Hospitable and friendly host, comfy room with a homely atmosphere

A nice little house in the Sunset district. The room was tiny but had all comforts, water, coffee, snacks, even a bottle of wine - much appreciated. It was clean and well furnished. The neighborhood is very safe and quiet, with bus stops just a few steps away. The host Christine was very nice and always on time.
You have to give a $300 deposit, which was a bit inconvenient - but I can understand the host's concerns. There was a little noise from people upstairs for 2 nights out of 6.

The apartment is as per the pictures. It is well equipped and great for a short stay. Location is great, super close to the metro. Easy access to all main attractions. You can park on the street in front of the property. The host Christine was super friendly, responsive and flexible.
There was a dog (neighbour) that barked a lot at night.

This particular unit was confined and barely suitable for two people. We noticed another unit in the same house that was already occupied when we arrived, and which looked larger.
The microwave was on the lowest shelf in a small sideboard that housed other facilities; it was literally on the floor, which meant getting down on the floor to use it.
Breakfast was not offered at this property.

It was easy to find and located in a residential neighborhood within walking distance of restaurants and Golden Gate Park. It had everything I needed.
Very minor noise (like you hear in a hotel) from an adjacent unit one night of two.

The location was perfect; I actually grew up in the neighborhood. Irving street is a couple of blocks away in the Sunset District where the property is located and is full of international eateries, plus Golden Gate Park is very close as well. Knowing the neighborhood and preferring to walk, I covered about five miles while I was there, never even moved my car until it was time to drive home to Ventura! A coffee maker, microwave and fridge were provided, along with snacks and even a bottle of wine. Christine is very pleasant, and we had a nice visit. I would highly recommend this property and I look forward to staying there again.

- close to a lot of good restaurants/bakeries on Irving St and walking distance of Golden Gate Park
- relatively close to downtown
- mini fridge, microwave, and utensils/dishes were convenient
- the slippers were comfy and useful
- garbage and recycling bins in backyard were convenient
- surprisingly good wine
- keypad entry was convenient, didn't have to carry keys
- neighborhood felt safe
- good pillows and comforter
- very good value for the price
- good wifi
no major complaints, just two small things that could make the experience better:
- broom and dustpan for keeping floor clean would have been nice for a longer stay
- mini bottle of dish soap would be nice so we don't have to wash dishes with hand soap

Worst experience with booking.com. several issues. First and most important issue is that I still have no received my refund from the property for the deposit. $300 was paid via zelle. On the website it states that it is a cash deposit. However, Christine who is the Host for the property gives you the option to to pay via zelle for no contact. I chose the zelle option and sent my $300 deposit via zelle on 04/27. my daughter and I checked on 04/30 and advised property we had left. Christine advised that once the cleaning crew verified no damage that we would received the deposit via zelle since we had paid it that way. That is standard procedure for most places so we said okay. we received a text from Christine at 727 on 04/30 verifying no damage and a full refund of the deposit was sent via zelle. I normally receive my zelle payments instantly but I did not with this place. I’m still waiting and it’s been 2 days. my bank who I use zellee through their app states nothing has ever been sent nor is anything pending. propeerty has become non responsive.She sent fake screenshots of a zelle deposit refund. This place also is smaller than advertised. it is extremely small and you can barely move around. paint is chipping off the furtinutee. the front door has a space so you can feel the outside. I have filed a complaint with booking.com in regards to the deposit and I would not recommend booking this property. very disappointed and angry that this property took advantage of myself and my daughter especially becuase we were there to look at the college she will be attending in the fall.

Christine welcomed us in person and explained the excellent coded, keyless entry system. The room had access to a back yard garden, a plus for tired travelers. The room was just what we needed, with a big closet. It was well equipped with Wi-Fi, TV and cable, cleaning supplies, clean towels and shower sundries. The generous supply of coffee was welcome and very valuable. The unexpected bottle of wine was a pleasant touch. Christine was great. Her response and communication was the best. Very professional, friendly and understanding. She went out of her way to make up for a difficulty that WAS NOT her fault!!! Even her mother came to help!

Communicative and available host, exceptionally clean room, very comfortable bed, bottled water and small snacks available, ample storage, hot shower with plenty of linens, quiet at night, had little problem finding available street parking near the property.
