…and tranquility on a busy August weekend

This is our third stay at Ed's studio on Plum Island. It is charming and very comfortable, shor walking distance to beach and restaurants, general store with ice cream "parlor". The bed is very comfortable, the garden is private, quite and visited daily be birds and neighborhood "wild" turkeys. Ed is a great host; easy to contact and responsive. We hope for another stay next year.

This understated property is in a quiet, very private spot with an outdoor seating area, large parking spot and beach access just a short walk away. This is not fancy, it is rustic and quaint, but has perfect amenities and plenty of storage/space inside. The kitchen was well-appointed with freezer and refrigeration, stove, microwave, coffee maker and full sink. Everything you need is there - pots and pans, dishes, silverware, dish soap, towels and even aluminum foil and plastic wrap for leftovers!
The bed was exceptionally comfortable and the bathroom was fine with extra towels, a full tub and shower. Laundry was available if you need it.
It had reliable, free Wi-Fi which allowed me to work from the room - and also allowed me to watch streaming movies and television from my computer. There isn't a television in the room, but there is a cable hookup in the room.
If you're looking for fancy and flashy, this is not the place - but this is better - it has a library of classic books, local artwork, photographs and a homey feel. Really, it felt more like being in a really nice cabin in the woods!
I recommend this location and can assure you that Ed was a gracious and kind host.

This was a perfect beach getaway for our long weekend. We were looking for a place within walking distance to the beach. It is basically an efficiency apartment, not fancy but well furnished, comfortable and quiet. Ed is a great host and we will be back!

Great location just minutes from the beach and The Sunset Club. A short drive into Newburyport center to the restaurants and shops, harbo and whale watch tours. Highly recommended !

Very nice to be so close to the beach and enjoy the national park. Might suggest a newer AC unit as it would likely save on electric and cool more efficiently. Host was very polite and quiet and a nice neighborhood.

Our second stay in Ed’s apartment. Perfect location, nice outdoor space, visited every afternoon by a family of turkeys! Everything we needed was provided, very comfortable bed! Walk to the beach. What more could you ask for!

It was a beautiful little spot, tucked away in the trees and nature, with a short walk to the beach. Relaxing, peaceful and quiet. My wife and I enjoyed it very much.

The location of this cottage is excellent! But there were some dust bunnies and we would have appreciated a little more cleanliness. The Wi-Fi password did not work and when I reached out to the owner he never responded. That was a bit of a disappointment but not the end of the world.

This property sits back in a grove of trees and flowering plants but within 5 minutes walk to the beach. Enjoy breakfast or a late afternoon cocktail at the outdoor table shaded by said grove. Simply but satisfactorily appointed, the accommodations are great for a weekend getaway or a week at the beach. Newburyport and it’s many attractions and restaurants is a short 10 minute drive back from this property

Perfect setting and location for our visit. Around the corner from the beach and a two minute drive to Parker River WMA.

This is a great spot, closely located by the beach, pet friendly, and the perfect amount of space. The small kitchen was enough to prepare meals for my wife and I and. There is a great selection of old books and photos.
Ed provided great recommendations in the area to visit as well. If you're coming to Plum Island, you don't want to miss this spot!

We were there for two nights with our two dogs. The property is nice and in a very quiet neighborhood. It was a great relaxing stay.

Two things I loved about this stay. Number one Ed is a very accommodating and responsive host. He was happy to make any changes possible to make my stay nicer. I couldn't ask for a nicer, kinder host.
Second the property is tucked away and somewhat isolated which is saying a lot on Plum Island which is a highly populated little bit of land. It was a true getaway! I can highly recommend this place to anyone.

This was a perfect, no-frills base for a couple of days on the beach and away from the city.

Not up tp VRBO standard: no TV!!
Poorly equiped kitchen with the smallest, inadequate refrigerator I’ve ever seen
No clothes line or place to hang wet towels and bathing suits
Deferred maintenance inside and outside.
But a private, quiet location very conveniently located.

