About this house rental
THE PROPERTY:
Our family’s happy place that we'd like to share with you! Newly renovated open floor plan, made for hosting families that like being together. An extra large island with 6 barstools, and stove top – allows for families to cook together and have a great time.
Bedrooms are separated from living areas to allow for fun at anytime of day, even after the kids go to bed! Kids love the bunk room, with built in bunk beds (with lights and reading nooks). Enjoy a spacious master bedroom with a desk for all your remote working needs, equipped with the fastest internet Kingsland has to offer. Large Front guest room is large and can accommodate a family with a queen bed and futon. Bathtub for kiddos in the shared bath between the front room and bunkroom. Full sized crib available for use as well!
Wet bath in the garage, which can be accessed off the patio, for all your lake time potty breaks.
1 acre lot with lots of room for play! We have a large covered and fenced in patio with seating, as well as an open area patio that is great for playing games, grilling, and hanging out! Step down off the patio into a fenced in grass area with a swing and play structure. Open the gate and make your way down to the first of 2 decks. The first deck is a large concrete patio – great for playing pickleball or having a bonfire. The second deck is located right above our dock and is great for stargazing or watching the sunset over the mountains and lake. Step down onto our 100’ concrete dock to lounge, sit, fish, and enjoy the peacefulness of the Llano river. The water is shallow since the 2018 flood, but the levels fluctuate daily. Islands appear and disappear and make for great entertainment for the family. Walk across the river to our own sand beach and set up camp for the day in the sand. Bring sand toys and beach umbrellas and you’ll feel like you’ve found the best spot in town.

There is plenty to do in Kingsland, Texas. Only 70 miles from Austin… if you ever decide to leave the house!
There are many great activities for groups of all ages. Just down the road you can rent a boat or jet skis at Wave Chasers, Splash boat rentals or Wakes2u and have some fun on the lake! Or if you prefer to relax on the lake water, check out Worry B Gone Cruises for a sunset tour of Lake Lyndon B. Johnson (LBJ). If you trailer your boat, there is a public boat ramp at Kingsland Community Park just 3-miles from home.
For Golf Lovers, there are two great muni courses nearby. Book a tee time at Lighthouse Country Club or Legends Golf Course. Both courses are inexpensive, great quality, and a great time!
Wine Lovers: Just a short drive or uber ride away is the Perissos Vineyards, and Torr Na Lochs Vineyard and Winery. Both wineries have wonderful Texas wine and have the most amazing views. Lots of open space for kids and families to enjoy. Save the world brewery is nearby in Marble Falls ~ about 30 minutes from the house.
For the Fisherman: Great fishing on the llano river. Bring your waders and walk up river to some great fishing spots. The river opens up again near Honeycreek and is great for walking or canoeing to fish. Visit Empty Pockets Fishing Guide Service for fishing on Lake Buchanan. The Llanorado bait & tackle is also an experience all of its own, grab your live bait there and meet Henry the heron that hangs out there, The Valero on the corner of 29/1431 also has live bait if you’re in a hurry!
Foodies: Although we rarely eat out since our kids never want to leave the water… Kingsland does offer some fun places to eat. Grab a bite to eat at delicious local restaurants like Alfredo’s Mexican, Antler’s Inn restaurant, Boat Town Burger, and Wakepoint. Boat town burger bar has live music on the weekends and you can’t find a better spot to be! Antler’s Inn has a unique railcar bar and great food. The local coffee shop, The Lazy Heron gets 5 stars from us too! Take a 20 minute drive to Llano for world famous Coopers BBQ.
Outdoor enthusiasts: Explore Longhorn Cavern State Park. The caverns are incredible. Books tours ahead of time and buy tickets at: https://visitlonghorncavern.com/.
One of our favorite activities is riding gravel bikes and there is plenty of space to do that in Kingsland, and the neighboring towns of Llano and Castell. Contact us for favorite routes if that is of interest.
Water Lovers: The water level at the dock is usually about 1-3 feet deep and has a sandy bottom which is great for swimming and playing. With a mostly soft sandy bottom, playing, swimming, wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 3 ft to go all the way to the other side where there is a large Sandy Beach area. The kids will love it! Ours love to hunt in the water for deeper colder pockets and jump in! Just about 1.5 -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the house. River tubes are available at HEB for purchase.
If you prefer the deep waters, you can certainly still access that. Head down river toward LBJ. Kayaks and Canoes can take in you in either direction for deeper swimming or fishing options. Up river has depths varying from 1-7ft! Down the lake gets deeper as you go until it reaches 5-6 ft in areas about 100-200 yards from our dock. Another 100 yards or so and it becomes 10-15+ feet as you enter the main part of Lake LBJ. Currently we have a 4 seat paddle boat and are working to acquire more water toys for all your adventure needs!

