The location is absolutely beautiful. Quiet and peaceful! Patrizia is a perfect host and is easy to communicate with. The Villa is well equipped, there is AC in all rooms. Beds are comfortable and there were enough pillows and bath towels. Basic Shampoo, Body wash and kitchen pantry items are provided. We stayed in the largest part of the property, 4 spacious bedrooms and 3.5 baths. The outside space is large and well furnished. There is plenty of parking as well.
With 5 Adults and a lot of gizmos and gadgets, plus the location of the Villa - the WIFi was sluggish at times. Since there are two networks, Patrizia is trying to address this.

I really liked the house, everything was clean and tradicionaly decorated. Location is between San Gimignano and Florence what makes it great for one day trips

Our host Patrizia met us on arrival, and communicated well both before and during our stay. She and her husband were very quick to respond to our requests and sort out minor issues. The property is very peaceful and rural, and a great base for exploring the Tuscan countryside. It was convenient to places like Florence and Siena and some of the nearby historic hill-towns, and was a 10-minute drive from a supermarket and other facilities, though it is in the heart of the countryside. It has a large and attractive shared garden. The apartment sleeps 4 in two double beds but we had two sons with us, so one of them slept on the sofa. Patrizia was quick to provide extra bedding for him on request.
We booked the apartment on the basis that 'entire apartment is wheelchair accessible', since one of our party is a wheelchair user. If you use a wheelchair, please be aware that there are three steps between the main living areas and the bedrooms/bathroom. There is a kind of chairlift but this was not useable by our family member, and even if you can use it, you would need someone else to lift the wheelchair from one level to another. It would be better if there was a ramp between the two levels so that wheelchair users could move around the apartment independently.
Visitors should be aware that the property is at the bottom of a very long, steep and rough driveway. If you are an unconfident driver or drive a small car, you may find managing the drive a bit daunting!

Everything was so wonderful, from Patrizia’s warm welcome and making sure we had everything we needed, to the lovely views, comfortable rooms, and the altogether pleasant experience staying here! The apartment met and exceeded our expectations! :)

The large house is located in a remote location amidst olive trees, vinyards and just wilderness. Lots of old oak beams and tastefully decorated. Outside in the vast landscaped garden is a big, grill area for chilling. We watched deer in the field next door...
Could have done with some more cups / glasses.
