About this house rental
Peak Rate – May 15th – September 15th $750
Non-peak March 1st - May 14th $550
Winter Rate September 16th – February 28th $550
All major holidays, spring break will be charged at peak rate.
April 2024 Eclipse may be charged up to three times the peak rate.
Boondocks is conveniently located in the Mountain Valley Subdivision and is within walking distance to the House Pasture Restaurant and Texas Music venue. Frio Valley Ranch golf course is a short distance from the home. The 2-story home has 4 bedrooms + 4 baths and sleeps 24 in beds. The open floor plan for the kitchen/dining/living area opens up to the covered patio. The dining table seats 16 people so almost everyone can sit for one of those wonderful Frio vacation meals! The washer/dryer are located off the kitchen area. The 2nd refrigerator and picnic table/additional seating are located on the covered patio. There is a hammock under the shady trees so you can kick your feet up and enjoy a power nap out there. Upstairs there is a spacious loft located between the two bedrooms. A giant checker table, flat screen, and DVD player create an additional entertainment area inside the house. The doors in the loft area open up to a large covered balcony. Each bedroom has a ceiling fan, closet, and bathroom. Boondocks sits on two lots with the native oaks creating some backyard shade. The full size outdoor volleyball, tetherball, and horseshoes are there for your use. Enjoy the cool waters of your spacious pool during those hot summer evenings! Of course your home wouldn’t be complete without a BBQ pit and fire pit!
To help keep the cost of your rental down, we do offer our guest the option to bring their own Linens and Towels. We do offer the option to rent them at an extra cost. If wanting to rent linens and towels for your stay, please allow us 4 weeks prior to arrival notice. Make note that we do have a limited supply and cannot guarantee we will have lines and towels readily available.

SOAP: Dishwashing, laundry and hygiene products
BBQ: There are BBQ cooking utensils, but remember to bring charcoal/lighter/matches.

The pictures online definitely need to be updated. House needs a good deep clean. Not just what the renters do. The pool lights didn’t work for us in the evening. The trash binds were left a mess from the previous stay had to clean up so I wasn’t charged a fee. Got called 3 days after we checked out that our truck was parked behind the pool and we would be charged for violating the rules of not parking on the grass they had pictures and it wasn’t even us. A bit on the stereotype. Was disappointed in the stay.

Outside walk way under balcony very slippery when walking on it fell twice. Bed upstairs has a broken mattress. Would recommend if those things are taken care of.

The house was convenient location just walking distance to House Pasture music venue. Home was clean and beds were comfortable. Daily trash pickup is very handy. Extra fridge on porch is brilliant. We very much enjoyed pool and patio with limited flowing water at Frio. Great getaway for friends and family!