Sweet little house was perfect for my family and I to enjoy a little summer getaway. The interior open layout makes it great for hanging out and family time. We spent each night hanging out, playing games on the dining table, watching the sunset from the windows in living room. Kids loved the yard and we played many games of soccer and kickball out there after a day of lounging in the lake right outside the dock.
The home felt like our home. It was a lovely time in a comfortable home.

Our 2nd annual Bluebonnet weekend with the grandkids overlapped with a birthday and Easter this year. The house was just as described and perfect for our group of 10! The 3 toddlers had so much room to run around both inside and outside that they wore themselves out. The house was very well stocked with everything we needed plus so much more! We did not have to bring any toys because there were plenty already there. The kitchen had lots of spices, oil and condiments as well as plenty of coffee pod options. The garage had lots of outdoor toys for both adults and kids, plus an unexpected extra bathroom. The beds were comfy and there were plenty of extra blankets, pillows and towels. The place was easy to find, nice quiet neighborhood and close to grocery, gas station, etc. The hosts were easy to contact and very helpful with our questions and accommodating our very last minute request for an additional night. We hope to book another stay at this property when the weather is warmer so we can take advantage of the river.

Our stay was absolutely fantastic! The location couldn't have been better. The home was clean and cozy. The host paid attention to every detail to ensure a comfortable stay, from the well-equipped kitchen to the comfortable beds and the kayaks to use. This home felt like a home away from home. The communication was seamless from booking to check-out. We even booked an extra night. They were responsive and accommodating. I would highly recommend this place to anyone visiting the Marble Falls area. Thank you for such a wonderful experience!

We had a wonderful week at Nicole's property. The house is as pictured-- very clean, modern, quiet, newly renovated, plenty of room. The kitchen is the best equipped kitchen I've experienced in a rental (we enjoyed using the air fryer). The beds are extremely comfortable, and my teens were delighted with the high speed of the wifi (which is not guaranteed in this area). Nicole is very responsive. We have older kids, but this would also be a wonderful place to stay if you have younger kids as there's a fenced in portion of the yard with play equipment (the fencing worked great for our dog as well). We will definitely stay here again.

We had the pleasure of staying here with our extended family. The home had absolutely everything we could ask for and our kids had the most magical time. The owners were responsive and helpful. We made so many memories and we definitely look forward to coming back!!

What a warm and inviting home! The location was ideal and all the space the home provided was wonderful for our group. No need to leave the house because the owners have provided everything you need and answered every question. The inside of the home had every amenity you would need, the only problem was getting the kids to come in at all. The yard and access to the river also had everything you could possibly need and more. When we finally did make it inside, the large kitchen and open living/dining made it the perfect spot to have dinner, family time, play card games and unwind for the day. We would definitely love to visit again!

Accommodations were clean and the house was very well stocked.
We fired up the Solo stove and cooked hot dogs, roasted marshmallows and made s’mores.
Our 8 year old loved when we took the pedal boat across the river to explore.
We would definitely come back to this cozy, charming house again!

My husband, sister,brother-in-law and I enjoyed a peaceful week vacation in this lovely home. It is exactly as described and we were not disappointed. The home has been updated and the fenced back yard was great for our two dogs. Even though the water was very low in the lake, we were able to use the paddle boat and kayaks for hours of fun. A lot of wildlife visited as well. All the neighbors were gone so it made for especially nice time. We definitely recommend this home.

