The Safely Protection Policy covers the cost of repairing damage to the property up to $5K for content and dwelling combined.
The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Our family decided to find a central location to stay for Thanksgiving this year. This house was great for us. We had 14 people of all ages, and we brought 2 dogs with us. We loved the pool table and ping pong. Several enjoyed the tetherball also. A few of the kids jumped in the pool (yes it was cold). They didn’t stay in long but had a lot of fun while in it. The weather was beautiful, the trees were turning colors, and the river was quiet and peaceful. It was such a beautiful place that we took some family pictures too! The kitchen had everything we needed to cook our own meals. The only downside was the lack of a bathroom upstairs to share (there is a large master with attached bath and another separate bedroom upstairs), but there is a bathroom at the base of the stairs. Overall, we really enjoyed the house and would stay again!

Our annual family trip was wonderful!
We spent a lot of time together in the beautiful pool, since boat time was so limited. (We realize that the Hydrilla weed infestation was out of management’s control, but scheduling clearing the first day, would have been helpful. An emailed message warning about the hydrilla ahead of time would also be helpful.)
The water trampoline still needs repairs, and could not be used.
The lake house was lovely and the perfect size for our family. The pool and patio was relaxing, with gorgeous views! The large dining table was also great for meals and games. Plenty of parking, private, and surprisingly close to HEB and restaurants nearby. The game room was a nice extra space with pool table.
Our 5 year old grandson caught his first fish at dusk, a large catfish which we released.
There was an issue with the A/C not functioning well in one of the downstairs bedrooms, but fortunately we had brought some box fans. (There was a issue with the oven, which I’m sure will be repaired.)
Overall we had a great time together and would highly recommend this lake house!

The house itself was fantastic and the property was gorgeous. The space suited our needs very well. The major drawback with this property is the actual lake area itself. There is a huge Hydrilla issue and it is impossible to swim, or spend any time in the water from the boat dock (which is part of the property) We brought a jetski and a boat and spent more time pulling seaweed out from the propellers to both water crafts than actually enjoying our time on them and on the water…. If you are planning to use the boat dock, simply be warned.

Our entire family of 12 really enjoyed our stay! Having 2 refrigerators and an ice maker, 2 types of coffee pots, and plenty of dishes, pots and pans in the kitchen made our stay very comfortable as we all take different days to cook dinner. The master suite upstairs has a wonderful balcony over looking the lake. The spaciousness of the house allowed room for everyone to find a space for activity or to be alone. We had 4 grandkids fishing down off the dock, another 2 in the swimming pool, and adults scattered around reading or talking. Our grandkids told us that this vacation was one of the best ones we have had!

The house was very spacious, very well stocked and clean upon arrival, basically the house is a 6 bedroom house because the playroom has 2 sets of bunkbeds and a pullout couch. The kids had a great time at the pool so the pool was a plus. Communication with the manager was great as well. The only negative thing was the lake was not swimmable due to alot of grass (will try to attach pic) and we had alot of plans to swim in it, i wish i could have done more research and if i would of known i probably would not of rented since we took our jetski and had a hard time since the grass would get stuck underneath. Other than than the lake area the house was great .

We had a group of 14 adults stay for 3 nights and had a great time! The house is great, plenty of room for everyone, and the kitchen was well appointed and worked well for all the meals we cooked. The lakefront is incredible, though we honestly spent most of our time in the pool. Highly recommend you stay here.

The house is nice, roomy and very comfortable. The managers were very friendly and helpful. They were also quick to respond to our questions or needs. Overall we had a wonderful time and would recommend it, especially for big families.

Hydrilla make the lake access not usable. The lake access was one of the main reason I choose this house. The trampoline was not useable. It should be removed or not listed. Tether ball was broken. Patio fan remote was lost before we arrived and made the fan unusable. It was hot and we needed the fan. The AC in the living rooms were fine but the bedrooms were hot. We had a great time even with the failures of the house. The view from the pool is amazing and we spent a lot of time in the pool. Honestly I would not rent this house again. It needs some love on the details.

Everyone enjoyed, the pool is perfect. Kitchen well stocked, beds comfortable all enjoyed . 2nd time for family trip to this property. Rented a pontoon on this trip, the boat lift was perfect for overnight. . Very convenient to HEB

We stayed here with 6 adults and 9 kids and there was plenty of room for everyone. The kids especially loved the bunk/game room. Everything was clean, the house was fairly well stocked, and the host provided excellent communication, as well as signage around the property. The only drawback for us was that it’s a fairly high traffic portion of the lake, and the water around the dock was full of seaweed, so it wasn’t a great location for swimming or fishing right at the house.

