About this house rental
This stunning traditional honey stone country cottage enjoys a great location within the heart of the village, well positioned on a street brimming with history. With ample space for 8 guests, including 4-legged friends, this cottage is perfect for exploring everything the Cotswolds, Oxfordshire and Warwickshire have to offer.
Downstairs you will find a lounge/kitchen/breakfast room, with enough space to seat 8. A separate dining room with a table large enough to seat all guests and a handy utility room with toilet. On the first floor are three double bedrooms and main bathroom, two rooms with ensuites - one is a toilet and sink and the other an en-suite shower room. On the top floor is a king-size bedroom with ensuite including walk in shower and dressing area. Outside there is a garden with patio area offering a table and chairs that’s perfect for entertaining and a charcoal BBQ for perfect summer evenings.
We welcome 2 small, well-behaved dogs at this property and charge £35 per pet per stay (invoiced separately).
This traditional cottage is situated within the heart of a bustling North Cotswold village, simply perfect for family and friends to make the most of Warwickshire no matter what the time of year.
You will be well served on foot within the vibrant village of Kineton, enjoy a morning stroll for milk, bread and papers in the village shop an evening in the one of the local pubs, also boasting an Indian restaurant or the infamous local café for some brunch. A haven for walkers with access to many well marked foot paths, and on the National Cyclist route for keen cyclists, there is also secure storage for bikes.
A short distance from Stratford-upon-Avon, a vibrant market town with an exciting all year-round events calendar. A little further south, the heart of the Cotswolds has many traditional villages and market towns to include Chipping Campden, Broadway and Stow-on-the-Wold. This area is also well served by the National Trust with properties and gardens to include Blenheim Palace, Ann Hathaway’s cottage and gardens and Hidcote Manor and Gardens.
You are situated close to the Fosse Way, and the M40 Gaydon junction a 40 minute drive will see you in Moreton-in-Marsh or Chipping Camden, the heart of Cotswold country or in the opposite direction in just 30mins is the centre of Birmingham with it’s NEC and airport.
Situated close to Warwick, Leamington, Banbury, Rugby, Daventry, Banbury and Coventry with easy access to the M40 Gaydon junction just 5 mins away.
The cottage is best found via car, with plenty of unrestricted parking both on road and to the rear of the property.
Early check-in or late check-out requests are charged at £15 per hour and are subject to availability. These requests must be made a minimum of 72 hours in advance to allow for changes to housekeeping rotas.
We require all guests to complete a Guest Info form (to agree to our T&Cs and House Rules) and submit a copy of a valid ID prior to the release of check-in details. We assure you that all submissions are encrypted and are treated according to GDPR rules.

In return, we ask you to please abide by the following rules.
• All of our homes are in residential areas. We want you to enjoy your stay, but we also ask that you have some consideration for our neighbours.
• If we suspect any prohibited substances or drugs are being used, you will be asked to leave immediately and will not be refunded.
• NOT to use the property for parties, hen/stag parties or gatherings. If, on arrival, it is felt the guests are intending to use the property for such an event, you will be refused entrance. If we believe a party is underway, you will be charged £2,000.
• Please keep music to a reasonable level outside.
• NOT to be the cause of any significant noise between 10PM and 9AM. If noise is deemed to be excessive, we reserve the right to ask you to leave and you will not be refunded.
• NOT to cause an annoyance or become a nuisance to occupants of adjoining premises.
• NOT to smoke inside the property. Smoking is allowed OUTSIDE the property, provided all doors and windows are closed. If we suspect you have been smoking in the property, you will be charged £300 (i.e., your security deposit will not be returned).
• Please read any safety notices and advice upon arrival to the property, in particular, parking information and fire safety details.
• NOT to re-let or sublet the property to any other group/party.
• Only use the property strictly for residential purposes.
• NOT to make use of the phone or fax line connected to the property.
• NOT to light any fires or candles in the property.
• NOT to permit any visitors to enter the property, where authorisation has not been requested in advance.
• Please leave the house in a clean and tidy condition, including running the dishwasher (if the house has one), putting rubbish in outside bins and tidying away anything you have used.

Great location, Indian up the road is fantastic, the garden area is fabulous! Quiet and so full of lovely trees.
Clean place, thank you for the tea,coffee and milk in the fridge.

Easy check in and checkout. Wonderful property with a customer service team that will answer you at 2am when the shower handle breaks! There was someone there at 9am to fix it and to make sure our trip went smooth! Lots of space to stretch out and a great location for cruising around the Cotswolds area!

The cottage was great for our family holiday. The open planned kitchen and lounge was excellent. The Indian Restaurant and the Bakery, were good. We enjoyed visiting the surrounding area. The cottage offered on road parking, which was not always easy with 8 month old, baby, with traffic. The double mattresses were too soft, bowed in the middle of the bed. We would recommend this cottage.

We had a wonderful family weekend in this house, it was lovely and clean. The hosts were very helpful, we couldn't ask for any thing better, my granddaughters would love to come back. The village of Kineton was surprisingly well provided for with a shop, eateries and walks.

This is a superb property which we would use when we go back down the Cotswolds again.
There was a nice touch of a hamper waiting for us upon arrival.

Lovely short stay
We were traveling in England and our plans changed at the last minute. We found this lovely property on short notice, and we wished we could have stayed longer. The house is on a quiet street with a back yard perfect for socializing (if we'd had time!). The hosts were easy to contact and welcoming, providing links to area restaurants etc. The beds were comfortable. The only issue we had was that we couldn't figure out the air conditioning for the upper bedroom, which was somewhat warm. Next time, longer!
