You understand and agree to fill out a form slash agreement given to you by a host. Refunds are awarded in accordance with our cancellation policy. If police are called to the property, The rental is terminated effective immediately without any refunds.
4. OCCUPANCY There can NOT be more than the documented persons associated with your booking in or on property at any given time. Parties are not allowed. Quiet hours begin at 10:00 PM and end at 7:00 AM. Guests in violation of these policies may be subject to removal without a refund and a $250 - $500 penalty. This includes vehicular noise, such as revving, honking, or swerving.
5. SELF CHECK IN waiver. This is a self-check in property, you clarify that you are willing and unable to follow the instructions provided by the hosts and Airbnb’s throughout the house manual check in guide. After submitting ID verification for yourself as well as your guest, you will receive your check in guide prior to your arrival. Guess agree not to contact your Airbnb’s holds before reading your house will manual. You will be required to download an app for the door access, your correct contact phone number must be on file. We are available to assist from 9:00 AM to 11:00 PM EST. You must confirm that you have completed all steps and understand how to access our home prior to the time if you will be arriving outside our check-in hours.
6. FEES Guest in violation of the housefuls are subject to the following fees:
A. Smoking fee: This is a non-smoking community. Smoking is NOT allowed inside or anywhere on the property. Guest in violation with this policy will be subject to a penalty of up to $500 per day and/ or immediate removal from the property without a refund. Tobacco (vapes, cigarettes, hookah) and/or any illegal substances a strictly prohibited. If the gas is found in violation and on the rental term the lease is terminated effective immediately without any refund. Tenant(s) shall not bring any dangerous or flammable items (including fireworks comma and incense and/or candles) that might increase the danger of fire or damage on the property.
B. Late check out fee. Check out is at 10AM. Guest they do not arrange for late checkout and have not checked out by 10:15AM will be subject to a fee up to $100. Any guest that departs 2 hours after standard checkout time is required to pay the standard weekend-based rate however the guest will still be required to leave the property.
7. TOWED/ BOOTED. Parking is first come, first serve, and free in selected communities. Guests agree to read and follow the check in instructions provide to them. If a guest does not follow the parking instructions and is ticketed or told, we will not assume responsibility for their fees.
8. Liability GMLS nor the property owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The owner is not responsible for the loss of any belongings or valuables. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. To the fullest extent permitted by the law or statute, GMLS, and their respective officers, directors, partners, affiliates, employees, agents, servants, successor’s and assigns,( collectively, the “indemnified Parties”), from and against all liability, loss, cost, expense ,penalties, demands, suits ,actions, damages, legal fees and disbursements, cause of action and claims of any nature for injuries or damages to any person or property arising in connection with all acts or omissions of GMLS and/ or its employee(s), agent(s), or occupant(s), regardless of whether such injuries ,claims, damages, losses or expenses are caused in part by the Indemnified Parties(except if resulting from the sole negligence of the Indemnified Parties),and regardless of whether such injuries, claims, damages, losses or expenses are causes to the home, residents or occupants of other homes, property, or to common areas of the neighborhood. 9. RESPECT, please remember that this is NOT a hotel, this is a residential community. Guest will respect the residents that live in the building and WILL NOT disturb our neighbors. Furniture and household items should be handled with care. Guest will not remove any items from the home. Guest agrees to inform the host of damages and/or maintenance issues as soon as possible. Guest WILL NOT flush anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the plumbing system, you could be charged for damages. Guests agree to leave the property clean and tidy.
10. COMMUNITY/LEASING OFFICE. Guests will follow ALL community guidelines inside of the home or posted anywhere on the property. Guest DO NOT have access to the leasing office and WILL NOT request assistance from the leasing office staff unless otherwise notified. If you need assistance, please contact GMLS staff member via phone through the booking platform. Our expectations are that amenities are available to our guest from 10AM -7PM however things can change. Amenities are not available during the archaic weather conditions. Please be advised that the community that the community reserves the right to restrict the amenities at any time without providing advanced notice. Lockout(s) after 11 pm there will be a $150 lockout service fee, if an GMLS rep is available.
11. Packages or Mail may NOT be shipped to the apartment at any time.
12. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you a prior notice.) The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sublease the property or otherwise allowing anyone or more people to stay above the maximum permitted on the reservation or if not previously agreed.