Our granddaughter was a flower girl in my daughter’s bff’s wedding. We decided to make it a holiday weekend. Our 4 year old granddaughter had so many toys to play with and the 2 month old had a crib. The house was well stocked and we had a great time!! It had rained so we went to the HOA beach instead of trying out the river right at the house since it was raised and flowing fast. We had a great time and communication with the host was amazing!! Will definitely rent again! Our granddaughter said again and again-best day ever!! 😜😂😂

Location and house are great. The house is stocked with so many toys and kids books we didn’t need to bring any of our own. The yard and decks are pleasant, it was just a tad too hot for us to use them (in August) as much as we’d like. Even with the water levels low due to the extreme drought we were able to find a path to kayak down to deeper water. Would like to return in Spring!

This beautiful property is located on a peaceful river. My grandsons ages 7 and 5 1/2 loved kayaking in the kids kayaks that were there. And the gentle current provided a perfect opportunity for them to learn how to pad. My granddaughters ages 5 and 2 loved wading in the water and collecting little shells. The tree swing in the yard kept all my grandkids entertained while the grownups were preparing meals etc. The owners thought of everything families could want or need to enjoy a relaxing weekend.

This beautiful property is located on a peaceful river. My grandsons ages 7 and 5 1/2 loved kayaking in the kids kayaks that were there. Perfect Staycation!
My friends and I loved our stay here! The host was very responsive & you could tell they go above and beyond for their guests and truly care about your experience. From the BEAUTIFUL updated house, the kayaks and paddle boats, to the recommendations of places to go, they really did an amazing job with this Vrbo! I would love to go back with my family! 10/10 would recommend to anyone!

Beautifully updated house, fun location
Our group of 4 adults and 4 kids loved our stay here. The house was easy to find and the owners were on top of communication and made check in very easy. The house has been beautifully updated and the layout worked fine for us. We really appreciated the extras for hanging at the river- wagon, coolers, sand toys, floats, and kayaks. The location on the river is very quiet but we were close enough to get groceries, takeout, and the lakes for more fun. We would definitely stay here again! Thanks Nicole!

Not only is this home completely redesigned on the interior with up to date super cool style but they thought of everything. The house is fully stocked with all the things you could possibly need for a relaxing stress free weekend. The kitchen, bathrooms, garage, dock have all the tools, utensils, products, toys you could ask for a young family or group of friends with kids. It was soo nice to not have to make last minute trip into town for provisions. The location is soo peaceful. Shallow water (3 feet or less), great for free play with young kids. When we arrived the host left ingredients to make s’mores. My 7 year old was soo excited. They had dry world, kindling, s’more spears. Everything was soo easy. We made memories. The deck and patio as well as the house was so clean, patio furniture covers ensured everything we did was clean and convenient.

Nicole and Ryan have an amazing property right on the river and exactly as described. They were extremely quick with any an all communication. I had a couple of questions that were answered within minutes. The house is stocked with everything you and your family will need to enjoy your river vacation. I highly recommend this property for your next trip!

They have a great setup for a quick Hill Country getaway. The kids loved kayaking and swimming in the Llano river out front. Always room for more S'mores on the front patio! We also headed into town one afternoon, rented a jetski near the 1900 bridge and had a blast.

Family Get Away
This is a great place to stay and just get away for awhile, the river access was great and our grandbabies loved that they could play and just be kids. They loved it and we loved seeing the smiles on their face. The house is great, lots of room and huge porch to sit and relax and just visit or play corn hole, my son favorite game.
The owners were the best, they were easy to talk with and they made sure we had everything we needed to have a great experience and joyful time. They even left the ingredients for Smore's this was a delight for the kids and adults too, i might add. We would diffently stay again. This is top Notch!!

The house is great, lots of room and huge porch to sit and relax and just visit or play corn hole, my son favorite game.The owners were the best, they were easy to talk with and they made sure we had everything we needed to have a great experience and joyful time. They even left the ingredients for Smore's this was a delight for the kids and adults too, i might add. We would diffently stay again. This is top Notch!!

Great stay!
Property was super clean upon arrival. The Host was very communicative. Overall, this property is five star. Direct river access was awesome for the family! 10/10 would recommend for all occasions!
