*If you would like to bring a dog, you *must* add it to the reservation under the # of guests section upon booking. One dog is allowed per reservation unless otherwise approved by the host (please send us a message). Sorry, we do not allow cats. Please abide by our pet rules.

The house is located on a road with other homes but has privacy and partial fencing to allow you to feel secluded. You can walk along the road and explore nearby trails, creeks and more.
KITCHEN:
The dine-in kitchen includes a gas stove, oven, dishwasher and stainless steel refrigerator as well as ample cabinet space for storage.
LIVING SPACE:
The living room includes a Smart TV (please use your own credentials for streaming services) as well as a record player with a collection of music for your enjoyment.
OUTDOOR SPACE:
The house offers everything you need for year-round entertaining. There are charcoal and propane grills available as well as a bistro table for dining al fresco as well as a hot tub. The backyard area is perfect for enjoying the fire pit an outdoor games.

- Guest Room 1: Full bed
- Guest Room 2: Single bed
Toiletries from Public Goods available in the bathrooms and a washer and dryer are provided for your convenience.

You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection.
With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings.
- Parking shall be allowed solely in the designated parking spaces
- Smoking is not permitted anywhere on the premises.
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc.
- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm.
- Please do not trespass on property boundaries
- Ticks, bugs, and wildlife are a regular part of Upstate, NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside.
- Tents, yurts, and other camping equipment are prohibited
NOTE:
- Emergency exits are found in the side entryway, the front door entry, out of the screened-in porch, and the sliding doors out of the dining room.
- Outdoor fires shall be made solely within the designated firepit area.
- The fire extinguisher inside is located in the entryway and the other is upstairs in the hallway.

This property was clean and exactly as described. We were in the area for a family gathering and it allowed us a quiet place to regroup with our dog at night. Highly recommend and are hoping to visit again.

We enjoyed our stay. The place could have been a lot cleaner and the fridge did go out. We didn’t allow that to interfere with our vacation. We were gone most of the day.

Overall, we enjoyed our stay at the property. The remodeled kitchen was well stocked. The A/C kept up with the warm temperatures. On the down side, there were no washcloths provided and only 4 bath towels for 4 people for 3 days. The main refrigerator compartment did not cool properly but there was a backup unit on site. The worst complaint was that it took the management company over 24 hours to respond to our concerns.

The property is a well maintained, quiet spot in Accord, NY. It has a pretty back yard and is well equipped for grilling or relaxing in the hot tub. The house was very comfortable. Because we were just there for a short stay, and it was just my husband, me and our dogs, we didn't have a chance to take full advantage of the hot tub and other accoutrements. However, I could see where this would be a cozy place for a family, or friends, to have a quiet getaway. We did get a kick out of the record player and old lp's.One disturbing element was that the house was advertised to be a certain price per night, but once the varios fees were added in, it was more than twice that price. I understand an extra fee for the dogs. But the management and cleaning fees should be figured in to the asking price, rather than at the end of the transaction. I'm not sure if that is a vrbo problem or how the managemnt company chose to handle the offering.

The house is located in a quiet area and is exactly what we expected. The backyard is huge and the hot tub was definitely a plus. It was so nice waking up to birds chirping and deer watching. The bottle of wine was a very nice touch! Both showers could need an update though, but it was nice to have 2 bathrooms. There were some bugs inside the house, but we expected that, being in the Catskills. Overall we had a great time.

We thoroughly enjoyed ourselves at this sweet home, making great use of the spacious yard with the fire pit, the hot tub, and the grill. I kept being amazed at how easy everything was. Every time I needed a utensil, it was wherever I first looked! And when the propane tank emptied in the middle of grilling dinner, I glanced around to see where we might find a full one, and there was one right there waiting. I really appreciated how well thought out and organized everything was. And communication with our hosts was excellent. They were so responsive and definitely cared for us to have a good stay. Thanks for everything!

My family and I had a wonderful time. The Property Manager was responsive and truly cared about our comfort. The hot tub was lovely on a brisk evening. We enjoyed the local sites. There is a market within walking distance.

First let me say that the place is as pictured. I was looking fir a place i could bring my dog and this place is close to many hiking trails, which I loved!
The house is older, but that is not a con, just information. The kitchen is updated and I would have loved to cook in it, I just wasn't there too long.
They provide so much!! Towels, sheets, soap, shampoo, conditioner, dish wash and trash bags. I usually bring my own, but it was nice to have them there.
I did have to reach out once to ask a questuon about putting the trash cans out and it was answered within 2min (which was really appreciated).
Check in was seamless. I will say if you are arriving after nightfall, drive slow. There are a lot of windy roads to get there and it isn't worth rushing. My car GPS had the street off by a bit so be aware of that (I forgot to check my phone gps because once I knew where it was I didn't need to use it again).

I wanted to meet my grown daughters and their partners at a midway point between Rhode Island and Philly. I had specific amenities that I knew would make the time together flow. I wanted a large enough kitchen that we could gather and eat together at a large table. I wanted a good living room for playing games and hanging out. I wanted a hot tub outside to look up at the stars. I wanted a fire pit to cozy up to. I had read in someone elses review that there was a [ping pong table in the garage and I was so glad that they mentioned it because we had fun playing on it and wouldn't have known about it otherwise. We liked the funky art.This house had everything we wanted and was a perfect spot for us. We also wanted proximity to hiking. We ended up walking around the lake at the nearby state park. It was perfect.
What I didn't like was that the kitchen is not very well equipped in my opinion. It had only one cookie sheet/baking sheet to roast vegetables on for instance, and it was greasy, the last person had not left it clean. Then there is a griddle intended for the stove top that we used in the oven to improvise, but it was also not very clean. I think the cleaners should check the broiler drawer and wash what is in there, that could solve problem. I didn't know we would have a cook amongst us and we spent a lot of time cooking and baking,so we noticed.
On a positive, we also loved the record player, the fresh linens, and the screened windows for fresh air.

Cozy and bright home helped us fall in love with Accord. A short drive to some really nice restaurants and markets. The solid record and book collection kept us occupied all week. Could use more comfortable seating in the living room, but otherwise a great space. Thank you!

We had a TERRIFIC stay at the Louis II. This home is a beautiful spot that feels both secluded and near good stuff! The house is comfy and large. The kitchen is a+ and a brand new gas grill outside. We had a fun time in the hot tub too! If yer planning a trip to this area - this is a great place to enjoy your surroundings.

The house and property exceeded our expectations in every way! Serene, bucolic, LARGE yard backing up to woods; fireflies, stars, and tree frogs galore while enjoying the immaculate hot tub. Thoughtful, clean and great house with TONS of noteworthy and eclectic books and records ( even and a ping pong game room in the garage!)
Just spectacular! If you head to New Paltz, be sure to take both routes -through Rosendale and 44/55 over the ridge as both are scenic in different ways. Shop the Accord Market, an easy walk away. We highly recommend Louis ll!

Charming farmhouse with big yard
We loved the comfort and design of the farmhouse. Excellent modern touches that don’t compromise the charm of the structure. Great yard space for a dog that doesn’t need a fence. Loved the ping pond table and hot tub, plus the thoughtfulness of all products and amenities.
