This beautiful 3 bedroom, 2.5 bath home, 'Lady Luxe' is located in a quiet neighborhood just minutes to tons of eateries and shopping! 0.7 miles to Apple Inc's new North West campus! 13 minutes to the domain and about 20 minutes to downtown. It is the perfect location to enjoy some peace and quiet while still being close to everything. The home has been professionally decorated with comfort and quality in mind- plush linens, comfy beds, great outdoor spaces, and a fully-equipped kitchen.
On the main floor, you'll find the kitchen with items like a KitchenAid mixer, Keurig, coffee maker, blender, crockpot, baking dishes, and the list goes on! The family room has a gas fireplace, Smart TV, and another sitting room off of the kitchen with access to the backyard and its own TV. The dining area comfortably sits 8 to gather around and play one of the provided games or enjoy a nice meal together. There is outdoor seating and a beautifully landscaped yard to enjoy- make some sweet tea and enjoy those beautiful Texas nights! There is also a washer and dryer and a half bath.
On the 2nd floor, there are 3 bedrooms- the master bedroom offers a king-sized bed, smart TV, an ensuite bathroom with double vanity, and plenty of closet space. The other 2 bedrooms both have comfortable queen-sized beds, closets, and share a hall bathroom, but have ample space and very comfortable beds! No detail has been spared! We supply shampoo, conditioner, body soap, hairdryers, plush towels, soft linens, and more!

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

Very well remodeled, great taste. Extremely clean with open spaces. Lots of closet space. Kitchen complete with all that is needed, granite countertop, island and more. Bathrooms are spotless, again, with all thats needed and more. This is a consensus among all that stayed in the house. Great location, outside the traffic, all places within 25 min max from the house, gas station, groceries and restaurants within walikg distance. Overal, the best experience we've had with any previous rentals. A true lesson in hospitality!

Our time at the Lady Luxe was very enjoyable. From the furnishings, the outdoor patio, and the cleanliness, it was so comfortable and peaceful. Great communication and easy check in and check out. Would definitely recommend!

We stayed here due to online reviews about cleanliness, the location and a backyard for our small dog. It was perfect. We usually stay in a suite at the Four Seasons in Austin but due to our current needs we chose a house. This was our first time to use Vrbo. We would stay here again.

This was convenient for our stay to visit family. Overall, it was a nice place. I think you need to go around and change lightbulbs out.. There were a few not working. I would have your cleaning staff clean the cabinet in the kitchen where one trash can is stored. There was old bits of crumbs/trash that had missed the bin at some point, otherwise it was just fine.

We loved our stay at this home. It is in immaculate condition and decorated beautifully. The house fit our family of 4 and our dog easily with room to spare. The house is well stocked and equipped for all of your needs. The backyard is lovely and large. Our dog and kids loved playing back there. The location can’t be beat. It is close to downtown, tech companies and the domain. The property management company is extremely helpful and friendly. They respond quickly to all questions and are definitely there to help. We come back to Austin a lot for work and will definitely stay here again.

This VRBO's objective was to be staged for pictures. I found the living room to be uncomfortable and dark even during the day with the blinds open. The sofa was really the only comfortable seating in the room. The area next to kitchen which was designed to be a breakfast area was set up with two chairs to watch television and the dining room adjacent to the living room was dark and uninviting. None of the bedrooms had dressers to put clothes in, so if it couldn't be hung up, it stayed in the suitcase. If you're there for any length of time, (I was there two weeks) that's frustrating. And their pet fee, which is not disclosed until after you book, which is was almost 20% more than the cleaning fee - which was an additional charge, and combined is almost equal to the fee for one night. When I inquired about this the explanation was a special cleaning process to remove dander had to be done (even though there is very little carpet in the house.) So I expected a very clean home which it was not. The location was good; very near grocery, gas, restaurants and major thoroughfares.

Beautiful 3 bedroom home with updated options HOWEVER it must be said that while the Master bedroom is huge and has a TV, the bathroom DOES NOT have a door of its own. The other two bedrooms, while beautiful and comfortable do not have TVs. The other TVs are downstairs in family rooms. The backyard is fenced and beautiful filled with mother nature and her tiny creatures. My family was pleased and while we would recommend those upgrades we would book with this host AGAIN, NO QUESTION. They stayed in touch, even after hours! Perfect HOSTS!

Brilliant Accommodations
We all enjoyed our comfortable stay at Lady Luxe. Size was more than perfect for 3 adults and 1 4yr old. We were pleasantly surprised at the thoughtfullness of items within the house: flexible coffee maker, bedtime story book, variety of kitchen tools, a ton of towels. The back yard was beautiful as was the decor. Bonus for a great background for a couple of online meetings. The sparkle-longhorn skull was a hit with my coworkers!

We enjoyed our stay at this property for the Christmas holiday. A couple of things to note....the beds are super firm and the living room furniture is not very comfortable for four plus people. Would have been nice to have another sofa or love seat to accommodate three bedrooms worth of guests comfortably. Also, hot water heater cannot handle more than two showers so we recommend you stagger them! Once we learned that it wasn't a big deal. Christmas 2021 in Austin!
We enjoyed our stay at this property for the Christmas holiday. A couple of things to note....the beds are super firm and the living room furniture is not very comfortable for four plus people. Would have been nice to have another sofa or love seat to accommodate three bedrooms worth of guests comfortably. Also, hot water heater cannot handle more than two showers so we recommend you stagger them! Once we learned that it wasn't a big deal. Excellent location, easy access to Parmer and 183, convenience of H‑E‑B across from neighborhood. Great backyard. A few details need sorting throughout the house, but would def recommend and would stay again.