The home was great for a family get together. We enjoyed the pool, corn hole, deck overlooking the lake, and large yard. The home was large enough so that everyone had plenty of space and the kitchen was fully stocked. We would book at this location again.

The house was good for 12 family members spanning three generations. The kitchen was well equipped and we cooked and ate all meals at the house.
It is a convenient location on the lake and the owners have furnished and decorated the house to provide a relaxing and comfortable get-a-way.
The pool is wonderful and a definite plus for us. The boathouse has lifts for a boat and a jet ski. It is ready for your lake vacation!

Overall, this was the perfect house for our family. Plenty of space indoors and the backyard space was amazing. The water trampoline needed some TLC and it would be good to know that that pool company would need access to the property during our stay.

This house is amazing and has everything you need! There are a ton of activities right at your fingertips: canoe, kayaks, water trampoline, tether ball, corn hole, pool table, board games, puzzles & much more! We had no problem finding something to do and enjoued our family time lounging on the patio, deck or pool. You won't regret your stay here!

The overall stay was okay. We had to rewash the bedding and clean the pool when we arrived. This was kinda a letdown.

We had a great time at this house. When we arrived the pool was dirty, but Melody had someone out quickly and it was taken care of by the next day. The views are beautiful ! Kids loved the water trampoline and game room. Kitchen was well-stocked. Lots of places to gather or to spread out. Tetherball, pool table and games were enjoyed by all. Nice home but frustrating experience
House was nice, plenty of room for extended family gathering and game room a plus. Fishing spaces around dock were nice. However, pool was left dirty from prior renter and we lost a full 24 hours of pool use before it was cleaned. Lawn service was scheduled without notification to us and several family members have allergies to fresh cut grass so they had to go inside for several hours before that settled out of the air. Property was nice but our experience was a bit frustrating.

7 couples for adult getaway
This house accommodated 7 couples well, although we did have to share bathrooms, which we knew, but it was never a huge inconvenience. The kitchen was really well stocked, probably the best stocked I have seen at various rentals. There is a 2nd fridge and an ice maker, which both came in very handy. The sink also had a water filter, so fresh, filtered water available at all times! The bunk room has a door that fully closes off, so does have the privacy of a bedroom. OUR ONLY COMPLAINT/AREA OF IMPROVEMENT is that several of the bathroom doors did not actually close and/or lock. We had to establish a rule and signal with that many people- if the door is closed AND a light is on, treat it like locked. Some closed but didnt lock, but some didnt even fully close.
The photos do not necessarily show this, but there is a covered porch by the pool that offers shade and it is a decent size with patio furniture. Lots of outdoor seating, also not fully shown in the pics- the house has space and seating to accommodate large parties well! The water is a very close walk from the patio, only a few steps down to the dock/water. The lake water was clean and we had no qualms jumping right in; its also a constant level lake, so even in this TX drought, the lake was full and refreshing!
There is a large front yard space which allows for several cars to park, and we played yard games out there since it was flatter than the back/side yards. Nearby HEB served well when we had to make quick runs for things, we also walked to Boat Town for burgers one evening. Our boat rental company delivered and picked up the boat directly from our dock, so convenient!
Accomodated 14 adults well, plenty of space, the water trampoline and kayaks were fun outdoor perks, and the pool table was nice in the evenings. We brought our own board games, but the house was stocked wtih plenty of those as well. Great stay and would recommend and revisit!

Family Vacay
We had a wonderful time staying at the house. The game room and water trampoline were a huge hit with the kids. The only downfall is there is no master bedroom with en suite bathroom downstairs. In fact all the bathrooms downstairs were shared bathrooms. This made a difference for our group as my father has Parkinson's and he had to walk across the hall to use the restroom. The upstairs mater bedroom is huge! The en suite bathroom is big but a bit outdated. Definitely not elder friendly and it's the only bathroom upstairs. Other than that, this house was great. Great location on the lake (close to Boat Town and the sand bar) with amazing views whether your inside the house or in the pool.

We couldn’t have asked for better location . In morning the children watched the Kingsland parade with floats an fire trucks, at night a Spectacular fireworks with a boat parade!!
The rooms and bunk accommodated our family of 12 adults 6 children comfortably. Pool was a hit for everyone ages 65-1. Best 4th ever”quote from my 6year old granddaughter . Kitchen well stocked, 2 refrigerators and ice maker. HEB just a mile or 2

Great Lake House!!
This lake house was perfect for our family!! From the layout of the house to the decor, it was perfect. The location could not have been better, having an HEB just down the street was a hugh help. But the best part was the beautiful view of the lake and being able to watch all the activity going on. Our whole family absolutely loved it!!

