The property is located in a stunning position on the hills of Lombok and it is the most gorgeous villa I have ever stayed in! The villa itself was of a very high quality and there were so many details that were so well looked after. The little things - like drinking water in all the bathrooms to brush your teeth with to the luxuries such as plush beds, quality pillows and towels, endless supply of drinking water and spotless maintenance. I am in love with Lombok, the gorgeous beaches and this amazing villa!!!
I had read that the access to the villa can be bad during the wet season. We were there in the dry season and had no issues at all. We had a car but we just parked it at the security guard house and walked to and from the villa each day which didn’t take long at all. We’ve stayed in many villas in Bali and this was our first time in lombok. For a villa and view like this one, the access path is completely worth it!

We booked Villa Utamaro to celebrate a special family birthday and it certainly met all our expectations. The modern villa is located on a prominent headland overlooking the ocean allowing for amazing views of the moon and sunrises. At the villa, Yoyo, the property manager, attended to all our requests with quite calm and professionalism, booking transport, arranging a boat for surfing, coordinating take-in meals and arranging a special 'lobster' birthday dinner at the villa.
About one month before our arrival we were advised of potential issues with access to the villa during wet weather, however on arrival we were rather surprised to observe that the access track (not the villa which is located on a rocky headland) passes across an ancient landslide which was subject to some movement in December 2022 (after we had booked). Although access to the villa was possible by car during most of our stay, on the final morning after heavy overnight rain we decided to walk 150m along the muddy access track to the Security Gate (our luggage was taken by others on foot). However, during the dry season, there should be fewer access issues.
On another matter, soon after our arrival we asked for some laundry to be done, however, several 'white' items were returned dirtier than they were originally. So just a small warning if requesting laundry to be done.

The villa was really beautiful - exactly like the photos. It was extremely clean, and had everything we needed. The bed was very comfortable. The pool was excellent and the views out to sea were amazing. It was a really peaceful environment, and the sunrise views from the top floor bedroom and terrace were incredible.
The staff who were around at check in and to do daily cleaning were lovely and very helpful. They helped us with our bags.
There were some nice walks nearby (you could walk down the hill to the small town - but see my comments on access to the villa).
There were also food delivery options from nearby restaurants. There was great WiFi (good enough for working / video calls).
Access to the villa was bad. We stayed in late Feb/ early March, and there had been some rain. The road to get to the villa was extremely muddy and it was not possible for us to drive our car to the outside of the villa (meaning we had to walk in the mud for about 7 minutes to reach our car).
There had been some kind of landslip, so the route to the villa was very uneven with some debris around (another villa had been close by, but it has now gone.) When we checked in and out, we had help with our bags (which was great), but I was quite shocked by how bad the access was.
We were told a few days before our stay that the road wouldn't be suitable for a car due to rain, but I think it just isn't suitable for driving regardless of the rain, because of the landslip.
Mopeds could access the villa (on days when the rain wasn't too bad) but it didn't look easy.
There were works taking place daily (we didn't have any disruption because of this, and there was no noise) so the situation may improve as they fix the road.
We were due to have an elderly relative visit us, but decided to cancel this as there was no way they would have been able to walk to the villa through the mud and uneven ground.
