The price should’ve warned me away from it.

Nicely decorated. Located in a good position on the island, making it easy to drive in/out (even left turns were easy). E-lock was nice - didn’t need multiple keys. Rinse station limited sand intrusion. HVAC was quiet and effective.

“Hidden” elevator (no signs) only found after several days of hauling stuff up to the 3rd floor (I’d advise future renters to scout for the elevator before unloading). Public areas as well as our unit are all in need of paint. Dishwasher was useless (left food stuck to dishes, which we found in the silverware drawer). Shower had significant soap scum, which we cleaned upon arrival. One twin bed mattress is hard on the edges but offers zero support in the middle. Coffeemaker “Clean” warning message indicates it’s past due for cleaning. Bathroom vent fan covered in dust. Despite “no pets” policy, anything (like a dark blanket) laid on the bed displayed a covering of dog hair, and we could hear a dog barking constantly during the day in a nearby unit. Finally, distance to the beach was understated in the listing; it shows “as the crow flies”, not distance along the allowed walking path.

Pool and beach access were ok. Getting the code to enjoy the pool and other facilities was challenging. The code on the sheet was crossed out, so you had to ask. Seemed like putting to much effort in to a place you already paid for.

Found out the people before us trashed the place. So had the one bedroom had trash under the bed, comforter had fresh stains on it that were nasty. Housekeeping came in on Monday and cleaned the room again, did a great job, but it the point everything should be fresh when you check in. Even if it's 3 hrs later than normal check in.

Superb

Visit was wonderful for the "A Building" of Island Beach and Racquet Club. After we were transferred to the correct condo, we had a great vacation. Proximity to the beach was ideal and proximity to local businesses and restaurants was perfect. The 2nd condo was clean with updated decor and furniture. We were lucky to have received a 2nd floor condo with views of the ocean. We normally stay at Indian Beach. An unfortunate event forced us to choose a different location at last minute. If we need to stay in Atlantic Beach again, I will definitely look for the same condo at the A Building.

Booking.com's lack of knowledge of the property location (H Building) and the customer service to correct the mistake on their part. The ad stated we would have beach access of 250 ft. The thumbnail of Google Maps showed the property on the ocean side of the island. I was very thorough in reading the reviews before confirming the trip. There were a couple of reviews that warned of being booked on the sound side of the island in spite of the expectation of ocean side. When I received the confirmation with the address, it showed the sound side. I immediately messaged Booking.com and explained what the ad showed and that I had an 82-year old senior with us, so ocean side beach access was critical. I was assured of having an ocean side condo. Upon arrival, we were on the sound side, which required a walk across the street to access the beach. This was at least 4x the distance from our expectation. Calls to Vacasa to correct the issue were directed to Booking,com since they were the booking agent. The repeated calls and delays in responses were frustrating, to say the least. We had to partially unpack and stay the night in the incorrect location. The location of the condo to the elevator was a significant walk as well. The condo was not cleaned well and had a slight musty smell. Furniture was uncomfortable to accommodate four adults. Beds were too firm. This condo was furnished as cheaply as possible and maybe more fitting for two adults with two young children. Vacasa stepped in to save the day, and the vacation, as we were transferred the next morning to a location more fitting to accommodate a senior.

The condo rented was not the condo in the description. Description said , "250 ft from beach". Map also pointed to beach side of hwy 58. Our rented unit was "soundside". The picture of the unit shown on booking.com was not the unit I rented, which was H-315. Booking.com also uses pictures of H-315 to describe another first floor unit. Overall, the properties you describe are not the properties you end up renting. H-315 was adequate but has been rented quite a bit without some needed up dates. Specifically, knobs on kitchen cabinets are worn and broken on several doors, plastic kitchen supplies tend to be soiled due to extended use and should be replaced. Floor in master bedroom and bath tend to squeek noticeably and loudly. In summary, all water appliances worked, a/c was good, lights burned, but the "worn" look and feel took away from the "value" that we received from our stay in H-315.
