpful, The studio is perfect for a short, comfortable stay but anything longer than 2-3 nights might be more restricting, with no cooker, freezer or proper bed.
A minor point, but I would have preferred cotton sheets and bedding rather than polycotton. A window (other than in the bathroom) would have been nice to allow natural ventilation. But keeping the front door ajar and the bathroom window open allowed a pleasant breeze through the room.

It was comfortable, bed was very comfortable!
The cord to extractor in kitchen was too short - I couldn't reach it. Had to climb on a chair!

Great location to get into Brighton and having met friends in Rottingdean was even better. Room was clean, bed comfy, shower good, spacious and all you need for a couple nights stay. Felt safe and secure. Would book again
Unfortunately no coffee but there was tea and sugar (but tbh didnt expect there to be anything) I usually bring coffee sachets so completely my fault I forgot! . But loads of cutlery crockery etc if you brought food stuffs in. And microwave kettle etc.

Own secure front door. Compact, bijou, everything you need for self contained living and relaxing, a 6 minute walk from Rottingdean's wonderful coastal walks and cafes.
The sofabed was a bit hard to my personal taste but if you like a harder mattress, it would be fine. You're living in close proximity to a family home so expect to hear them, as I'm sure they can hear you, too.

It exceeded our expectations. The bed was a lot bigger than it looks in the photo. Very comfortable. The owners have thought of everything you need for a comfortable stay

Nicely decorated. Shower was good and large. Decent size bathroom. Residential area. Thoughtfully spaced out development. Storage great in bathroom and for hanging clothes. Rottingdean is nice location. Regular buses to and from Brighton £11 for a day between 2 adults. Bus stop 2 min walk.
Curtains over the main blind really helped although the door has glass panel so a small blind or adjustable covering on that would be good for sunny early mornings if I really had to suggest something. Had a kettle but note there is no tea/coffee provided. The listing said no parking in a couple of places on the listing so we got a lift there from family who were staying in Brighton, but there is possibly free street parking but not off road, but this could be a booking.com listing confusion so hoping they can sort it for the property listing to help others

Julia's instructions were clear from the very start. Easy to find the safe and code was sent prior to arrival. Check in time was changed to an earlier time at my request, with no issue.

Brought own breakfast. Location ideal for visiting friend in Rottingdean and walking both along cliffs and on South Downs.

It was modern and clean, and the streaming services on the tv were appreciated.
We found it very difficult to access the lock box which is just a few inches from the floor. We also found the door lock difficult to open. The trundle bed took a lot of effort to pull out. The bathroom has an uneven floor and there’s a depression right in front of the toilet which is disconcerting. The large bathroom cabinet is useful but the sharp corner is close to the shower when exiting. The shower itself is good but the floor is slippery. The bathroom sink is very tiny.
While there is a large window it is masked by a blind so we found the unit (a converted garage) claustrophobic. While this is a nicely presented unit in a good location it wasn’t a good choice for us. We are relatively fit for seniors but we found it challenging. We’re sure others would find it suits them very well.

For the price we paid, this was an excellent place to spend a few days in the lovely village/town of Rottingdean. As in the description, it is only a studio so not huge but we still manage to cook meals using the equipment provided. The general decor was to a high standard and it was very clean.
The sofa/bed made an excellent bed- very comfortable, but awkward to actually use as a sofa.

It had everything we needed for a short weekend break! the instructions we received were spot on and everything was as we expected.

Very clean, well thought out, light and airy. The bed was wonderfully comfortable and it was much more spacious than we imagined it would be. Really quiet street. Full size fridge, and well equipped kitchenette. Parking was easy and it’s only a couple of minutes’ walk to the bus stop for Brighton. We would definitely like to stay again!
Two minor suggestions, it was very light first thing in the morning, so maybe a second darker blind or curtain could make all the difference. And a lower small shelf or bedside table would have been useful.

Very clean place and cosy. everything what you need I found there. a lot of small thing that owners thought about, such as kitchen utensils, bath amenities, pleids etc.
