This is not a place to go it is dirty not cleaned cobwebs every where with old dead bugs in
Window hadles missing window dont shut properly rust and dirt around edges of things not been cleans mould around items
Cupboards falling apart with the materials peeling off the cupboard, walls peeling away and sides of sucrtineboards
Sofa had diamonds pieces missing where they had fallen off and sharp bits were still on there catch clothes and finger on sharp pieces
And another bad hazard in bathroom is that the floor has big dip where it has fallen threw and notiink has been looked after or fixed this was covered up by a mat so would not see untill you step on it and twist back and ankle and for disabled person as well did not go down well
Even the door didnt shut probley had slam it few times for it to shut
All bathroom taps and shower head had scum around where not been cleaned or touched
Communication with the owner was not good miss advertising property pictires not like how it looks and owner was not interested on phone when we called and spoke about problems and he words were not looking to get anything fixed
Best thing to do is stay away
He also has refused to give any type of refund but if anyone is interested in knowing more please contact i have plenty of photos

Took us over a hour to get into the caravan, as we didn’t have a caravan number or keysafe number.
caravan was not clean also beds had not been changed.
we smelt gas from the boiler the maintenance man came out straight away he checked the fire alarm this had batteries missing so not working also maintenance said by law there should be 2 fire alarms was only one (which did not work)
also they said the fire alarm should of been changed in 2019 they hadn’t he also put new carbon monoxide alarms in as didn’t have any
Couldn’t have a shower was dirty, the bathroom floor is sunk in, blinds are broken, curtains don’t fit the windows properly, caravan slanted at one side, broken sofa the units and wardrobes had been covered with the vynal wrap which is damaged.
fish and chip shop on the parkdean was dirty there was rubbish and food on the floor.
where they where cooking food, no Hand washing of gloves worn during food prep, staff quite rude.
Some people waiting over 2 hours for food WE WILL NIT BE BOOKING THERE AGAIN

Had problem with wifi and tv kept loosing signal and the steps outside getting to the property was to high specally as disbled could do with grab handle by door for safty purpose found getting to property dificult otherwise good

It was a lovely stay, could be a little cleaner and decorated nicer as the cupboards and things were peeling but other than that it was a great stay thank you

Hugely Disappointed in the caravan. Carpets were filthy, whole caravan was in a complete state of disrepair. Plastic coating peeling off of everything, blinds broken, oven not working properly, put frozen chips in oven for 45 mins & they were still part frozen when they came out. Only good thing was the position of the caravan as close to all the amenities. Would definitely not recommend booking this caravan!

Really disappointed with the caravan, it was not suitable for renting out to people. It was really dirty so we spent sometime cleaning on our first day.

This place is dirty and in disrepair. We checked in and immediately decided to find somewhere else to stay as there was no way I could have my grandchildren in this property. Dried up food stuck on the floors, floor vents have holes that allow animals to get in or kids to hurt themselves. The couch is covered with blankets so you do not see that they are falling apart, the cabinets are peeling, blinds are broken etc etc. I notified the owner immediately and told him I was leaving and requested a refund. He did not seem surprised and told me I have to go through VRBO to get the refund which I did. Thankfully found a lovely hotel and was clean comfortable and welcoming.

The holiday park was conveniently located a short drive from Clacton on Sea.
The swimming pool was a firm favourite with the whole family.
The park is opposite a Tesco (and a couple of restaurants) which made the stay very stress free

I would book this caravan again. It was near the facilities, which was ideal for my family and I.

Roomy but old, run-down and generally rubbish.
Modern caravans make excellent use of available space, so that even a two-berth can feel comfortable with a place for everything and everything in its place. This unfortunately was the polar opposite, showing its age straight away with peeling plastic coatings on the cheap furniture, broken Venetian blinds, dripping taps and an obnoxious smell from the gas fire.
The television had its Sky TV box disconnected and the digital signal from an aerial was poor, with nothing in HD and all channels being lost altogether twice. The windows offered no insulation or sound proofing, meaning cold, damp mornings and no choice but to earwig the neighbours conversations. The owner has clearly made no effort whatsoever to modernise or even make routine repairs and came across as a complete cheapskate, by notifying me of the position of the caravan literally seven minutes before the set in stone checking-in time. I stayed at a caravan down the road at Valley Farm less than two years old a couple of weeks earlier for £100 less for seven nights and didn't whack my head on the bathroom sink cabinet when cleaning my teeth.
The only redeeming features were a comfy double bed, hot water when needed (although water pressure meant it took ages to fill the sink) and a cold refrigerator. But overall, way overpriced, inadequate, antiquated and not recommended at all. Look elsewhere and book direct with the caravan site owners, who wouldn't dream of offering anything as bad as this caravan because it would ruin their good reputation.

Daniel was friendly and easy to contact. Caravan is perfectly situated in the park close to everything. A little worn but for the price can’t complain. Overall we had a good break and the caravan was a perfect base

Great communication
I was worried about using Vrbo as I’d never heard or used it before. The communication through the website to the owner (Daniel) was great and made me feel more confident about everything. Daniel was responsive to any needs and always polite and friendly. Will be using again.