Ed's studio is very charming and comfortable. We loved our stay there so much last year that we booked it again this year. It's a quick walk to "town" and the beach; has a lovely outside garden with table and chairs. We highly recommend this rental. Priscilla and John

Pros: Nice location, quiet, tastefully furnished and decorated.
Cons: Funky smell, leaky toilet, greasy dishes.

We enjoyed our stay at Ed’s place. Although it’s a studio apartment it was perfect for us with just enough space to relax. The closest beach was perfect and just over a five minute walk. Will definitely be booking again next summer! Thanks Ed

This is a great place to come relax and enjoy Plum Island. It is thoughtfully furnished with what you need, and has a very relaxing private outdoor seating area.
It is a very easy walk to the beach (about 2 blocks).
I highly recommend as a great option to relax on Plum Island on a budget.

Perfect and charming in every way. We thoroughly enjoyed our first visit to Plum Island and the home was fantastically located!

This was a convenient location...short walk to beach, food shacks, and small market. The studio apt was clean and had most essentials (sm frig, stove, coffee maker). A microwave would have been nice but not a deal breaker. There's no TV but we knew that ahead so we brought a laptop to stream TV at night (the Wi-Fi worked fine). The public beach was just down the road so we didn't have to worry about paying to park. Downtown Newburyport was a short drive away so we had a couple of really good dinners (Grog and Tuscany Sea Grille). I would definitely stay here again.

Ed's place is a perfect spot to enjoy Plum Island - close to town, to the beach and to the Reserve. It's cozy and charming. We very much enjoyed our time there and hope to return soon.

enjoyed the stay
This little spot was very private and suited our needs just fine. We were able to eat out and then eat in, so we had little trouble with food, the fridge, though small was sufficient to hold just enough, that really helped when packing up for the return. All in all, the trip was enjoyable and the weather was Wonderfull too.

Beach girl
A wonderfully charming little get away just two blocks from the beach. It isn’t a luxury accommodation; however, it is quaint and most peaceful. Host provides all basics needed and you have a lot of privacy. Great place to disconnect from the world for a bit. There is no television which was wonderful for me.

Rustic
The host was phenomenal. Very accommodating. We had to leave early and Ed offered a refund for the days we weren’t there. It was much appreciated.
The place is rustic and quiet. It’s a great place to get away from the world.
The bathroom could have been cleaner.

easy walk to the beach
the location was great- an easy walk to the beach! and having dogs allowed is so appreciated! although the owner lives right upstairs we felt that we had the place to ourselves. definitely a good choice if you are looking for a basic, quiet place, close to the beach. thank you!

Ideal location
We loved the location, close to everything but private and quiet. It is a nice size for two adults and had everything we needed. Ed was very helpful and accommodating. Our only issue, as others have said, was the cleanliness. It just needs a thorough cleaning of edges, appliances, etc. That wasn’t a deal breaker for us, but I’m sure it would be for some.

Quirky, Charming, Lovely garden
The property is quirky, charming and has a really lovely garden. Perfect location. The only problem was that it was really filthy. Ed, maybe hire someone to come in after each occupant and spend an hour cleaning. It's a shame for such a lovely place that has so much going for it to be ruined by so much dirt.

Rustic Charm!
This little gem is tucked away in Plum Island. It’s perfect for the solo traveler or couple… walking distance to the restaurants and shops, as well as the beach. Traveling with our dog doesn’t leave many pet friendly accommodations, so we were happy to find this listing. Ed, the host is great, and his cats left our dog alone, lol.

Disappointed
Nice location, short walk to beach. Needs a better cleaning, stained tablecloth, dirty armchair, corners of the room, particularly bathroom needed scrubbing., etc. Enjoyed the area, polite owner but definitely not worth the fee

Great location
Great location just steps from the beach. Rustic, but pretty much exactly as portrayed in the pics. Ed was communicative and accommodating when it came to arriving early and information about the place