my family is here from CA - our son is in ICU-Car accident. I explained to Ms.Gia that my family was having issue trying to get in - They found the building. but I had email her 2xs for door # while i was up in ICU during a very heartbreaking time. In this situation, I would have hoped the owner be somewhat more considerate of this situation and make all needed info more accessible. No wifi info was available- Again, I had to email for this info. She advertises this place sleeps 8 people (??!) which actually means 4 people sleep on air mattresses!!! It should say that in description that the additional beds are air mattresses!! If i had known that- I would NOT have rented this place. We reserved this place for one week - left within 24 hours. I still have not heard back. We left our IPad at this place and Gia has not responded back to my request to come pick it up!! The kitchen has 3 forks & 4 knives. We had go and purchase additional utensils. For additional bedding for air mattress- one small throw size blanket (good for a child ) one normal size thin blanket.
This place has a bathtub as “decoration” in living room/kitchen area and hot pink walls with spray painted hearts everywhere.
My biggest disappointment was communicating with Gia and her insensitivity and keeping my son’s IPAD !!
We still have not been refunded for the additional days that we did not stay here.
VRBO needs get this situation resolved !! The pictures do not show the entire place. There is no kitchen table - three people can sit at counter
the rest of family sit in metal chairs and or sofa to eat.
This place is fine for 4 adults - two
people sharing a bed. Bring your own utensils.

i cannot emphasize enough, how much i love this space! every decorative detail was very well thought out. fully stocked kitchen... there were even eating utensils for my toddler. a lively, fun space with something for every age group in my family. plenty of photo ops as well. the surrounding neighborhood may be a little off putting at first but if you know baltimore, you understand how neighborhoods are being built up block by block. location is on a quiet block with a pretty good amount of street parking. close to everything: specifically downtown. give this place a chance. you won’t be disappointed!

We came to Baltimore for a college visit. The home was very convenient, clean, and inviting.

My friends and I enjoyed our stay, we really love how spacious the rooms are and the common area (we are a group of 6). What you see in the picture is exactly the same in person. They have extra 2 queen air mattresses, but hopefully, they have a few extra blankets; luckily one of my friends brought his own blanket.
It is off-street parking, which is okay cause the whole time we were able to find a parking spot. We would definitely stay here again!

Location and getting transportation wear a real challenge
The property was exactly as pictured. This was my 1st time with vrbo BUT if an amenity is not available until further notice. In this case it was the outdoor pool

We arrived at this listing and found ourselves in a very scary neighborhood. We opened our car door to the aroma of marijuana. People hanging out in the streets and we did not feel safe at all.
Once I was given the latch code for keyless entry. I proceeded upstairs.
The pictures online looked wonderful, but much to my dismay once I opened the door what I saw was not how it had been portrayed online at all. It looked old, dark and used.
We found that the prior tenants were still there. Their belongings were everywhere.
This created a situation for me being 3 hours away from home.
I wondered what would have happened if the folks were actually there and we had walked in on them. Also if the apartment was being cleaned between tenants they would have known the guests had never checked out. Check out was supposed to be by 10am and this was 4pm. The host once notified cancelled by reservation and did refund my money but again this left me to find a place to stay 3 hours away from home. We had chosen this apartment because it was able to accommodate our group size. So we found ourselves crammed into a hotel room for the next two days. Would not recommend this property unless you like putting your life at risk.

Highly recommend for families who want a quiet stay close to Inner Harbor area with all of the amenities of a home. Easy walk to Poe burial site, Babe Ruth birthplace, Camden Yards and Inner Harbor. Washer and dryer inside unit. Secured building. Street parking in front and side.

Great Condo...
The communication with the owner was fantastic. The use of the LATCH app is a bit tricky. Not very user-friendly (I am tech challenged). The condo is very eclectic and fun. Extremely clean and well-provided with fully stocked kitchen supplies, towels, and the like. It would have been nice to include the parking in the price. However, I was able to find parking on the side street of the building. I could look out the window and monitor my car. NOTE: the neighborhood is a little dicey even though it is close to UMD-Baltimore Hospital. I would stay here again.

Stunning unit, minutes away from downtown....I loved the location of the building. Security officer present, clean building and the neighbors are amicable! I was lucky to had found parking directly in front of the building. (City parking)...The Host seemed short (probably was busy), had a hard time finding the wifi password. Overall I highly recommend this property, especially for those coming to visit Baltimore. Everything was spotless and the decor was very pretty! You won't be disappointed, especially with the pricing and location!