Tremendous place for a family vacation
There was a lot to do and the set-up with the house was perfect! Lots of comfortable rooms and a game room with pool and pingpong. Water trampoline was a winner with all. We were warned about the zebra mussels, but didn't take it as seriously as we should have and several were cut as they weren't wearing shoes to get into the river. Overall, highly recommend this place!

Great Location
Wanted a place to stay with a pool for a holiday weekend with family and friends. It all worked out very nicely. Great location with restaurants and marinas nearby. Pool and outdoor area was a big hit. Game room and multiple sound systems to use with Bluetooth in different areas was great too.

Fantastic Experience!
We rented this beautiful home for Easter weekend, and enjoyed every minute of it. The home is extremely spacious, comfortable, and set up with everything you could need. The view of the lake is wonderful and so relaxing- we spent a ton of time outdoors on the patio, in the pool, and boat watching. We also enjoyed a night playing games and pool. We hope to be back!

Great location, lots to do
Great location. Out of the way, but small HEB just 5 min away. Lots of things to do in and outside of the house. Plenty of spaces for you to be together or get away for the view. It was too cold for us to swim, would be even more fun when warmer. Lots of boat traffic over the weekend which limits the kayak and canoing to one side of the river, but was still fun for our group. Good games In the cabinet, using the pool table was the most popular for us. Upstairs shower/bath is a bit cumbersome but the room makes up for it. Lots of areas to hang out outside, shaded and open.
I’d recommend booking it.

Amazing Lake Vacation
Llano Vista is a wonderful property for a large family gathering. Our family of 15 ranged in ages from 5 months to 61 years. We enjoyed the amazing views of the lake, the spacious bedrooms, fun game room and the infinity edge pool-which was perfect for small children because of the ledge area. We also took advantage of the dock and rented a pontoon boat for the week from Splash Boat Rentals which was definitely a crowd pleaser. The water trampoline and kayaks were enjoyed by the kids as well. We appreciated that the kitchen and bathrooms were so well equipped with soap, dishes, utensils, spices, etc. The separate ice maker in the kitchen was a great bonus that we have wished for in other rentals! We have rented many properties in the past and the property management here really went above and beyond to think of everything they could to make the stay comfortable and convenient. The few minor maintenance issues that arose during our stay were addressed quickly. A couple of the mattresses could stand to be replaced, but overall the home was extremely comfortable and beautifully updated. Having HEB close by was a definite plus. We would not hesitate to come back to Llano Vista again!

SUMMER LAKE VACATION
We thought having 14 humans in one house for a week would be total (fun) CHAOS. BUT the house was perfect for all of us. The kitchen was better stocked than any vacation house we have ever rented. The bunk room had a pool table AND ping pong. The swimming pool was wonderful. The kids loved the cozy sofas and movies nightly. We all enjoyed the shaded porch and beautiful view of the lake. We hope to return another summer!

Birthday and 4th of July Celebrations!
We love staying at different houses on Lake LBJ but we might have just found the BEST! Loved the various outside spaces to accommodate the different ages we have in our family. Couldn't have possibly found a better location to enjoy fireworks. The kids and adults all loved the pool, water trampoline as well as easy access to our ski boat. LOCATION, LOCATION, LOCATION sells this roomy lakehouse!

Things that need attentionAll king & queen beds need new mattresses( all wore out and very uncomfortable) the slumps are so bad my bed felt like i was sleeping in a hammokThe queen rooms should have tv's. very big downfall for such a small money investment.There are electrical issues in the home that need attention the lights flicker alot through out home Overall the home was very clean, well stocked and the ammenities are great.

Annual Family Reunion Lake Trip
Despite the rainy weather, we had a great time! (Rainy and cool- not what you expect in June!( The view from the porch is wonderful...overlooking the pool and the lake. A great place for morning coffee or evening wine!
Our group ranged from 7months to 84 years old. If you have someone with mobility issues, please be aware that there is a step down into the living room and and a step up to the kitchen/dining area. It is a little hard to see the steps because the flooring is the same. There are also a lot of stair steps to the deck areas.
The property is older and the furniture is dated but it is comfortable. The master bedroom is upstairs and very large. The family with the youngest children stayed in that room and were able to put a pack-in-play in the walk-in closet. A surprise bonus was a highchair that came with the house. Another nice feature is the bluetooth speakers by the pool.
Overall the place was great for our family reunion. The grandchildren had fun in the pool and their parents had a great time playing corn hole. And the great-grandparents and grandparents had a wonderful time watching all the activity!
