Lake Berkley Resort offers a fantastic Orlando experience. Your private townhome overlooks a green space with BBQ grills, picnic tables, and a swimming pool. Just 15 minutes from Disney World, the resort boasts sports courts, a scenic lake with a white sand beach, a fishing dock, two pools, a Tiki bar, and a splash pad. With so many amenities, you may be torn between relaxing at your vacation home and exploring Orlando.
Please note that no pets are allowed per community rules.

Upon arrival, community security will request your reservation information and ID to issue a vehicle pass. Once you have the pass, drive to the property address. To access the home, gently tap the digital lock screen to activate it, then enter your unique code.

Codes for the fitness center and clubhouse will be given to you by the security at the gate.

Orlando Fun Rentals provides each property with a convenient starter kit to ensure a smooth beginning to your stay. The starter kit includes:

**Bathroom:**
- One (1) roll of toilet paper
- One (1) hand soap
- One (1) shampoo
- One (1) conditioner per bathroom

**Kitchen:**
- One (1) sponge
- One (1) dishwasher soap
- One (1) roll of paper towels
- One (1) 13-gallon garbage bag

**Laundry:**
- One (1) laundry detergent

Additional supplies or replenishments beyond the starter kit will be the responsibility of the guest.

We also provide linens and towels. However, guests are responsible for washing them during their stay, as we do not offer replacement linens or towels for longer stays.
VACATION RENTAL TERMS AND CONDITIONS

Please ensure you read and fully understand the house rules before checking in. If anything is unclear, please contact us to avoid any misunderstandings.

RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. The person placing the reservation agrees to abide by the terms and conditions of this agreement and ensures all other occupants abide by these terms. Orlando Fun Rentals LLC only rents to responsible adults over the age of 21.

LIABILITY: Each unit is privately owned. By accepting this reservation, guests assume all risk/harm from using the premises. Orlando Fun Rentals LLC is not liable for any accidents, injuries, illnesses, or loss of personal belongings or valuables that may occur while on the premises.

AVAILABILITY: In the unlikely event that your booked property becomes unavailable due to circumstances beyond our control, we will make every attempt to move your reservation to another similar or upgraded property at the same resort, or at another of our resorts should no property at the same resort be available. In the case of an upgrade, no additional fees will apply.

PARKING: Vehicles are to be parked in designated parking areas only. Any illegally parked vehicles are subject to towing at the owner’s expense. RV campers, trailers, and tents are not allowed on the premises.

NON-SMOKING POLICY: Smoking is not permitted inside any of our properties. We will charge a US$500 ionization fee if smoking in the property is detected.

AIR CONDITIONING / HEATING: All properties have central A/C and heating. Guests agree that A/C shall not be set below 70 degrees Fahrenheit, heating shall not be set above 80, and the fan setting shall be set to "Auto". All doors and windows must be closed when either heat or air conditioning is in operation. If the thermostat is set lower than 70 degrees, it may cause the A/C unit to condensate or shut down. Guests will be responsible for any repairs required because of extreme temperature settings.

MAINTENANCE: All guests are required to maintain the upkeep of the property and all furnishings. Do not move any furniture. The property should be kept in the same condition as initially received. Guests are asked to inspect the property upon arrival and immediately report any noticeable damage/malfunctions to the property manager. DO NOT FLUSH anything other than toilet paper. Guests will be charged if any flushed products clog the septic system.

SECURITY: Guests must look after their property’s security by locking doors, windows, garage doors, etc.

LOST ITEMS: Management takes no responsibility for lost, stolen, or abandoned items. Please report any missing items and if found, we will gladly return them for the cost of shipping.

HOUSEKEEPING: Daily housekeeping service is not included in the daily rental rate but may be requested for an additional fee. We do not provide extra bedding sheets or towels. We do not permit towels or linens to be taken from the units. We may assess a linen fee for excessive makeup or stains. The amount charged will depend on the extent of the damage and/or loss.

TRASH DISPOSAL: All garbage must be stowed in the proper garbage receptacle. At Resorts that offer daily trash collection, the collection begins after 11 am, 7 days a week, excluding holidays. Please bag and tie all waste. Loose items are a safety hazard and will not be collected. Do not include needles or other sharp objects. Please break down all cardboard boxes.

SUPPLIES Orlando Fun Rentals LLC provides each property with a small starter kit, which includes: 1 hand soap/shampoo/conditioner/roll of toilet paper per bathroom; 1 sponge/dishwasher detergent/paper towel roll in the kitchen; 1 laundry detergent. Should supplied items run out, it is the responsibility of guests to get additional supplies.

PETS: ARE NOT ALLOWED

OCCUPANCY: In accordance with Florida law, guests may not exceed the maximum occupancy rate listed for each property (including infants and children). Orlando Fun Rentals LLC reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation. In the case of non-compliance, guests automatically forfeit all payments, rendering the rental agreement null and void.

COMMON AREAS RESTRICTIONS: All recreational and common areas including the gym, community pool, sports courts, and playgrounds are for the use of registered guests only.

UNLAWFUL ACTIVITIES: Use of illegal drugs or creating disturbances to neighbors is prohibited. In the case of such an occurrence, the authorities will be immediately contacted, with guests automatically forfeiting all payments, rendering the rental agreement null and void.

COMMUNITY POOL HOURS: Resort pools are normally open from dawn to dusk daily. Hours are subject to change so be sure to check at the clubhouse before making any plans for the day. Swimming at night or in inclement weather is prohibited.

POOL/SPA SAFETY: Use of resort and/or private residence pool(s)/spa is at each guest’s discretion. All posted safety rules must be followed (e.g., no running, adult supervision required for children, etc.) It is prohibited to eat, drink or chew gum in the pool(s)/spa(s). Glassware in pool areas is prohibited. Whenever applicable, guests must keep pool gates locked and always secured.

POOL/SPA HEATER (where available): The heating of the private residence pool/spa is not included in rental rates. Please contact our staff and arrange for pool/spa heating prior to arrival. Guests agree not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not exceed 85 degrees.

BBQ Grill (where available): A setup and cleaning fee of US$65 + tax will apply per stay.

HOT TUB (where available): Adult supervision is required for children under the age of 13. Use of hot tub is at guests own risk.

RIGHT TO ENTER: If necessary, the owner, agent, or their designated vendors may enter the property to inspect or make essential or requested repairs. The owner or manager will contact guests before entering the property except in the case of an emergency.

I would have loved to write a great review about this property but unfortunately I’m not able to. For the amount of money we spent this place is well below standard. My son couldn’t sleep in one bedroom due to the ant problem. One full bath was also unusable and required maintenance that wasn’t fixed until a day before we left. Dryer squeals like the belt is about to break so don’t plan on doing laundry late since it’s quite noisy. Then we had to throw out all the food on the counter once we saw roaches crawling around on it. Now I wasn’t expecting a five star place for my family vacation but when you finally get the chance to relax the expectation is to at least have it bug free and to utilize all you’ve paid for. None of which was the case in this unit. Very disappointed!
